Book Construction Business Management

Download or read book Construction Business Management written by Nick B. Ganaway and published by Routledge. This book was released on 2007-06-01 with total page 209 pages. Available in PDF, EPUB and Kindle. Book excerpt: Only 43 per cent of U.S. construction firms remain in business after four years. Why? Inadequate management, according to the U.S. Small Business Administration. This is surprising because most construction firms are formed by ambitious construction project managers, executives and tradesmen who have excelled at what they have been doing. But as experienced as these entrepreneurs may be, they are not likely prepared to take on the full range of responsibilities forced on them in managing the business of construction in its entirety. While this business failure rate and its causes are based on U.S. experience, available data from a number of other industrialized countries shows they are similar. This book describes in detail what the business side of the construction equation requires of the construction firm owner. The contractor who quickly learns these requirements can identify and avoid or manage around the pitfalls that cause the high failure rate in our industry and put his or her construction firm on a level playing field with the best-run companies in the business. The detailed duties of the owner, whether in the U.S., U.K., Australia or Canada, are a common theme throughout the book. The author, Nick Ganaway, speaks peer-to-peer, and the book is sprinkled with supporting examples from his own experience. He is immersed in the industry and this book is "based on the things I've learned, used, and refined as a light-commercial general contractor in the course of starting and operating my own construction firm for 25 years." The contractor doing $5 million or $50 million or more in annual sales or the equivalent amount in other countries, or the entrepreneur who is just starting up, can use the tried and proven material in this book to build a business that is profitable, enjoyable, and enduring. Additionally, the book devotes a chapter to specializing in chain-store construction.

While becoming a licensed contractor can be an eminently cumbersome undertaking in the digital era, it is more viable than ever before. Becoming a licensed contractor can take at least 3-5 years and is no easy feat to accomplish. The requirements to become a licensed contractor can vary from state to state. Newly minted general contractors who can successfully find clients on their own will have the onerous responsibility not only overseeing construction projects, but also providing supervision to their construction workers as necessary. "These construction projects they carry out may be commercial or residential in nature, and they may be as small as an add-on to a home or a full build of an office complex" (Weisbrot, 2018). Licensed general contractors are responsible for the successful completion of construction projects that they oversee. Licensed general contractors are also responsible for "the scheduling of subcontractors, securing building permits when needed, and defining and monitoring the budget of the project as it progresses. General contractors must have a solid understanding of the construction process and the up-to-date building codes that dictate the work" (Weisbrot, 2018). Licensed contractors must possess the unalloyed competent necessary to not only successfully oversee major construction projects, but to also be able to efficaciously manage teams of construction workers. "In some states for instance, a prospective general contractor is also required to pass an examination covering building competencies, and submit to a background check" (Weisbrot, 2018) as part of the ample requirements to become a general contractor. The journey to become a licensed contractor is highly time consuming and can even take upwards of seven years for prospective licensed contractors who decide to earn graduate degrees, such as a "master's degree in construction management" (Weisbrot, 2018). The pursuit to become a licensed general contractor may be deemed all the worthwhile if it culminates in you earning "an annual salary between $59,000 and $108,000 or even up to $46 per hour" (Weisbrot) if your client is willing to pay your asking hourly rate. "There may also be bonuses and commissions paid to construction contractors when they meet deadlines or stay within the proposed budget of a project. As a construction contractor who works for him or herself, additional compensation in the form of profit-sharing plans or retirement plan contributions may be lower than working for a construction company. However, construction contractors have the ability to set their own hourly rate on each project" (Weisbrot) and command any hourly rate their clients that are willing to pay for their services. The lengthy process of becoming a licensed contractor can be eminently expensive, highly time consuming, and beset with ample challenges. "The process to become a licensed contractor begins with the formal education, apprenticeship, or industry experience. This experience or education often includes in-depth learning about all aspects of construction." (Weisbrot, 2018).
