Book Predicting House Prices with Spatial Dependence

Download or read book Predicting House Prices with Spatial Dependence written by and published by . This book was released on 2008 with total page 23 pages. Available in PDF, EPUB and Kindle.

Book Construction and Application of Property Price Indices

Download or read book Construction and Application of Property Price Indices written by Anthony Owusu-Ansah and published by Routledge. This book was released on 2018-07-11 with total page 222 pages. Available in PDF, EPUB and Kindle. Book excerpt: The importance of house prices to households, real estate developers, banks and policy-makers cannot be overemphasised. House price changes affect consumer spending and business investment patterns, which in turn affect the wider macro economy and the entire business cycle. Measuring and understanding house prices is therefore essential to a functioning economy, but researchers continue to disagree on the best methodological approach for constructing real estate indices. This book argues the need for more accurate house price indices, outlines the various methods used to construct indices and discusses the existing house price indices around the globe. It shows how the raw data of property transactions can be prepared for the purpose of constructing indices, discusses various applications of property price indices and empirically demonstrates how the index numbers can be used to model the supply of new houses and to estimate the price elasticity of supply. Essential reading for economists, real estate professionals and researchers, and policy-makers.

Book Housing Markets and Planning Policy

Download or read book Housing Markets and Planning Policy written by Colin Jones and published by John Wiley & Sons. This book was released on 2009-10-08 with total page 224 pages. Available in PDF, EPUB and Kindle. Book excerpt: Housing systems in many countries are now more market-oriented than ever before. This is particularly true of the UK, where there is heightened interest in the ability of the market to deliver new housing, as well as considerable debate among housing academics and policy makers over the extent to which policy instruments can be used to steer market processes. This increased market orientation means a greater understanding of market economics is needed. The challenges of providing affordable housing, while simultaneously addressing the problems of low demand housing in some areas, together with the revitalisation of neighbourhoods in need of renewal, also underline the need for a better understanding of the structure and operation of housing markets at local and neighbourhood level. This timely contribution to the field addresses the main housing and planning policy challenges in the UK today. It does so by examining the structure and operation of the urban housing system and then exploring both conceptual and empirical analyses of the workings of the market. The authors then consider the lessons for policy makers, discussing the limitations of the policy framework and considering the strategies for integrating market information into the analysis undertaken in practice. Housing Markets & Planning Policy is an invaluable advanced text for students of land economy, land management, urban planning, housing and urban studies. The authors provide a uniquely detailed analysis of an important policy area that builds on a strong theoretical basis drawn from housing economics. With the challenges posed by the instability of the housing market, it will be of particular interest to academic researchers, policy-makers and housing and planning practitioners.

Book The Spatial Dimension of House Prices

Download or read book The Spatial Dimension of House Prices written by Yunlong Gong and published by . This book was released on 2017-04-12 with total page pages. Available in PDF, EPUB and Kindle. Book excerpt: This research discovers the spatial regularities of house prices across Chinese prefecture cities in an economic common area and investigates the underlying formation process. It reveals an uneven distribution of house prices across cities, with those large and/or higher-tier cities and their neighbours having significantly higher house prices. Such an uneven paern of house prices demonstrates the agglomeration spillovers in the interurban housing market. Two forms of spillovers are empirically examined. The first is the urban hierarchy distance effect, which is related to the position of a city in a hierarchical urban system. In general, the distance penalty of higher-tier urban centres is confirmed, that is, all else being equal, the further away a city is from the higher-tier city, the lower the house price. The second form of spillovers relates to a city's position in a city network system, in which no hierarchical structure is imposed. In such a situation, the spillovers arise from the interaction with neighbouring cities and it is found that a city that has larger neighbours tends to have higher house prices. These two forms of spillovers are somewhat correlated with each other because a higher-tier city is always associated with a larger urban size.

Available in PDF, EPUB and Kindle. Book excerpt: This book presents fundamental new techniques for understanding and processing geospatial data. These “spatial gems” articulate and highlight insightful ideas that often remain unstated in graduate textbooks, and which are not the focus of research papers. They teach us how to do something useful with spatial data, in the form of algorithms, code, or equations. Unlike a research paper, Spatial Gems, Volume 1 does not focus on “Look what we have done!” but rather shows “Look what YOU can do!” With contributions from researchers at the forefront of the field, this volume occupies a unique position in the literature by serving graduate students, professional researchers, professors, and computer developers in the field alike.
