Book Why Can t You Afford a Home

Download or read book Why Can t You Afford a Home written by Josh Ryan-Collins and published by John Wiley & Sons. This book was released on 2018-11-26 with total page 140 pages. Available in PDF, EPUB and Kindle. Book excerpt: Throughout the Western world, a whole generation is being priced out of the housing market. For millions of people, particularly millennials, the basic goal of acquiring decent, affordable accommodation is a distant dream. Leading economist Josh Ryan-Collins argues that to understand this crisis, we must examine a crucial paradox at the heart of modern capitalism. The interaction of private home ownership and a lightly regulated commercial banking system leads to a feedback cycle. Unlimited credit and money flows into an inherently finite supply of property, which causes rising house prices, declining home ownership, rising inequality and debt, stagnant growth and financial instability. Radical reforms are needed to break the cycle. This engaging and topical book will be essential reading for anyone who wants to understand why they can’t find an affordable home, and what we can do about it.

Book Housing America

Download or read book Housing America written by Randall G. Holcombe and published by Routledge. This book was released on 2017-07-05 with total page 408 pages. Available in PDF, EPUB and Kindle. Book excerpt: Housing policy not only aff ects all Americans' quality of life, but has a direct impact on their fi nancial well being. About 70 percent of American households own their own homes, and for most, their homes represent the majority of their net worth. Renters are aff ected by housing policy. Even the small minority of Americans who are homeless are aff ected by housing policies specifi cally targeted to low-income individuals. The government's increasing involvement in housing markets, fed by popular demand that government "do something" to address real problems of mortgage defaults and loans, provides good reason to take a new look at the public sector in housing markets. Crises in prime mortgage lending may lower the cost of housing, but the poor and homeless cannot benefi t because of increases in unemployment. Even the private market is heavily regulated. Government policies dictate whether people can build new housing on their land, what type of housing they can build, the terms allowed in rental contracts, and much more. This volume considers the eff ects of government housing policies and what can be done to make them work better. It shows that many problems are the result of government rules and regulations. Even in a time of foreclosures, the market can still do a crucial a job of allocating resources, just as it does in other markets. Consequently, the appropriate policy response may well be to signifi cantly reduce, not increase, government presence in housing markets. Housing America is a courageous and comprehensive eff ort to examine housing policies in the United States and to show how such policies aff ect the housing market.

Book Why Mobile Homes Are The Most Affordable And Best Type Of Housing Option The Advantages And Disadvantages Associated With Owning A Mobile Home And How To Make Money So That You Can Afford To Buy A Manufactured Home

Download or read book Why Mobile Homes Are The Most Affordable And Best Type Of Housing Option The Advantages And Disadvantages Associated With Owning A Mobile Home And How To Make Money So That You Can Afford To Buy A Manufactured Home written by Dr Harrison Sachs and published by . This book was released on 2020-10-11 with total page 60 pages. Available in PDF, EPUB and Kindle. Book excerpt: This essay sheds light on why mobile homes are the utmost most affordable and best type of housing option for prospective home buyers and also elucidates the ample advantages and disadvantages appertaining to owning a mobile home. Moreover, how to make money so that you can afford to invest in buying a mobile home is delineated in this essay. In spite their stigmatized perception, mobile homes are by far the utmost afford and quintessential housing option for most people. Mobile homes of the modern era are today's manufactured homes even though people often prefer to refer to them simply as mobile homes. Mobile home are manufactured in a factory and have just as much structural integrity, if not more, than stick-built homes which are built on the work-site instead of in a factory setting. The mobile homes built after 1976 are no more vulnerable to tornado damage than site-built homes. Stick-built homes may have less structural integrity than mobile homes due to having been exposed to the elements when being constructed as a result of never having been constructed in a factory setting. "The term 'mobile home' refers to an unregulated construction pre-1976, and the term 'manufactured home' refers to a housing unit that is constructed post-1976 following specific rules for design, durability and safety" (Understanding the difference," 2017). The savings for the mobile homes buyers reap goes far beyond manufacturers being able to pass on cost savings to customers from having reduced labor costs and reduced raw material costs from having procured steel, appliances, and the necessary housing parts in bulk. Mobile homes are substantially more affordable than stick-built homes, primarily because they are constructed in a factory, produced in massive quantities with limited customization options available, and the manufacturing process for the mobile homes has been eminently streamlined to minimize inefficiencies. For instance, "Instead of having a separate framing crew, plumber, electrician, A/C professional, cabinet maker, counter top specialist, flooring specialist, sheet-rock crew, insulation crew and concrete crew working for themselves and showing up at all different times like they would on a site built home, you have them all together at one convenient location to work on the construction of the mobile home. Also, each manufacturer will have a limited number of floor-plans that they build. This means that they are building the same plan over and over day after day, which increases efficiency and time as well as cuts down on common building mistakes that are generally experienced with every site built home. All of these floor-plans are drawn by an engineer and are then certified by a licensed plumber, electrician, etc. This cuts down on costs dramatically" (Chapman, 2015). The operational efficiencies associated throughout all stages of the manufacturing process not only culminates in manufacturers being able to produce 4-7 robust, high quality mobile homes in a single day (Chapman, 2015), but also allows the home buyers to minimize their housing costs. Mobile homes can be considered the utmost highest quality homes since all stages of the manufacturing process have been eminently streamlined to practically unalloyed perfection and the raw materials needed to construct the home have not been profusely exposed to the outside elements, unlike stick-built homes that are built on the housing-site. Moreover, post 1976 mobile homes can be moved and subsequently securely anchored to a vacant parcel of land in order to render it almost impervious to hurricanes and tornadoes. Although the utmost devastating hurricanes and tornadoes can damage any type of home, stick-built homes are no less vulnerable to these calamities than post-1976 mobile homes which are securely bolted to the ground. Mobile homes not only provide a affordable housing option for less than 1/5 of the cost of a traditional stick-built home.

