With regard to international capital markets Mathieu conducts an analysis of the impact of investor sentiment on the return of the real estate-specific investment vehicle “Real Estate Investment Trust (REIT)” by applying a GARCH-Model. She investigates the effects of investor sentiment on the return and the underlying volatilities of REITs and Non-REITs during the financial crisis. The hypotheses are tested for validity in a GARCH-Model. Parallel to capital markets and thereby in changing from an indirect Real Estate investment perspective to a direct perspective the author conducts an analysis if consumer sentiment impacts the household decision to buy a new home in the US. Therefore a dataset with 385 monthly observations from 1978 to 2010 is tested by a component model.

Owners of real estate were formerly denied voting privileges under the United States Constitution. Real Estate Definition and Examples Real estate, often known as "real property," is formally defined as land plus any other physical improvement that may be built on or placed on it. The enhancement could be a new structure or a new road. A septic system, for example, is an example of anything that has been placed into the ground. It is said that land with any of these constructions has been "improved." When it doesn't have them, it's considered "enhanced." Your home, as well as any vacant land you may own, is real estate. A skyscraper in New York City or an area of undeveloped desert land that can't be built on are both examples of real estate. What Makes Real Estate Work? Because real estate does not just exist, it has several sides. It has the ability to progress from unimproved to better. It is available for purchase or sale. It could be owned by the government, a corporation, or a private individual. However, certain elements can have a direct impact on the economy, such as consistent land improvement and the individuals and companies that allow ownership transfers. Building of New Structures The construction of new homes is a crucial category. Construction of single-family homes, townhouses, and condominiums are all included. The National Association of Home Builders (NAHB) publishes data on home sales and prices on a monthly basis. New house sales statistics are a leading economic indicator. For new properties sold, it takes four months to establish a pattern. The NAHB also keeps track of new home starts, or the number of new home construction projects that have broken ground. Agents of Real Estate Individuals, businesses, and investors use real estate brokers to buy and sell homes. Typically, the industry is separated into specialisations. Through the Multiple Listing Service or their professional contacts, sellers or listing agents assist in the search for purchasers. They price your home using "comparables," or "comps," which are listings of recently sold properties that are similar to yours. They may assist you in sprucing up your home so that it appeals to potential purchasers. They aid in discussions with the buyer or the buyer's agent in order to obtain the best price. For the home buyer, buyer's agents provide similar services. They are familiar with the local market and can locate a property that satisfies your most stringent requirements. They also "do comps," which is the practise of comparing costs. This enables them to direct you to places that are cost-effective. Buyers' agents represent you in negotiations, bringing up reasons why the seller should accept a lower offer. They can assist you with the legal aspects of the transaction, such as title searches, inspections, and financing. REALTORS are real estate agents that desire to improve their professionalism.

Book excerpt: By adopting the ‘REIT laboratory’ and incorporating REIT-specific Fama-French factors, Nick Martin Trefz builds the foundation to appropriately isolate the parameters of interest and to transparently investigate the areas of interest (Short Selling, Covid-19, and ESG) throughout the chapters in this book. He finds that short selling activity measured by short interest correlates with positive excess returns, and that low short interest portfolios have positive and statistically significant alphas. He further identifies that during the Covid-19 pandemic the sources of spillovers among US real estate sectors remain constant compared to before Covid-19. Lodging can be identified as a source of total return as well as tail risk, and Office can be considered a source of volatility. Lastly, he shows that ESG ratings do not affect returns during Covid-19. However, higher ESG ranked REITs show significantly lower volatility during Covid-19.

In the course of the investigation, evidence is found that both phenomena are interrelated. All analyses are based on publicly available data; therefore they are not limited by client interests. Results show three different pieces of evidence on return smoothing, namely the influence on valuation, the timing of valuations, and the influence on returns resulting in return differences by calendar months. Together with the notion of internationally uniquely stable returns, it seems impossible to extract true asset volatility from the observed appraisal-based time series.

This groundbreaking book – the first in-depth comparative analysis of taxation of real estate investment trusts (REITs) in different European Union (EU) Member States – investigates the impact of EU law on direct taxation in the case of REITs, and whether EU policies in this area have led national legislators to adjust their REIT regimes. Presenting detailed case studies of three EU Member States – France (a well-established REIT regime), Bulgaria (a new accession state) and Spain (a recent REIT regime) – this book explores the idea of a harmonised EU REIT, and whether harmonisation among national REIT regimes may be possible. Among the issues and topics arising in the course of the presentation are the following: – ‘goodness of fit’ and adaptational soft pressure; – relevant case law from the European Court of Justice, including both tax and company law; – ‘REIT shopping’; – noncompliance of REIT regimes with EU law; and – criteria for the ‘misfit’ analysis of REIT regimes and potential infringements of EU law. The analysis ultimately documents conditions and circumstances for the creation of a harmonised ‘Euro-REIT’ by assessing the level of change on the area of direct taxation within the Member States which would be needed for such a creation to become reality, identifying common themes across different legal systems that could assist the harmonisation of laws. Throughout, a holistic view is taken, linking tax and company law with considerations of sovereignty, policy and culture. In its structured framework comparing REIT regimes, this incomparable study takes a giant step towards overcoming resistance to a common REIT taxation regime in the EU. As the first comparative study of REIT regimes to identify an emerging common understanding informed by European jurisprudence and Europeanisation policy and theory, it is sure to be welcomed by practitioners, academics and policymakers in European law and international taxation as well as European studies.
