Book excerpt: Excerpt from Loans and Investments They furnish borrowers, because they provide a more or less generally acceptable substitute for coined money as a circulating or purchasing medium. The bank note, the promise of a bank to pay money on demand, is quite obviously a credit instrument which is a substitute for money; and in the absence of legal restrictions upon issue the volume of such notes in circulation would clearly depend upon the willingness of people to accept them in payment for goods and services. Partly because of legislation limiting the power to issue notes, and even more because the check has been found more convenient for most purposes, the bank note has become a subordinate and rather special means of extending credit. Banks, of course, do not extend credit directly by issuing checks, since the check is an order on a bank to pay money, not a bank's promise to pay money. Such orders are based upon obligations to pay money recorded on the books of the bank, known as deposits. This term deposits is a misnomer. It suggests to most people that the bank has at some time or other received from depositors the amount of their deposits in money. Banks are often spoken of as lending their deposits. This is a most inaccurate and misleading use of lan guage, since deposits are obligations already in curred, an existing liability, which, moreover, is largely due to loans granted. As the writer is a Kansas City man, the point of view is that derived largely from an experience of eighteen years in the invest ment of money in and about Kansas City, in both Missouri and Kansas. These investments have had to do with property bought for income and with property bought for speculation; with city, suburban, country town, and farm loans, involving the careful consideration of real estate as security for mortgage indebtedness. While the personal experience of the writer is confined almost entire ly to the classes of real estate already enumerated in Kansas City and in the country immediately tributary to it, yet, as the experience of one west ern city and its environs is much like that of an other, what is true of Kansas City is measurably true of Chicago, St. Louis, Minneapolis, St. Paul, Omaha, Denver, and all other western cities. What is true of farming lands in Missouri andeastern Kansas applies with slight modifications to farming lands in Illinois, Iowa, Nebraska, and in the middle-northern States generally. The rain belt which, generally speaking, may be said to extend about 200 miles west of Kansas City that is, to a north-and-south line running through Salina, Kansas - marks the western limits of farming lands in the correct use of that term; that is, of lands of high fertility in a climate suited to the production of miscellaneous crops of cereals and vegetables, notably to the production of wheat, corn, and potatoes. The belt of country westward of such a line extending to the Rocky Mountains falls under the head of ranch or graz ing lands. If vigorous and forward-looking he would desire that such ac cumulated funds should earn a good return with safety. During recent years his attention would have turned to the low prices for long term investment securities. He could, for example, have purchased West Shore Railroad First Mortgage 4's, 2361. In doing so he would have had an absolute first mortgage on a railroad property that would give him an annual return on his money of or an annual income on an invest ment of of $550. It is this annual income that interests him primarily. The question of whether the market price of his investment purchase is four or five points lower than six months previous, or will be four or five points higher six months later, is not of prime importance. It is in this way that investment differs from speculation. We must grasp this difference immediately. Speculations are made absolutely for profit. Investments are made primarily. For income. While the desire to improve or at least maintain the principal of an investment must always be present in order to have the investment successful, the primary purpose is to bring in additional income. The methods of adjustment described as the deductive method, the annual increment (ratio) method, and the annual increment (balance of loan) method, are not new. The terms have merely been used for convenience of reference. The actual compilation of the book has occupied considerable time, and it has not been written in the consecutive order in which it is now presented to the reader. It has involved the preparation of many standard forms and statements, and very many calculations which are not given in the text. Every effort has been made to ensure absolute accuracy of detail, but in a few cases the final decimal figure in the result obtained may not agree with the result found by another method, and the same applies to the final figure of some of the logs. These small differences are not, however, of any practical importance. The cross-references to other results have been carefully compared, but they are very numerous and a few errors may be found. The methods adopted, and the results obtained, have been in all cases verified by, an alternative method of proof, even where it is not shown in detail in the text. The summaries of methods, and the rules and formulae given in italics at the head of the various chapters have been in all cases carefully compared with the individual statements and with each other, and a uniform wording has, as far as possible, been adopted throughout.
