More recent indications are that since last fall demand has slackened further. Dealer's inquiries continued to come chiefly from farmers already owning land and from nonfarmers. Within the latter group, investors accounted for 23 percent of dealers' total inquiries nationally, but the proportion ranged to more than a third in areas where nonfarm influences are most prevalent. Financing of farm transfers last fall was said to be generally more difficult than a year earlier. Although interest rates were a little higher for most lenders last October, the increase shown in central money markets had not yet been fully reflected in the rates for farm mortgages. Severallenders reported a sharp decline in their loan commitments in the fourth quarter of 1959 compared with a year earlier. The most notable improvement in crop conditions has occurred in the western Corn Belt and spring wheat areas while nonfarm demand continues to add strength to the land market in the Northeast and Lake States. Indications from.the October 1958 survey are that the rate of voluntary transfers of farm real estate may be a little higher than it was a year ago. This trend was evident in the western Corn Belt, spring wheat, and Lake States areas but in most other areas the rate appeared to be about the same as last year. Nationally, the number of sales by dealers in the March to October period of 1958 averaged about the same as in the comparable period of 1957. Small increases in the spring wheat, southern range live stock and western cotton areas were offset by small declines in the North east dairy, general farming, and western wheat areas. Book excerpt: Excerpt from Current Developments in the Farm Real Estate Market: July-November 1960 The steady upward trend in market values of farm real estate that had prevailed with only two interruptions since 1941 came to a halt in 1960. The national index of average value per acre for November 1, 1960, remained at 172 (1947 the same as on July 1, and only 1 point percent) above a year earlier. Moderate increases of 2 to 4 percent occurred in 11 States in the 4 months ended November 1, 1960, but these were offset by generally larger declines in several States in the Corn Belt and a few States elsewhere. Iowa led the downturn with a dip of 5 percent, followed by Illi nois and Ohio with 3 percent. A similar mixed pattern of increases and decreases among the States was apparent for the 12 months ended last November. During the l2-month period, prices advanced 2 percent or more in 16 States, mainly in the South and West, but these gains were substantially less than in previous years. Some weakness was apparent in the Corn Belt States between March and July 1960, so that the total decline for the 12 months ranged from a high of 7 percent in Iowa to 3 or 4 percent in Illinois, Minnesota, Missouri, and Ohio. Outside the Corn Belt, only Kentucky, South Carolina, Maryland, and New York showed significant declines. On November 1, 1960, the total market value of farmland and buildings was estimated at billion, about $700 million less than on March 1, and $600 million less than a year earlier. In the October survey, reporters' opinions as to probable future price trends were strongly influenced by the weakness in land prices at the time. Nationally, less than 10 percent of the reporters expected prices of non irrigated land to increase in the following 6 months. In October 1959 about a fifth thought prices would continue to increase. The shift in Opinions was most pronounced in the eastern Corn Belt, where nearly half of the reporters last fall thought prices would decline, whereas a year earlier only 13 per cent held this opinion. Although annual increases were less than in 1958-59 in all regions, the slow down was most pronounced in the Corn Belt, Lake States, and Northern Plains. Values in these States this March averaged l or 2 percent higher than a year earlier. Changes in market values in the 4 months ended March 1, 1960, were largely nominal, as values changed 1 percent or less in 30 States. However, values in only 4 States (maine, Minnesota, Missouri, and New Jersey) were as much as 2 percent below last November. Most of the 14 States that showed increases of 2 or 3 percent were in the western half of the country. The national index advanced to 173 (1947 2 index points, or 1 percent, above last November, a new record high. Reporters' opinions as to the probable future trend in market values were more strongly weighted toward little change or a decline this March than they were last October. The most pronounced shift in opinions occurred in the Corn Belt, where about a third of the reporters thought market values would decline in the next 6 months. Elsewhere, opinions as to increases and decreases were more evenly divided, but most areas showed a smaller proportion than last fall of reporters who thought values would increase. Values advanced 2 percent or more in three-fourths of the States and were essentially unchanged in the remaining States. The national index of average value per acre for July was 129 (l9h7-h9 a 3 percent above March and 5 percent above a year earlier. The current index is now equal to the previous peak that was reached in July and November 1952 following the Korean outbreak. All of the 6-percent decline that had occurred between July 1952 and November 1953 has been recovered. Values reached new record high levels in 17 States and were within 2 per cent of their recent past peaks in 5 additional States. Compared with a year earlier, values in 36 States showed gains of 2 percent or more. Largest increases occurred in the central Corn Belt where gains ranged from 5 to 8 percent, but similar increases were recorded in Texas, Louisiana, and Florida. Only three States Maine, Vermont, and Wyoming reported values that were Significantly below a year earlier. Conversely, there was still a widely held opinion among reporters in Oklahoma, Kentucky, Georgia, South Carolina, and Texas that land values would continue to decline. The prevalence of this opinion can be attributed largely to the effects of drought in l95h and the generally weak demand for farms that resulted. Similar opinions as to expected changes in values were also obtained for good, average, and poor farms in the eastern two-thirds of the country and for irrigated, dryfarming, and grazing lands in the western States.
