Book Aspects of Hotel Investments

Download or read book Aspects of Hotel Investments written by Florian Wandruszka and published by . This book was released on 2013 with total page 134 pages. Available in PDF, EPUB and Kindle. Book excerpt: Thesis (M.A.) from the year 2012 in the subject Business economics - Investment and Finance, grade: Gut, University of Vienna, language: English, abstract: Touristic ventures are facing the same questions like most business ventures, especially the one of how to attract outside capital. To fulfil this task, a certain amount of information has to be provided to potential investors. Whereas start-ups use business plans for this matter, touristic ventures make use of so-called feasibility studies, which, because of the capital intensity of such ventures, can be determined even before the need for a business plan arises. This thesis will address to the question what type of information of these feasibility studies delivering which kind of message is crucial for what type of decision maker and why. To set the ground for answering this, the hotel- and travel-industry as the sub-ordinate economic sector will be outlined, regarding its historical development, its macroeconomic significance as well as the scientific attention towards it. In a similar manner, the hotel investment-market as the sector in question will be portrayed, yet focusing on the main actors in the market. Since those actors can be seen as the object of research, the second part will above all address their characteristics and their respective investment approach. To get a closer look at the hotel as the investment itself too, a concise outline of corporate specifics, like accounting and contract design, will also be provided. Understanding those corporate specifics is incremental for the comprehension of a feasibility study, whose basic structure is then depicted. Knowing what kind of information is available to the investors, the empirical part concentrates on the question of how they derive their decision, based on the information and again, which part of information is crucial to whom. The sample of the study was chosen in a way to reflect the entire variety of dif-ferent investor types active in the

Book Institutions and Investments

Download or read book Institutions and Investments written by Jun Fu and published by University of Michigan Press. This book was released on 2010-06-08 with total page 174 pages. Available in PDF, EPUB and Kindle. Book excerpt: As China continues to be heralded as a rising economic power, the need for an understanding of its institutional effects--such as investment-related policies, regulations, and laws--on foreign direct investment increases as well. Institutions and Investments employs interdisciplinary perspectives from economics, business, law, and political science to shed light on the interaction between institutional changes and investment patterns and to form a clear picture of investment behavior as China's legal and regulatory infrastructure has developed over the reform years. Organized into three main parts, the book first discusses the evolution and nature of China's FDI regulatory framework. Part 2 examines the various modes and variant patterns of FDI in China in the reform years. Part 3's central task is to demonstrate a systematic link between institutional changes in China's FDI regulatory framework and the changing patterns of FDI. In conclusion, Jun Fu finds that China has made substantial progress from a command economy to a market system, but that it still has a long way to go before it truly attains a transparent and rule-based system. This book adds new dimensions to the scholarship on China as a growing economic power and will be of particular interest to international economists, political scientists, and business scholars studying China. Jun Fu is Associate Professor in the School of Economics and Management, Tsinghua University.

Book REAL ESTATE

Download or read book REAL ESTATE written by Prabhu TL and published by NestFame Creations Pvt Ltd.. This book was released on with total page 109 pages. Available in PDF, EPUB and Kindle. Book excerpt: Property, land, buildings, air rights above the land, and subsurface rights below the land are all examples of real estate. Real, or tangible, property is referred to by this phrase. Real estate also refers to the production, purchase, and sale of property as a business word. It has an impact on the US economy because it is a key generator of economic growth. Owners of real estate were formerly denied voting privileges under the United States Constitution. Real Estate Definition and Examples Real estate, often known as "real property," is formally defined as land plus any other physical improvement that may be built on or placed on it. The enhancement could be a new structure or a new road. A septic system, for example, is an example of anything that has been placed into the ground. It is said that land with any of these constructions has been "improved." When it doesn't have them, it's considered "enhanced." Your home, as well as any vacant land you may own, is real estate. A skyscraper in New York City or an area of undeveloped desert land that can't be built on are both examples of real estate. What Makes Real Estate Work? Because real estate does not just exist, it has several sides. It has the ability to progress from unimproved to better. It is available for purchase or sale. It could be owned by the government, a corporation, or a private individual. However, certain elements can have a direct impact on the economy, such as consistent land improvement and the individuals and companies that allow ownership transfers. Building of New Structures The construction of new homes is a crucial category. Construction of single-family homes, townhouses, and condominiums are all included. The National Association of Home Builders (NAHB) publishes data on home sales and prices on a monthly basis. New house sales statistics are a leading economic indicator. For new properties sold, it takes four months to establish a pattern. The NAHB also keeps track of new home starts, or the number of new home construction projects that have broken ground. Agents of Real Estate Individuals, businesses, and investors use real estate brokers to buy and sell homes. Typically, the industry is separated into specialisations. Through the Multiple Listing Service or their professional contacts, sellers or listing agents assist in the search for purchasers. They price your home using "comparables," or "comps," which are listings of recently sold properties that are similar to yours. They may assist you in sprucing up your home so that it appeals to potential purchasers. They aid in discussions with the buyer or the buyer's agent in order to obtain the best price. For the home buyer, buyer's agents provide similar services. They are familiar with the local market and can locate a property that satisfies your most stringent requirements. They also "do comps," which is the practise of comparing costs. This enables them to direct you to places that are cost-effective. Buyers' agents represent you in negotiations, bringing up reasons why the seller should accept a lower offer. They can assist you with the legal aspects of the transaction, such as title searches, inspections, and financing. REALTORS are real estate agents that desire to improve their professionalism.