Book Missing Middle Housing

Download or read book Missing Middle Housing written by Daniel G. Parolek and published by Island Press. This book was released on 2020-07-14 with total page 330 pages. Available in PDF, EPUB and Kindle. Book excerpt: Today, there is a tremendous mismatch between the available housing stock in the US and the housing options that people want and need. The post-WWII, auto-centric, single-family-development model no longer meets the needs of residents. Urban areas in the US are experiencing dramatically shifting household and cultural demographics and a growing demand for walkable urban living. Missing Middle Housing, a term coined by Daniel Parolek, describes the walkable, desirable, yet attainable housing that many people across the country are struggling to find. Missing Middle Housing types—such as duplexes, fourplexes, and bungalow courts—can provide options along a spectrum of affordability. In Missing Middle Housing, Parolek, an architect and urban designer, illustrates the power of these housing types to meet today’s diverse housing needs. With the benefit of beautiful full-color graphics, Parolek goes into depth about the benefits and qualities of Missing Middle Housing. The book demonstrates why more developers should be building Missing Middle Housing and defines the barriers cities need to remove to enable it to be built. Case studies of built projects show what is possible, from the Prairie Queen Neighborhood in Omaha, Nebraska to the Sonoma Wildfire Cottages, in California. A chapter from urban scholar Arthur C. Nelson uses data analysis to highlight the urgency to deliver Missing Middle Housing. Parolek proves that density is too blunt of an instrument to effectively regulate for twenty-first-century housing needs. Complete industries and systems will have to be rethought to help deliver the broad range of Missing Middle Housing needed to meet the demand, as this book shows. Whether you are a planner, architect, builder, or city leader, Missing Middle Housing will help you think differently about how to address housing needs for today’s communities.

Book The Future Of Housing In The Digital Era The Most Affordable Types Of Housing Options That Will Be Popular In The Future How 3D Printed Homes Will Revolutionize The Housing Industry And Why Mobile Homes Are The Quintessential Housing Option For Buyers

Download or read book The Future Of Housing In The Digital Era The Most Affordable Types Of Housing Options That Will Be Popular In The Future How 3D Printed Homes Will Revolutionize The Housing Industry And Why Mobile Homes Are The Quintessential Housing Option For Buyers written by Dr Harrison Sachs and published by . This book was released on 2020-02-10 with total page 74 pages. Available in PDF, EPUB and Kindle. Book excerpt: This essay sheds light on the future of housing in the digital era, identifies the most affordable types of housing options that will be popular in the future, and delineates how 3d printed homes will revolutionize the housing industry. Moreover, why mobile homes are considered the utmost affordable and best housing option for home buyers is explicated and the multitude of advantages and disadvantages appertaining to possessing a mobile home are delineated in this essay. Furthermore, how to earn substantial money online so that you can afford to buy your dream home is expounded upon in this essay. The future of housing the digital era will reshape the housing industry as we know it and will culminate in more people living in manufactured homes, modular homes, 3D printed homes, and apartment buildings with micro-apartment units over traditional, single family, stick built homes. In other words, the future of housing will revolutionize the housing landscape by rendering housing affordable and not cost prohibitive as it currently is today for most people. The future of the housing industry will help to alleviate homelessness by allowing people to afford to have their own humble abodes without grossly mortgaging away decades of the future to finance the purchase of their homes. In the future, more homes will be deemed smart homes as a result of "having smart home systems that includes thermostats, voice-activated security, and interconnected kitchen appliances" (Lewis, 2019). Smart homes will also be more energy-efficient, utilize solar powered technologies, and will be replete with ample smart technologies. "This also means that the homeowner can control almost everything remotely in a smart home: from room temperature to opening the door and turning on the over. According to a report by the market research firm Berg Insight, by 2022, their report estimates that 63 million households in North America will have adopted smart home systems. The biggest energy savers in smart homes are the temperature control systems. Homeowners can control temperature ranges in multiple zones in their their home to prevent wasting energy heating or cooling unused rooms. The microgrid that the smart home extracts energy from helps to maximize these energy savings. For instance, if it is a mild day and homes do not need as much energy, it turns on the heat pump and water heater to store excess energy for later" (Lewis, 2019). Smart homes are able to render the cost of living all the more affordable since they deemed energy efficient homes. In addition to homes of the future being rendered smart homes as a result of having smart home systems, being more energy-efficient, utilizing solar powered technologies, and being saturated with smart technologies, 3D printed homes will also a popular housing option in the coming decades. 3D printed homes can be produced in 24 hours for under $5,000. For instance, a "600- to 800-square-foot home can be produced in just 24 hours for $4,000 or less" (Bendix, 2019). A 3D printed home can be produced in an expeditious matter with only a few workers and these 3D printed homes can be designed to withstand adverse weather conditions and even extreme weather conditions. 3D printed homes will be able "to provide safe housing to some of the 1.3 billion people around the world residing in slums" (Bendix, 2019). 3D printed homes are preordained to become more popular in the future since they provide a safe and affordable housing option that can help to profusely alleviate poverty around the world. Modular homes will also amplify in popularity in the coming years since they provide a more affordable housing alternative over traditional stick built homes. "Sometimes called factory-built, system-built or prefab homes, the modular building process is changing construction for the better around the world, providing a fast, cost-effective and efficient way to build a home Modular homes are constructed in an indoor factory setting.

