Book Incentive Zoning

Download or read book Incentive Zoning written by Marya Morris and published by . This book was released on 2000 with total page 74 pages. Available in PDF, EPUB and Kindle. Book excerpt: Incentive zoning has received renewed attention as communities implement smart growth principles into planning and development processes. Incentive zoning allows a developer to build a larger, higher-density project than would be permitted under existing zoning. In exchange, the developer provides something that is in the community's interest that would not otherwise be required (e.g., open space, plazas, arcades, etc.). The common types of community benefits or amenities for which state and local governments have devised incentive programs are urban design, human services (including affordable housing), and transit access. This report provides historical perspective, summarizes state enabling legislation, and describes the key substantive and legal issues local governments must address in crafting such regulations. Case studies from Arlington County (Virginia), Minneapolis, and Seattle demonstrate how incentives can be used to achieve smart growth objectives. The report also provides principles to guide model legislation for zoning and affordable housing incentives.

Download or read book A Decent Home written by Alan Mallach and published by Routledge. This book was released on 2020-06-29 with total page 342 pages. Available in PDF, EPUB and Kindle. Book excerpt: What is a decent home? Does it simply provide shelter from the elements? Is it affordable enough that you can buy the other necessities of life? Does it connect you to a community with adequate social and economic resources? Noted housing expert Alan Mallach turns his decades of experience to these questions in "A Decent Home". Mallach's nuanced analysis of housing issues critical to communities across the country will help planners evaluate the housing situation in their own communities and formulate specific plans to address a variety of housing problems. The book is both a practical step-by-step guide to developing affordable housing and a sophisticated introduction to housing policy. Chapters address design, site selection, project approval, financing, and the history of housing policy in the United States. Planners will find useful information about inclusionary and exclusionary zoning, affordable housing preservation, and the risks and rewards of affordable-home-ownership programs. Mallach also connects the dots among regional economic competitiveness, quality of life, community revitalization, and affordable housing.

Book Petite Op ration de Construction Intercalaire

Download or read book Petite Op ration de Construction Intercalaire written by Federation of Canadian Municipalities and published by . This book was released on 1996 with total page 44 pages. Available in PDF, EPUB and Kindle. Book excerpt: Land intensification has become a development strategy of increasing necessity for many urban municipalities. Pressure to contain municipal boundaries, rather than continuing to grow outward, has focused attention on small-scale, infill housing development as a means of providing affordable housing options and revitalizing vacant properties in established neighbourhoods. Capital Region Housing Corporation of Victoria, British Columbia received an A.C.T. grant in 1990 to develop an innovative small-scale residential concept that could be readily inserted into existing neighbourhoods. Specifically, the design would be a one- and two-bedroom, side-by-side, stacked fourplex. The size of the units, the single-lot land component, a fast-track approval process and prefabrication of components or entire units were key factors that would contribute to affordability. The project team aimed to address the following: -the development of a fourplex design concept, including variations; -new zoning requirements; -the development approval process; and -market segments and rental options. Detailed design drawings were developed and modified in consultation with the City of Victoria Planning Department. Building specifications were defined, and budgets for development and construction costs were determined. In addition, a draft zoning by-law was produced that would permit the construction of the stacked fourplex. In 1991, a realtor assessed the potential market value of the units based on a review of the proposed design. The realtor concluded that the units could sell for $79,000 to $87,000. As virtually no other housing in the Victoria area was available for less than $100,000, the project demonstrated that a fourplex design concept was indeed a viable option that could contribute to housing affordability.

Book excerpt: A new way forward for sustainable quality of life in cities of all sizes Strong Towns: A Bottom-Up Revolution to Build American Prosperity is a book of forward-thinking ideas that breaks with modern wisdom to present a new vision of urban development in the United States. Presenting the foundational ideas of the Strong Towns movement he co-founded, Charles Marohn explains why cities of all sizes continue to struggle to meet their basic needs, and reveals the new paradigm that can solve this longstanding problem. Develop in-depth knowledge of the underlying logic behind the “traditional” search for never-ending urban growth Learn practical solutions for ameliorating financial struggles through low-risk investment and a grassroots focus Gain insights and tools that can stop the vicious cycle of budget shortfalls and unexpected downturns Become a part of the Strong Towns revolution by shifting the focus away from top-down growth toward rebuilding American prosperity Strong Towns acknowledges that there is a problem with the American approach to growth and shows community leaders a new way forward.
