Book excerpt: Implementing energy and water efficiency is a crucial consideration for today's property managers and building owners. Energy and water costs in multi-residential buildings can account for anywhere from 25% to 50% of total operating costs. While amendments to building codes and standards over the past 20 years have improved energy and water performance in newer buildings, over 50% of housing was constructed prior to 1980. Few of those have been upgraded to today's standards of energy efficiency. Improving energy and water efficiency can decrease operating costs, reduce maintenance fees, lower tenant turnover rates, increase the asset value of property, and extend the life of the building. CMHC, in partnership with the Ontario Ministry of Municipal Affairs and Housing (OMMAH), has developed a manual that details energy and water efficiency measures for existing multi-unit residential buildings. The document is based on a manual originally developed by the Ontario Ministry of Housing in the early 1980's. The new manual offers proven, current energy efficiency measures for the building envelope, mechanical, electrical, and domestic hot water heating systems. Both the User Guide and Technical Manual are designed to assist property managers in implementing an energy and water conservation program in mid- and high-rise residential buildings. They can be used to help organize activities, develop detailed energy and water conservation plans, and provide an understanding of which energy and water efficiency measures are best. The User Guide provides advice on how to manage activities, from conducting an energy/water preliminary assessment, determining appropriate conservation measures, estimating payback and the development of an energy/water plan. The Technical Manual outlines in detail more than 60 energy and water conservation measures for multi-unit buildings. Each provides basic details on assessing the viability of measures in relation to the specific requirements of buildings, as well as recommendations on integrating measures into ongoing maintenance, repair and/or renovation/retrofit work. Each measure can be used in isolation, in selected groupings, or integrated into any maintenance, repair and/or renovation/retrofit work on the building. Note: Individual energy and water efficiency measures have been placed on the CMHC high-rise website as the energy and water efficiency "Tip of the Week". The manual will form a part of the reference material for a series of energy management seminars being organized by the Ontario Non-Profit Housing Association in the spring of 2004.

Book excerpt: This paper describes the field performance of space conditioning and water heating equipment in four single-family residential structures with advanced thermal envelopes. Each structure features a different, advanced thermal envelope design: structural insulated panel (SIP); optimum value framing (OVF); insulation with embedded phase change materials (PCM) for thermal storage; and exterior insulation finish system (EIFS). Three of the homes feature ground-source heat pumps (GSHPs) for space conditioning and water heating while the fourth has a two-capacity air-source heat pump (ASHP) and a heat pump water heater (HPWH). Two of the GCHP-equipped homes feature horizontal ground heat exchange (GHX) loops that utillize the existing foundation and utility service trenches while the third features a vertical borehole with vertical u-tube GHX. All of the houses were operated under the same simulated occupancy conditions. Operational data on the house HVAC/Water heating (WH) systems are presented and factors influencing overall performance are summarized.

