Book excerpt: The completion and opening of the Hongkong-Zhuhai-Macao Bridge not only strengthened the links between different cities in the Pearl River Delta region but also greatly promoted economic exchanges between Hong Kong and Macao and the Mainland. In theory, the facilitation of traffic conditions can drive economic development around it, especially in the area of real estate, which may have a regional housing price convergence effect. Taking Zhuhai real estate industry as the research object, this paper selects 39 communities in Xiangzhou District (including Hengqin New District) as samples, based on the Hedonic model. And through the method of Equal Part Linear Regression Model to establish the functional relationship between the housing price of Zhuhai and the location factors, neighborhood factors and other influencing factors, to find out the main factors affecting Zhuhai housing prices after the opening of the Hong Kong-Zhuhai-Macao Bridge. The results show that for the Xiangzhou District of Zhuhai, the distance from the sea is an important factor affecting housing prices, showing a significant negative correlation. However,other general factors affecting house prices play a relatively small role.

Abstract: Nowadays, the mobility and globalization of firms make it possible for people to choose their favorite working cities worldwide. Thus beyond employment and income, more and more attention has been paid to the comparison of urban quality of life (UQOL). As housing cost usually consists of the largest share of household budget which is thought as a "ticket" to live in a city, housing prices surely have great impact on the relative value of income and UQOL when one makes a relocation decision. With increasing inter-urban migration in China, the inter-urban real estate development becomes popular. In order to plant right crop for right land, the inter-urban differences on the combination of housing prices, income and UQOL should be well studied. In addition, it is found that cities with high UQOL grow faster because they can attract more talents to work in (Glaeser 2001). But with more and more immigration taken place in high amenity cities, housing prices may rise up faster than workers' wages. When the advantage of UQOL is offset by the increased housing cost, it would reach a dynamic equilibrium which lets immigration terminate or slow down. Even worse, if housing prices rise higher and higher, talents would have to move out. Therefore, it is noticeable to the urban governments that the pattern of inter-urban competitiveness changes dramatically from the traditional solely economic-driven mode to the sustainable attractiveness by the bundles of housing prices, income and UQOL. This research aims at revealing the quantitative relationship among housing prices, income and UQOL which may give inspiration to city dwellers, developers and governments. Firstly following the compensation theory, a customized equilibrium model is developed to calculate the quantitative value of UQOL. Then a new classification method is proposed to Chinese cities based on their bundles of housing prices, income and UQOL. There are 3-high cities, 2-high (2-high-price&income, 2-high-price&UQOL, 2-high-income&UQOL) cities, 1-high (1-high-price, 1-high-income and 1-high-UQOL) cities and 3-low cities. This classification gives a new vision for city dwellers, developers and governments to recognize the substantive differences among cities which are helpful for decision making, strategy deployment and policy making. Rural labor is suggested to choose 1-high-income cities as early as better. College graduates are advised to enter 2-high-income&UQOL cities as soon as possible. The rich and famous group is recommended to enter 3-high cities to enjoy the most mature service. Inter-urban developers need to take different development strategies in different kinds of cities: develop products at popular locations in 3-high cities, create local good reputation with high-quality housing in cities with high housing prices and enter cities with high UQOL as quickly as possible. For urban governments, it's important to keep improving UQOL in the course of the economic development. Also, they are advised to control the excessive growth of housing prices especially in 3-high cities. Housing unit price's appreciation also moves differently in the 75 street blocks between 2005 and 2010. With solid transaction data acquired from Chengdu Housing Administration Department, two regression models, Level Model and Change Model are exercised to explore two questions: What are determinants of cross-section housing unit price difference and what are determinants of housing unit price movement in time? The findings are consistent with urban economic theory and actual practice in the market. In conjunction with physical attributes and locational features, the thesis found from the Level Model that economic and demographic characteristics, which are representations of urban economic growth, industrial restructuring and demographic transformation, are also significant determinants that have been capitalized into housing unit price at various levels. In a rapid developing city like Chengdu, the thesis found from the Change Model that instead of the change of various factors, inherent locational features and the initial price per street block play significant roles moving unit price upward in both short-term (1-year) and relatively long-term (5-year). Such finding exhibits consistent market anticipation that housing and amenity demand constantly outpace its supply in Chengdu. Additional Level Models defined by unit size reveal differentiated capitalization effects from same group of locational features. The result ties various sizes of units with corresponding housing products. Subsequently it proves that demographic structure is a significant determinant of housing price dynamics. Field trip and interview are conducted to bridge academic analysis with real market. The findings from qualitative research contribute valuable inputs to improve the models. Understanding determinants that are capitalized into price and move price appreciation is useful to household to guide wise investment. The research is also referable to developer who can make sound assessment on developable land with better understanding of its potential value. The more inclusive analysis of spatial housing price dynamics will assist policy maker to establish proper urban policy in the effort to balance urban structure between housing and jobs.

Different from many papers that focus on fundamental factors, this paper discusses the impact of cultural factors. In particular, I analyze the influence on housing prices of the gender ratio and Hukou restrictions. First, as Hukou restrictions introduce an artificial barrier to regional mobility and constraint individuals in migrating to rapidly growing urban areas, I expect they will lead to higher housing prices. Second, due to the fact that husbands have to provide housing for their prospective wives, I hypothesize that imbalances in the gender ratio will additionally fuel demand for housing and thus lead to higher housing prices. Using Chinese census data from 1993 to 2013, covering 31 provincial level divisions that China currently administers, my findings indicate that, except for fundamental factors, there is a significant and positive relationship between Hukou restrictions and housing prices, and a significant and negative relationship between the gender ratio and housing prices. These results are robust to different model specifications underlining the importance of cultural factors driving housing prices in China. To address this issue, government policy could promote decentralization, remove family size restrictions, and provide residents with more investment options.
