Book Structural Change in the Mortgage Market and the Propensity to Refinance

Download or read book Structural Change in the Mortgage Market and the Propensity to Refinance written by Paul Bennett and published by . This book was released on 1998 with total page 44 pages. Available in PDF, EPUB and Kindle. Book excerpt: "We hypothesize that the intrinsic benefit required to trigger a refinancing has become smaller due to a combination of technological, regulatory, and structural changes that have made mortgage origination more competitive and more efficient. To test this hypothesis, we estimate an empirical hazard model of loan survival for two subperiods, using a database that allows us to carefully control for homeowners' credit ratings, equity, loan size, and measurable transaction costs. Our findings strongly confirm that credit ratings and home equity have significant effects on the refinancing probability. In addition, we provide evidence that homeowners postpone refinancing in the face of increased interest rate volatility, consistent with option value theory. Finally, our results clearly support the hypothesis that structural change in the mortgage market has increased homeowners' propensity to refinance"--Abstract

Book The Secondary Mortgage Market

Download or read book The Secondary Mortgage Market written by Jess Lederman and published by Irwin Professional Publishing. This book was released on 1992 with total page 792 pages. Available in PDF, EPUB and Kindle. Book excerpt: Since the first publication of this critically acclaimed book in 1987, dramatic regulatory, economic and technical changes have rocked the secondary mortgage market. The upheaval that led to the downfall of many firms that were once household names has been well-documented, but these dramatic changes have also brought about unique, but lesser known opportunities. Failure to keep abreast of this dynamic market can mean forfeiting profit potential and painful losses, but keeping up with even one aspect of it - such as the ever-expanding menu of exotic MBS instruments - is in itself a daunting prospect! Newly revised, The Secondary Mortgage Market has been substantially updated, not only to reflect the new competitive realities and opportunities in this changing industry, but to organize the data in a practical and useful fashion. This comprehensive overview is divided into five sections, each designed to guide today's industry participants through, and beyond, the pivitol changes that have rocked this market. Sections include: . Secondary Marketing: explores strategies and tactics for minimizing risk and maximizing profits using each of the hedging tools that a secondary marketing manager must possess. Mortgage-Backed Securities: examines alternative structures and analytical techniques to enhance today's state-of-the-art designs in mortgage-backed securities. The Mortgage Banking Industry: deals with issues arising from a changing industry, including niche lending and the market for mortgage loan servicing rights. Thrift and Commercial Banking Industries: explores new strategies and products to increase market share and cope with a deregulated economic climate. Management and Analysis ofCredit Risk: discusses innovations to revive the mortgage insurance industry as well as new forms of credit enhancement. The chapters covered within these five critical areas feature detailed and critical analyses by preeminent authorities in their respective fields of expertise. This distinguished panel of experts assembled by Editor Jess Lederman makes The Secondary Mortgage Market the definitive guide to surviving and thriving in this dynamic market.

Book Mortgage Reform and the Federal Role in the Secondary Mortgage Market

Download or read book Mortgage Reform and the Federal Role in the Secondary Mortgage Market written by Alfred T. Francis and published by Nova Science Publishers. This book was released on 2012 with total page 0 pages. Available in PDF, EPUB and Kindle. Book excerpt: The federal government assumed control of the ailing Federal National Mortgage Association (Fannie Mae) and Federal Home Loan Mortgage Corporation (Freddie Mac) in 2008, two institutions that facilitate the flow of funding for home loans nationwide. The cost to taxpayers of that takeover, and the structural weaknesses that contributed to the institutions' financial problems, have prompted policymakers to consider various alternatives for the government's future role in the secondary (resale) market for residential mortgages. This book examines how Fannie Mae and Freddie Mac evolved into the institutions they are today and the rationales that are often cited for federal involvement in the secondary mortgage market and the problems that existed with Fannie Mae and Freddie Mac before the recent financial crisis.

Book Housing Finance and the Secondary Mortgage Market

Download or read book Housing Finance and the Secondary Mortgage Market written by Sally G. Mitchell and published by Nova Science Publishers. This book was released on 2015 with total page 0 pages. Available in PDF, EPUB and Kindle. Book excerpt: When making a decision about housing, a household must choose between renting and owning. Multiple factors, such as a household's financial status and expectations about the future, will influence the decision. Few that decide to purchase a home have the necessary savings or available financial resources to make the purchase on their own. Most need to take out a loan. A loan that uses real estate as collateral is typically referred to as a mortgage. This book serves as a primer that explains how the system of housing finance works. This book also examines various mechanisms that policy-makers could use to attract more private capital to the secondary mortgage market; and addresses how those mechanisms could be combined in different ways to help the market make the transition to a new structure during the coming decade.