Book excerpt: The European standard EN15450 states that the Coefficient of Performance (COP) target range for a Ground Source Heat Pump (GSHP) installation should lie within the range of 3.5 to 4.5; when used for heating a building, and a typical Air-Source Heat Pump (ASHP) has a COP of 2.0 to 3.0 at the beginning of the heating season and then decrease gradually as the ambient air becomes cooler, whereas a typical GSHP is in the range of 3.5 –4.0, also at the beginning of the heating season and then decrease gradually as heat is drawn from the ground. For these reasons, in the middle of winter, when the COP drop, the heat pumps can generally only be considered as a 'pre-heating' method for producing higher temperature heat such as domestic hot water. In addition soil presents certain difficulties, due to the high cost of drilling to position coils in the ground compare to air source, although frost formation on the evaporator in winter limits also limit the use of air source. Though technology advances or are needed to overcome those issues. The aims of this project, therefore, were firstly to reduce the drilling length of the ground heat exchanger of the ground source heat pumps and to maintain high COPs of the air and ground source heat pumps from beginning to the end of the heating season; and secondly to develop a viable alternative evaporator for air source heat pumps to reduce frost formation during winter. These were achieved; the first aim through the combination of ground loops with solar-air panels or solar roof/collectors roof to ground heat exchangers loops to reduce the length of the boreholes, and to reduce the freezing effects around the boreholes, hence increase or maintain a constant temperature during heating season. The second aim was also achieved through development and validation of novel air source heat pump evaporator, using Direct Expansion (DX) black flat plate absorber or/and vacuum tubes for frost reduction. In this thesis, in order to achieve the above aims; four aspects of investigations have been independently investigated as following: 1- Preliminary investigation on Direct Expansion (DX) Solar Source Heat Pump system. 2- Investigation on the performance of the DX- PV/heat pipe heat pump system to reduce frost and enhance the COP of the air source heat pumps, 3- A small scale testing on the heat injection on energy piles for residential buildings for earth charging by means of solar roof/collectors 4- A field trial testing of the performance of the combination of solar-air thermal collectors with conventional GSHP with shorter ground heat exchangers (48m deep) to charge the ground and reduce freezing effects around the piles after heating cycle. From the simulation results, the novel PV/hp-HP system has a COP ranging from 4.65 to 6.16 with an average of 5.35. The condenser capacity ranging from 33 to 174 W would provide the heat source for space heating and domestic hot water. The energy performance of the novel PV/hp-heat pump was not as good as expected due to the low solar radiation. It should be much better in some low latitude locations with better solar radiation. The results of this thesis have shown that the length of ground source boreholes could be considerably reduce by about 60% compare to conventional boreholes using a combination of solar-air collectors with the GSHP and the average COP of 3.7 was achieved.

The book assesses the domestic energy use of inefficiently built residential tower blocks and their occupants’ thermal comfort by considering the significant impact of overheating risks on energy consumption and occupants’ thermal comfort and well-being, with the intention of evaluating the current energy performance of base-case representative residential tower blocks (RTBs). In particular, considering the cooling energy demand in the summer, using Famagusta, Cyprus as a case study. It seeks to identify the impact of occupancy patterns and habitual adaptive behaviour of households on home energy performance in order to provide bases for the information needed to calibrate building energy performance of targeted households.

Book excerpt: During the 1960s and 1970s, electric baseboard heating systems were a common space heating approach in multi-unit residential buildings due to low installation costs, minimal use of interior space and the relatively low price of electricity. As a result, approximately 50% of apartment buildings in Canada have electric baseboard heating. However, rapidly increasing costs of electricity, concerns over environmental damage associated with conventional generating stations and the very age of most electric baseboards in apartment buildings will necessitate the development of alternative space heating strategies. This is a report of research to investigate the technical potential and economic benefits of retrofitting electrically heated apartment buildings with ground-source heat pumps. The report presents results of a literature and web search and review of available components and equipment suitable for the application, and analyses the most promising combination using an example building complex in the Greater Toronto area. Both the cases of no benefit and full benefit for central air conditioning are considered. Comparisons are drawn with retrofitting natural gas heating systems under the same circumstances. Conclusions and recommendations for new component development are identified and the economic results are as attractive under some circumstances as natural gas heating system retrofits.

This development has been boosted by the recently established nearly zero energy building requirements that will soon be in use in all EU Member States, as well as similar long-term zero energy building targets in Japan, the US, and other countries. The research covered in this Special Issue provides evidence of how new technical solutions have worked, in practice, in new or renovated buildings, and also discusses problems and how solutions should be further developed. Another focus is on the more detailed calculation methods needed for the correct design and sizing of dedicated systems, and for accurate quantification of energy savings. Occupant behavior and building operation is also examined, in order to avoid common performance gaps between calculated and measured performance. These topics demonstrate the challenge of high performance buildings as, in the end, comfortable buildings with good indoor climate which are easy and cheap to operate and maintain are expected by end customers. Ventilation performance, heating and cooling, sizing, energy predictions and optimization, load shifting, and field studies are some of the key topics in this Special Issue, contributing to the future of high performance buildings with reliable operation.
