Book Land and Credit

Download or read book Land and Credit written by Chris Briggs and published by Springer. This book was released on 2018-02-27 with total page 350 pages. Available in PDF, EPUB and Kindle. Book excerpt: This volume investigates the use of mortgages in the European countryside between the thirteenth and eighteenth centuries. A mortgage allowed a loan to be secured with land or other property, and the practice has been linked to the transformation of the agrarian economy that paved the way for modern economic growth. Historians have viewed the mortgage both positively and negatively: on the one hand, it provided borrowers with opportunities for investment in agriculture; but equally, it exposed them to the risk of losing their mortgaged property. The case studies presented in this volume reveal the variety of forms that the mortgage took, and show how an intricate balance was struck between the interests of the borrower looking for funds, and those of the lender looking for security. It is argued that the character of mortgage law, and the nature of rights in land in operation in any given the place and period, determined the degree to which mortgages were employed. Over time, developments in these factors allowed increasing numbers of peasants to use mortgages more freely, and with a decreasing risk of expropriation. This volume will be appealing to academics and researchers interested in financial history, rural credit and debt, and the economic history of agrarian communities.

Book Rethinking the Economics of Land and Housing

Download or read book Rethinking the Economics of Land and Housing written by Josh Ryan-Collins and published by Zed Books Ltd.. This book was released on 2017-02-28 with total page 306 pages. Available in PDF, EPUB and Kindle. Book excerpt: Why are house prices in many advanced economies rising faster than incomes? Why isn’t land and location taught or seen as important in modern economics? What is the relationship between the financial system and land? In this accessible but provocative guide to the economics of land and housing, the authors reveal how many of the key challenges facing modern economies - including housing crises, financial instability and growing inequalities - are intimately tied to the land economy. Looking at the ways in which discussions of land have been routinely excluded from both housing policy and economic theory, the authors show that in order to tackle these increasingly pressing issues a major rethink by both politicians and economists is required.

Available in PDF, EPUB and Kindle. Book excerpt: How American colonists laid the foundations of American capitalism with an economy built on credit Even before the United States became a country, laws prioritizing access to credit set colonial America apart from the rest of the world. Credit Nation examines how the drive to expand credit shaped property laws and legal institutions in the colonial and founding eras of the republic. In this major new history of early America, Claire Priest describes how the British Parliament departed from the customary ways that English law protected land and inheritance, enacting laws for the colonies that privileged creditors by defining land and slaves as commodities available to satisfy debts. Colonial governments, in turn, created local legal institutions that enabled people to further leverage their assets to obtain credit. Priest shows how loans backed with slaves as property fueled slavery from the colonial era through the Civil War, and that increased access to credit was key to the explosive growth of capitalism in nineteenth-century America. Credit Nation presents a new vision of American economic history, one where credit markets and liquidity were prioritized from the outset, where property rights and slaves became commodities for creditors' claims, and where legal institutions played a critical role in the Stamp Act crisis and other political episodes of the founding period.

Available in PDF, EPUB and Kindle. Book excerpt: Excerpt from Land and Agricultural Credit: An Address Delivered Before the Conference of Governors, Richmond, Va., December 6, 1912 But although in my opinion the land credit systems would have to undergo material modification before acclimatization here, I believe that the personal credit system, such as has become the almost exclusive means for obtaining short time loans in agricultural Germany, would require but a very few changes in order to adopt it for the uses of farmers in many parts of the United States. The way it has covered Germany and is spreading over Europe makes one of the most remarkable chapters in the history of finance. Available in PDF, EPUB and Kindle. Book excerpt: Land, Credit and Crisis presents a new understanding of the financial culture of the Bible. Biblical Palestine was characterized by an over-abundance of arable land combined with a chronic lack of manpower and agricultural credit - circumstances which lead to much prophetic fulminating against merchants and the rich. The book reveals how the financial instruments and institutions of the time reflected a tough economic realism and argues that the image of the biblical prophet as a champion of social justice must be revised.
