Book excerpt: San Lorenzo has been a desirable place to live since 1847, when squatters built their cabins on the north side of San Lorenzo Creek, then part of two Mexican ranchos. When landowners could not evict their unwanted guests, the settlement known as Squatterville grew into a town at Four Corners, now the intersection of Hesperian and Lewelling Boulevards. Named San Lorenzo in 1854, over the next 90 years it developed into a close-knit rural community. The great shipyard boom during World War II brought many new families to one of the first self-contained communities of tract homes in the nation, initially developed by David D. Bohannon. This tract, San Lorenzo Village, helped swell the population of this unincorporated area, striving to hold its own between the urban encroachment of San Leandro and Hayward.

Book excerpt: The Gold Rush drew the Portuguese from the Azores, sweeping them across the Atlantic Ocean and around South America's Cape Horn to the California shore. When gold failed to pan out, many Portuguese moved to the hamlet of San Leandro on the San Francisco Bay where land was reasonable and the ground fertile. Gradually the post-Gold Rush settlers joined with former Portuguese shore whalers to farm the fields of San Leandro. San Leandro became a principal landing place for newly arrived Portuguese immigrants putting down roots on small farms. A steady stream of relatives from the Azores and Hawaii poured into San Leandro's fertile foothills, and by 1911 the Portuguese comprised over two-thirds of the city's population. The early days were rough--Portuguese immigrants banded together in fraternal societies to overcome a lack of resources and to help one another navigate a strange world whose language they did not speak. Today the Portuguese Immigrant monument in Root Park's plaza commemorates the journey of Portuguese settlers who left everything behind to start a new life in the new world.

Conversions of the housing stock have regained prominence as a source of supply. This book introduces the accessory apartment and assesses its potential as an emerging resource for meeting local and national housing needs. Although accessory apartments help meet some of the nation's housing needs, they are not entirely without problems. Some of these are environmental problems, such as physical alterations that are out of character with the design and appearance of surrounding structures, while other problems are cultural and ideological. The accessory apartment in a single-family house deviates from the image of housing, family, and neighborhood that prevails in American culture. It symbolizes a change in the way the single-family house is used and the kinds of people who live in it. These changes clash with the traditional meanings attached to the categories of residential zoning. Martin Gellen evaluates and answers the following questions throughout the text: How do we live with accessory apartments? Control their number? Ensure their soundness?--and maintain neighborhood standards? He focuses on the physical planning problems of conversions and examines the zoning issues they raise. This includes a realistic appraisal of the purposes of density and occupancy controls in exclusive single-family districts. The author provides new methods for regulation of density and occupancy which permit more flexible use of single-family housing to meet the housing needs of a more diverse population. Whether in an aging suburb or new tract, the accessory apartment is a current challenge. This book provides a clear headed approach toward a popular trend in the ever changing housing industry.
