The welcome given to Small Country Houses of To-day would seem, if I may believe my correspondents, to have been due in no small measure to the seven chapters (out of forty-eight) which described old houses repaired and enlarged. This suggested that a second and uniform volume, dealing wholly with the treatment of old houses, whether cottage or farm house or small manor house, would be useful to the increasing number of people who like the atmosphere of age in their homes. A real responsibility rests on those who under take the alteration of an old fabric, for our buildings are an essential part of our national history. This is no less true of the cottage than of the palace. Our building traditions are as much, indeed more, a heritage from forgotten craftsmen, as from William of Wykeham, Master Yevele at Westminster and John of Gloucester, who was Kings Mason at Windsor. Of such nameless folk we may use Solomon's words, with but a single change: . a poor wise man, and he by his wisdom built the city; yet no man remembered that same poor man. To those who appreciate all the skill and subtlety of touch which were the outcome of the wisdom of old builders, this record of the treatment of their handiwork is dedicated. But, when smiling lawns and tasteful cottages begin to embellish a country, we know that order and culture are established. And, as the first incentive towards this change is awakened in the minds of most men by the perception of beauty and superiority in external objects, it must follow that the interest manifested in the Rural Architecture of a country like this, has much to do with the progress of its civilization. The second reason is, because the individual home has a great social value for a people. Whatever new systems may be needed for the regeneration of an old and enfeebled nation, we are persuaded that, in America, not only is the distinct family the best social form, but those elementary forces which give rise to the highest genius and the finest character may, for the most part, be traced back to the farm-house and the rural cottage. It is the solitude and freedom of the family home in the country which constantly preserves the purity of the nation, and invigorates its intellectual powers. The battle of life, carried on in cities, gives a sharper edge to the Weapon of character, but its temper is, for the most part, fixed amid those communings with nature and the family, where individuality takes its most natural and strongest development. There comes a time when every business man and most other men want to build either a house, or barn, or both. It is the province of this book to offer suggestions. Plans are necessary to avoid mistakes. It is just as easy to secure good plans as to build after the ideas prevailing in the neighborhood, probably advanced by some carpenter who has had little or no experience outside of his own town. Barns as well as houses are built or should be built for a specific purpose and there are fundamental principles which are vital if the best results are to be obtained. It is not always necessary or desirable to build expensively. It often happens that an inexpensive or even a cheap structure will answer the purpose just as well, but this book does not countenance the building of unsightly houses or out buildings. There are essentials to be built into farm buildings that cannot be seen after they are finished, but these essentials must be there or the buildings will not be right. Drainage, foundation, ventilation and economy are four requisites that have received special attention in compiling the material for this work and they are four of the worst neglected principles when ordinary farm buildings are planned. Drainage and foundation are easily treated to fit each case, but ventilation is less tangible, although it is equally important, while the study of economy has no beginning and no legitimate ending, for it embraces not only the construction of the building, but the use of it ever after. Even a small farm building is worth very close attention in the planning, location and building because of its appearance and the labor it entails in its connection with general farm economy. In the arrangement of the book the first point made clear to the reader is the need for the structure. Naturally what the building is wanted for should be first made plain. The lover of country life who looks upon rural objects in the true spirit, and, for the first time surveys the cultivated portions of the United States, will be struck with the incongruous appearance and style of our farm houses and their contiguous buildings; and, although, on examination, he will find many, that in their interior accommodation, and perhaps relative arrangement to each other, are tolerably suited to the business and convenience of the husbandman, still, the feeling will prevail that there is an absence of method, congruity, and correct taste in the architectural structure of his buildings generally, by the American farmer. We may, in truth, be said to have no architecture at all, as exhibited in our agricultural districts, so far as any correct system, or plan is concerned, as the better taste in building, which a few years past has introduced among us, has been chiefly confined to our cities and towns of rapid growth. Even in the comparatively few buildings in the modern style to be seen in our farming districts, from the various requirements of those buildings being partially unknown to the architect and builder, who had their planning-and upon whom, owing to their own inexperience in such matters, their employers have relied-a majority of such dwellings have turned out, if not absolute failures, certainly not what the necessities of the farmer has demanded. Consequently, save in the mere item of outward appearance-and that, not always-the farmer and cottager have gained nothing, owing to the absurdity in style or arrangement, and want of fitness to circumstances adopted for the occasion.
