The Project Site, which currently includes a surface parking lot, is roughly bound by Necco Street to the northeast, A Street to the southeast, Binford Street to the southwest, and the Fort Point Channel to the northwest. The redevelopment will include approximately 1,098,292 square feet (“sf”) as that term is understood in the Boston Zoning Code and Enabling Act (the “Code”) of residential, office, lab and mixed-use space, including but not limited to retail, restaurant and civic space, in three new buildings with below grade parking, as well as new streets, improvements to the Harborwalk, and extensive new public open space (the “Project”). One of the key components of the public open space is the creation of a berm along the Fort Point Channel across the 100 Acre Master Plan waterfront (the “Berm”), which will be a part of a larger resilience structure that is anticipated to prevent flooding related to sea level rise and storm surge and contribute to neighborhood and South Boston flood protection. The Berm will be expanded into a waterfront park and integrated with the Project Site to provide increased access to open space. The waterfront will be connected to the new public parks and public realm delivered on the Project Site and beyond into the community." --Page 1-1.
