Book The Pricing of Lake Lots

Download or read book The Pricing of Lake Lots written by Peter F. Colwell and published by . This book was released on 2005 with total page pages. Available in PDF, EPUB and Kindle. Book excerpt: This article reveals aspects of lakefront property pricing especially with respect to lot frontage and depth. A clearer understanding of how these lot dimensions affect price should be of interest to those engaged in lake development, land use control, valuation, and marketing. A data set with eighty observations of vacant Lake Michigan residential properties sales is used. The unique geography of northwest Michigan provides an opportunity to tackle empirical issues associated with zoning when zoning is correlated with lot attributes, such as lot topography.

Available in PDF, EPUB and Kindle. Book excerpt: Pricing the Land reconstructs the complicated history of buying and selling land along the New York frontier after the American Revolution. Scott W. Anderson focuses on the prices bid for lots in central New York that had been set aside for veterans of the war (the New Military Tract) and within the Cayuga Reservation created by treaty in 1789, comprising a hundred square miles of land on both shores of the northern end of Cayuga Lake. He considers several factors that affected the value of this land: the scarcity of money in early America; the role that Alexander Hamilton's assumption policy played in encouraging debt speculation; the sale of huge tracts by New York and Massachusetts to investment syndicates; and the struggles of settlers across the New York frontier to escape debt, bondage, and poverty. Anderson, who served as an expert witness in the Cayuga Land Claim trials of 1999 to 2001 that awarded the Cayuga Nation $247.9 million in compensation and damages (a judgment overturned in 2005), developed new methodological tools for determining a better estimate of the value of this land. In Pricing the Land, he concludes that the only accurate measure of worth lay in the settlers' ability to pay their rents or debts, which was only possible once the Market Revolution reached central New York. As a result of his historical recovery, Anderson finds that the Cayuga Nation might have been entitled to twice the amount they were awarded in their lawsuit.

Download or read book The Pricing of Progress written by Eli Cook and published by Harvard University Press. This book was released on 2017-09-25 with total page 365 pages. Available in PDF, EPUB and Kindle. Book excerpt: How did Americans come to quantify their society’s progress and well-being in units of money? In today’s GDP-run world, prices are the standard measure of not only our goods and commodities but our environment, our communities, our nation, even our self-worth. The Pricing of Progress traces the long history of how and why we moderns adopted the monetizing values and valuations of capitalism as an indicator of human prosperity while losing sight of earlier social and moral metrics that did not put a price on everyday life. Eli Cook roots the rise of economic indicators in the emergence of modern capitalism and the contested history of English enclosure, Caribbean slavery, American industrialization, economic thought, and corporate power. He explores how the maximization of market production became the chief objective of American economic and social policy. We see how distinctly capitalist quantification techniques used to manage or invest in railroad corporations, textile factories, real estate holdings, or cotton plantations escaped the confines of the business world and seeped into every nook and cranny of society. As economic elites quantified the nation as a for-profit, capitalized investment, the progress of its inhabitants, free or enslaved, came to be valued according to their moneymaking abilities. Today as in the nineteenth century, political struggles rage over who gets to determine the statistical yardsticks used to gauge the “health” of our economy and nation. The Pricing of Progress helps us grasp the limits and dangers of entrusting economic indicators to measure social welfare and moral goals.

Available in PDF, EPUB and Kindle. Book excerpt: How did Chicago, a city known for commerce, come to have such a splendid public waterfront—its most treasured asset? Lakefront reveals a story of social, political, and legal conflict in which private and public rights have clashed repeatedly over time, only to produce, as a kind of miracle, a generally happy ending. Joseph D. Kearney and Thomas W. Merrill study the lakefront's evolution from the middle of the nineteenth century to the twenty-first. Their findings have significance for understanding not only Chicago's history but also the law's part in determining the future of significant urban resources such as waterfronts. The Chicago lakefront is where the American public trust doctrine, holding certain public resources off limits to private development, was born. This book describes the circumstances that gave rise to the doctrine and its fluctuating importance over time, and reveals how it was resurrected in the later twentieth century to become the primary principle for mediating clashes between public and private lakefront rights. Lakefront compares the effectiveness of the public trust idea to other property doctrines, and assesses the role of the law as compared with more institutional developments, such as the emergence of sanitary commissions and park districts, in securing the protection of the lakefront for public uses. By charting its history, Kearney and Merrill demonstrate that the lakefront's current status is in part a product of individuals and events unique to Chicago. But technological changes, and a transformation in social values in favor of recreational and preservationist uses, also have been critical. Throughout, the law, while also in a state of continual change, has played at least a supporting role.

Book Newspaper Real Estate Schemes of the 1920s

Download or read book Newspaper Real Estate Schemes of the 1920s written by Margaret B. Barker and published by McFarland. This book was released on 2021-01-14 with total page 246 pages. Available in PDF, EPUB and Kindle. Book excerpt: In the 1920s, newspapers and real estate developers colluded in a scheme to sell tiny vacation lots to subscribers. A zealous advertising campaign spawned a land-buying frenzy that sprouted dozens of waterfront summer colonies across the country. The resulting legal, social and environmental mayhem caused some of these communities to disappear or be drastically altered in character, while others managed to survive more or less intact. Drawing on newspaper accounts of the day, this book explores how the scheme eluded accusations of fraud, creating an assembly line for middle class resorts through a lucrative merger of real estate and journalism. Pell Lake, Wisconsin, serves as a case study that yields the best evidence for determining if it was all a scam. Told here for the first time, the story of this unusual alliance and the communities it created offers lessons for today's entrepreneurs, journalists, advertisers, real estate developers, environmentalists and anyone who has ever lived in a resort community.
