There are many advantages using the IBS according to a report published by the Malaysian Ministry for Local Government and Housing. The main advantages are the speed of construction, quality and price. All of these are required to meet the large demand for housing. This thesis presents the speed of construction methods which are the conventional system, cast-in-situ method, composite methods, and the Industrialized Building System; including the factors that affect the speed of IBS and the factors causing delay in building construction projects. The data were collected through mailing questionnaires distribution. The questionnaire took into consideration the factors on sample size, time, speed and causes of delay. The questionnaire was distributed to four hundred and fifty respondents among developers, government boards, main contractors, consultants and manufactures who were concerned with the building systems of construction projects in Malaysia. The return was seventy eight respondents. The statistical descriptive analysis was used to identify whether the respondents have the necessary sufficient qualification to respond correctly to the questionnaire. However, spearman correlation analysis was used to find out the significant scenario of the construction method. The Logit linear analysis was used to choose between the IBS and the conventional methods. In addition, it is used to test these hypc:>theses since it is a useful mean of both summarizing the results of data analysis and comparing the effects of different speed factors on the probability to choose the construction method. The results have been analyzed to rank the factors affecting the speed of IBS and the factors causing the delay of building construction projects. As a result from the analysis, it was observed that the full-prefabricated method was the fastest construction method compared to the other methods. Moreover, the high productivity of structural elements (in-situ or off-situ) is the most important factor that had an effect on the speed of IBS. The study also revealed many factors causing delay in building construction projects in Malaysia. These factors could be financial from both the contractors and the owners' side. Poor management is also an important factor causing delay. However, a very important factor for the delay could be from the consultant's side where the supervision is conducted at a very late stage during the execution of the project and the incompetence in giving timely instructions. Finally, the most important external factor causing delay is the lack of materials in the market. The result of the study is that there should be continuous improvement of the IBS which focus mainly on innovating techniques to improve the productivity. The financial support as well as technical support is very necessary and urgent for building construction projects.

The performance of this industry needs to be greatly improved if it so to survive from international competition and increased customer expectations. The building industry which is still very traditional should move towards full industrialization to achieve higher quality, less time and reduce cost. This can be benefited by learning more from manufacturing industry. Industrialized construction methods could be a practical alternative to traditional construction methods for construction projects. Industrialized construction methods are not much used in building projects. In this research three case studies where undertaken. These case studies were companies applying industrializing building systems in their projects. These projects have been conducted in relation with construction and manufacturing process. A number of visits and interviews were held to manufacturing factories of prefabricated components and construction sites and some governmental bodies such as CIOB. This was accomplished by designing a questionnaire and presenting it to a number of people in different positions related to this field. It has been found that manufacturing and prefabrication in building offers a range of potential benefits to those who choose to use them. Quality control and precision can be sustained at a higher level in prefabricated building components due to the controlled factory working conditions and advanced technology available. Other benefits include a reduced number of material deliveries to the job site, resulting in less coordination conflicts among trades. Even though IBS is not new in the Malaysian construction, the usage is still very low compared to conventional methods due to number of problems bordering these methods, and limiting them from expanding. These problems are also studied, and some conclusions and recommendation are given.

Due to late delivery of projects, the Government has introduced various strategies to ensure the delivery of projects right on time, as stipulated in the construction contracts. For projects worth more than RM10 millions, the Government has imposed the use of Industrialized Building System (IBS). Although, the Government has done a lot of promotions and efforts towards encouraging the use of IBS system, however, the contractors' response towards it is vital to improve the future of our construction industry. This research is carried out by circulating sets of questionnaires to contractors who are registered with Construction Industry Development Board (CIDB). The focus is given to Grade G7 contractors because they are entitled to bid for work starting RM10 million and above. Secondary data is collected from IBS Centre and through some reading from industry publications such as ICU Weekly Performance Report, IBS Digest and others. Some of the data related to IBS system is collected through communications with industry experts and professionals. Most of the respondents are Bumiputra. They have undertaken three (3) or less IBS projects. Almost 90 percent of completed projects come from public sector development plans. From the survey, it is found that 71.3 percent preferred the use of pre-cast concrete system followed by pre-fabricated timber system with 13.9 percent. Only 47.8 percent of projects complied with the minimum requirement IBS score of 70 points and above. 65.2 percent of respondents did not know about Treasury Circular imposing the use of IBS system. 71.3 percent agreed that through their experience, the use of IBS system was moderate. However, most of the respondents agreed that IBS method will succeed in the future between the year 2016 to 2020.

The approach of combining both methods is called ‘Triangulation’. In the social sciences, triangulation is often used in combining several research methods to study one subject. However, it is not in itself a method in the same way as a quantitative or qualitative approach with a specific paradigm. Triangulation is a plan, structure and investigation strategy deployed to obtain answers to problems identified at an earlier stage, and is widely used by researchers due to its capability in cross-checking the validity of findings and its minimal risk of bias.
