Book excerpt: Punta Gorda is a historic waterfront town located in Southwest Florida where the Peace River and Charlotte Harbor meet on the Gulf of Mexico. The area was first occupied by Native Americans and later discovered in the 1500s by Ponce de Leon while searching for the Fountain of Youth. However, it was not until the late 19th century, when cattle ranchers and homesteaders descended upon the area, that things began to develop. Once the South Florida Railroad made Punta Gorda its southernmost stop, down came land developers and wealthy vacationers, including Cornelius Vanderbilt, who invested in the regal Hotel Punta Gorda. Among the town's early pioneers were George Brown, an African American shipbuilder and landowner who was also known as Florida's first equal opportunity employer; Albert Waller Gilchrist, who played a key role in Punta Gorda's early fishing and railroad industry; and Robert Meacham, an African American who was appointed as the town's third postmaster. There were others who were significant, such as Col. Isaac Trabue, who was key to the area's railroad industry. Punta Gorda has grown since its inception but still maintains its Southern charm.

Allegiant has capitalized on our proximity to the Midwest and our beckoning breezes. The railroad built the legendary Punta Gorda Hotel, the 19th century version of destination resort travel. Allegiant's Sunseeker may be the 21st century version of that iconic job generator. Seminole hunting towns on Peace River lay in a five or six mile wide belt of land centered on and running down the river from Lake Hancock to below present-day Fort Meade. Oponay, who also was named Ochacona Tustenatty, was sent into Florida as a representative to the Seminoles on behalf of the Creek chiefs remaining loyal to the United States during the Seminole War. Oponay occupied the land adjacent to Lake Hancock and Saddle Creek. Peter McQueen and his party occupied the area to the south of Bartow. Quite likely their settlement included the remains of Seminole lodges and other facilities located on the west bank near the great ford of the river at Fort Meade. This important strategic position would have allowed the Red Sticks (Indians) to control not only access to the hunting grounds to the south, but communication and the trade with the Cuban fishermen at Charlotte Harbor, as well as the passage of representatives of Spain and England through the harbor.

Book excerpt: Florida has long been a beacon for retirees, but for many, the American dream of owning a home there was a fantasy. That changed in the 1950s, when the so-called "installment land sales industry" hawked billions of dollars of Florida residential property, sight unseen, to retiring northerners. For only $10 down and $10 a month, working-class pensioners could buy a piece of the Florida dream: a graded home site that would be waiting for them in a planned community when they were ready to build. The result was Cape Coral, Port St. Lucie, Deltona, Port Charlotte, Palm Coast, and Spring Hill, among many others—sprawling communities with no downtowns, little industry, and millions of residential lots. In The Swamp Peddlers, Jason Vuic tells the raucous tale of the sale of residential lots in postwar Florida. Initially selling cheap homes to retirees with disposable income, by the mid-1950s developers realized that they could make more money selling parcels of land on installment to their customers. These "swamp peddlers" completely transformed the landscape and demographics of Florida, devastating the state environmentally by felling forests, draining wetlands, digging canals, and chopping up at least one million acres into grid-like subdivisions crisscrossed by thousands of miles of roads. Generations of northerners moved to Florida cheaply, but at a huge price: high-pressure sales tactics begat fraud; poor urban planning begat sprawl; poorly-regulated development begat environmental destruction, culminating in the perfect storm of the 21st-century subprime mortgage crisis.

Large landholders sold property in this unknown paradise to working-class people. In the 1950s, General Development Corporation created Port Charlotte by expanding the canals previously dug by John Murdock to drain the swampy land. The Mackle Company carved Arthur Frizzells 80,000 acres into small, perfectly rectangular lots for resale to middle-class retirees, who were the targets of mass advertising and sales practices that included displaying models of Port Charlotte in department stores throughout Chicago and New York. Encouraging retirees to come to Port Charlotte resulted in the area having one of the highest concentrations of residents aged 65 and older in the nation. Port Charlottes boom-and-bust history is a microcosm of the frenzied social and economic growth that occurred in Florida in the second half of the 20th century.
