These programs provide direct assistance to low-income property owners in an attempt to arrest neighborhood decline and encourage revitalization. The authors used the Harvard Urban Development Simulation Model (HUDS) in evaluating these programs. HUDS, a large-scale computer model, represents the process of housing rehabilitation, the production and consumption of housing services, household moving decisions, and other determinant of neighborhood change. The model simulates the behavior of approximately 80,000 individual households in two hundred residential neighborhoods of various quality levels. Unlike more aggregate models of urban development, HUDS has the capacity to identify how specific housing policies affect individual households as well as particular neighborhoods. Since program evaluations are no better than the models on which they are based, the authors provide sufficient detail to permit those readers primarily interested in the policy analysis to assess the methodology and to understandhow the policies are represented in the model; a more technical discussion of the model is then presented in appendixes. Although the simulations focus on policies that induce central-city property owners to upgrade their properties and thus stimulate revitalization, many of the authors' findings are relevant to larger issues of urban development. For example, the analysis of how housing rehabilitation subsidies affect the investment behavior of nonsubsidized property owners provides insights about the link between initial upgrading and sustained neighborhood improvement. The analysis also demonstrates how differences in location, household, and housing stock characteristics affect a particular neighborhood's responsiveness to a common policy initiative.

This book presents mathematical and computer models of urban and regional dynamics and shows how advances in computer visualisation provide new insights. Models of non-linear systems in general have three characteristics: multiple equilibria, ‘path dependence’ over time and phase transitions – that is, abrupt change at critical parameter values. These phenomena all exhibit themselves in reality, and it is an ongoing task to match model-based analysis with real phenomena. There are three key features of cities and regions to be represented in models: activities at a location – residence, health, education, work and shopping; flows between locations – spatial interaction; and the structures that carry these activities – buildings, transport and communications networks. Spatial interaction and many elements of activities’ location can be modelled by statistical averaging procedures, which are related to Boltzmann’s methods in statistical mechanics. This is while the evolution of structure can be represented in equations that connect to the Lotka-Volterra equations in ecology. Within this broad framework, alternative approaches can be brought to bear. This book uses entropy-maximising versions of spatial interaction models. The authors explore the dynamics in more detail, using advanced visualisation techniques. These ideas have wide potential uses, and the book illustrates this with applications in history and archaeology.

Book excerpt: Master's Thesis from the year 2014 in the subject Economics - Other, grade: A, Charles University in Prague (Institute of Eeconomic Studies), language: English, abstract: The thesis tries to explain different nature of the dynamics during the upward and downward part of the last house price cycle in Spain, characterized by important rigidities. Covered bonds are introduced as an instrument which may accelerate a house price boom, while it may also serve as a source of correction to overvalued house prices in downturn. In a serious economic stress, lack of investment opportunities motivates investors to buy the covered bonds due to the strong guarantees provided, which may in turn help to revitalize the credit and housing markets. To address such regime shift, house price dynamics is modelled within a framework of mutually related house price, credit and business cycles using smooth transition vector autoregressive model. Linear behaviour of such system is rejected, indicating the need to model house prices in a nonlinear framework. Also, importance of modelling house prices in the context of credit and business cycles is confirmed. Possible causality from issuance of covered bonds to house price dynamics was identified in this nonlinear structure. Finally, potential threat to financial stability resulting from rising asset encumbrance both in the upward and downward part of the house price cycle was identified, stressing the need to model impact of the covered bonds on house prices in a situation when Basel III liquidity requirements motivate towards use of this instrument.
