Book Residential Leaseholders Handbook

Download or read book Residential Leaseholders Handbook written by Charles Ward and published by Taylor & Francis. This book was released on 2015-12-22 with total page 203 pages. Available in PDF, EPUB and Kindle. Book excerpt: The Residential Leaseholders’ Handbook explains in plain language everything leaseholders and their advisers need to know in relation to long residential leases. Among the common problems it tackles are absent landlords; spiralling service charges; the right to be consulted on significant or long term service charge items; how to challenge excessive charges; how to gain control from difficult or exploitive landlords and how to set up a management company. The book begins with the legal framework of a typical ground lease and its main provisions including: responsibility for repairs, insurance and management of a building, the meaning of the covenant for "quiet enjoyment" and the termination of a lease due to overdue rent. The author explains what lenders look for in a residential lease; how leaseholders can insist that their lease is amended to meet lenders’ requirements and the issues relating to assignment, subletting and alteration of leasehold premises. Extensive use of real life scenarios, landmark cases and some fictitious case studies illustrate how leasehold law works in practice and enables readers to effectively assess their position. Written in non-technical language this book is a reliable source for leasehold management companies, managing agents, legal advisers, students and residential leaseholders.

Book excerpt: To provide safe and secure workplaces for overseas posts, the Dept. of State has built 64 new embassy compounds (NEC) and other facilities since 1999, has 31 ongoing projects, and plans to build at least 90 more. In 2007, State reported the U.S. contractor pool for building NECs had reached its limit and proposed legislation to amend the criteria to qualify for NEC awards. This report examined: (1) how contractor participation in the NEC program changed in recent years; (2) the degree to which State assessed the need for and potential outcomes of its proposed amendment; (3) factors contractors consider when deciding to participate in the program; and (4) actions State has taken to address reported declines in contractor participation. Book Cities Slums and Gender in the Global South

Download or read book Cities Slums and Gender in the Global South written by Sylvia Chant and published by Routledge. This book was released on 2015-12-22 with total page 326 pages. Available in PDF, EPUB and Kindle. Book excerpt: Developing regions are set to account for the vast majority of future urban growth, and women and girls will become the majority inhabitants of these locations in the Global South. This is one of the first books to detail the challenges facing poorer segments of the female population who commonly reside in ‘slums’. It explores the variegated disadvantages of urban poverty and slum-dwelling from a gender perspective. This book revolves around conceptualisation of the ‘gender-urban-slum interface’ which explains key elements to understanding women’s experiences in slum environments. It has a specific focus on the ways in which gender inequalities are can be entrenched but also alleviated. Included is a review of the demographic factors which are increasingly making cities everywhere ‘feminised spaces’, such as increased rural-urban migration among women, demographic ageing, and rising proportions of female-headed households in urban areas. Discussions focus in particular on education, paid and unpaid work, access to land, property and urban services, violence, intra-urban mobility, and political participation and representation. This book will be of use to researchers and professionals concerned with gender and development, urbanisation and rural-urban migration.

Book Developments in Structural Form

Download or read book Developments in Structural Form written by Rowland Mainstone and published by Routledge. This book was released on 2013-04-03 with total page 383 pages. Available in PDF, EPUB and Kindle. Book excerpt: In the critically acclaimed first edition of this book, Mainstone offered a brilliant and highly original account of the structural developments that have made possible the achievements of architects and bridge builders throughout history. In this extensively revised and expanded new edition, now available in paperback, new insights and a full coverage of recent developments in both design and construction are incorporated. The book identifies features that distinguish the forms built by man from those shaped by nature and discusses the physical and other constraints on the choices that can be made. It then looks in turn at all the elementary forms - arches, domes, beams, slabs and the like - which combine into the more complex forms of complete structures, and at the different classes of the complete forms themselves. The development of each form is traced chronologically, but with an emphasis less on the chronology than on the problems that designers have continually faced in trying to serve new ends with limited means or to serve old ones in new ways. The book concludes with a chapter on the processes of design, showing how the designer's freedom of choice has been widened by a growing understanding of structural behaviour.

Book Building Types and Built Forms

Download or read book Building Types and Built Forms written by Philip Steadman and published by Troubador Publishing Ltd. This book was released on 2014-02-28 with total page 432 pages. Available in PDF, EPUB and Kindle. Book excerpt: Building Types and Built Forms weaves two books together in alternating chapters: one about the history of building types, the other about their geometry. The first book follows the histories of some common types of building: houses, hospitals, schools, offices and prisons. Examples are drawn from the 19th and early 20th centuries in France, America and Britain, with the central focus on London. They include the 'pavilion hospitals' associated with the name of Florence Nightingale, English Board and Modernist schools of the 1920s and 30s, tall office buildings in Chicago and New York, Jeremy Bentham's Panopticon penitentiary, and 'radial prisons' on the model of Cherry Hill and Pentonville. The second book takes these histories and uses them to explore how the forms of these buildings are constrained by some of the basic functions of architecture: to provide daylight and ventilation to the interior, to provide access to all rooms, or to allow occupants to see from one part of a building to another. A new way of thinking about these 'worlds of geometrical possibility' is introduced, in which the forms of many buildings can be catalogued and laid out systematically in 'morphospaces', or theoretical spaces of forms. As building types change over time, they come to occupy different positions within the worlds of possible forms. Building Types and Built Forms is filled with over 400 illustrations, many drawn especially for the book. It offers a new theoretical approach, combined with a series of historical accounts of building types, some well known, some less familiar. It should appeal to academics, practitioners, historians and students of architecture.