Book How to Buy a House

Download or read book How to Buy a House written by Mark Ferguson and published by . This book was released on 2017-05-10 with total page 318 pages. Available in PDF, EPUB and Kindle. Book excerpt: A house is the biggest purchase most people will ever make, but most people don't know the best way to buy a home. The book covers everything you need to know about the home buying and selling process so that you are not taken advantage of. including:- Deciding on how much money to spend on a house(don't let your lender or agent decide for you!)- Deciding whether you should buy or rent- How to get a great deal on a house that will build instant equity- How to get the best loan with less money down (if that is your goal) and the lower overall cost- How to find the best real estate agent and lender and why you need them- How the process works including inspections, appraisals, title insurance, mortgages, closings, escrows, HOAs, etc...- How to fix up your house and maintain it- How to find contractors to help you fix up your house- How to sell your house for the most money- When and if you should refinance your house- A glossary full of definitions for real estate terms- Plus bonus chapters on starting a career in real estateThere has been a lot of talk about real estate being a bad investment. Many financial and economic advisers suggest buying a home may be worse for your finances than renting. However, I think most people do not take the home buying or selling process seriously. They put all their faith in other people to get the right deal done for them. If you blindly buy a house based on what your real estate agent or lender tell you, it may not be a good investment! However, if you are able to find great deals, get a good loan, and take care of your home, real estate can be an incredible tool to build wealth. I am a real estate agent, and real estate investor who has done very well buying hundreds of houses. I try to teach what I know to others to help them make smarter and better decisions. If you know the right way to buy a home, it beats renting every time. There is a lot of information in this book, and depending on your real estate experience you may know some of it, or be familiar with a lot of it. I have created four sections with many chapters to make it easy to navigate. The first part of the book focuses on the bare basics of buying and selling houses, while the later sections go deeper into each aspect of real estate. I hope you enjoy the book and learn how to make your real estate purchases awesome investments.

Available in PDF, EPUB and Kindle. Book excerpt: Practical ideas to provide affordable housing to more Americans Much ink has been spilled in recent years talking about political divides and inequality in the United States. But these discussions too often miss one of the most important factors in the divisions among Americans: the fundamentally unequal nature of the nation’s housing systems. Financially well-off Americans can afford comfortable, stable homes in desirable communities. Millions of other Americans cannot. And this divide deepens other inequalities. Increasingly, important life outcomes—performance in school, employment, even life expectancy—are determined by where people live and the quality of homes they live in. Unequal housing systems didn’t just emerge from natural economic and social forces. Public policies enacted by federal, state, and local governments helped create and reinforce the bad housing outcomes endured by too many people. Taxes, zoning, institutional discrimination, and the location and quality of schools, roads, public transit, and other public services are among the policies that created inequalities in the nation’s housing patterns. Fixer-Upper is the first book assessing how the broad set of local, state, and national housing policies affect people and communities. It does more than describe how yesterday’s policies led to today’s problems. It proposes practical policy changes than can make stable, decent-quality housing more available and affordable for all Americans in all communities. Fixing systemic problems that arose over decades won’t be easy, in large part because millions of middle-class Americans benefit from the current system and feel threatened by potential changes. But Fixer-Upper suggests ideas for building political coalitions among diverse groups that share common interests in putting better housing within reach for more Americans, building a more equitable and healthy country.
