Inherently spatial, various real estate problems can be more easily dealt with by desynthesising their very essence of concept with respect to location. In this context, GIS provides all the capabilities to capture, store, retrieve, manipulate, analyse, and display geographic data associated with real estate phenomena. This book is written to provide readers with some examples of such phenomena with which GIS can be used to give some of the answers needed. It demonstrates the use of GIS in dealing with a myriad of location analyses in real estate using mainly local examples in Malaysia, with particular interest in analyses related to urban parking space, market segmentation, site suitability, house price, valuation and appraisal.

Book excerpt: Many databases used for real estate market analysis are not available at the address level. For example, information on employment and unemployment may be available only for labor market areas; and Census data is typically tabulated for blocks or higher levels of spatial aggregation. A Geographic Information System (GIS) associates these spatially aggregated data with the geographical center of the area. This poses special problems when we use a GIS to evaluate linkages between supply and demand. This article presents some solutions to this problem; methods that are relatively easy to implement on a GIS are emphasized. A GIS can be used to calculate a theoretical average travel distance to the population in the geographical area. We propose ways to determine when these theoretical distances are inadequate approximations; and we provide alternatives for these situations.

Applications of this technology include detailed inventories of land use parcels. Spatial patterns of disease, geodemographics, environmental management and macroscale inventories of global resources. The impetus for this book is the relative lack of research into the integration of spatial analysis and GIS, and the potential benefits in developing such an integration. From a GIS perspective, there is an increasing demand for systems that do something other than display and organize data. From a spatial analytical perspective, there are advantages to linking statistical methods and mathematical models to the database and display capabilities of a GIS. Although the GIS may not be absolutely necessary for spatial analysis, it can facilitate such an analysis and moreover provide insights that might otherwise have been missed. The contributions to the book tell us where we are and where we ought to be going. It suggests that the integration of spatial analysis and GIS will stimulate interest in quantitative spatial science, particularly exploratory and visual types of analysis and represents a unique statement of the state-of-the-art issues in integration and interface.

Book excerpt: A Coming of Age: Geospatial Analysis and Modelling in the Early Twenty First Century Forty years ago when spatial analysis first emerged as a distinct theme within geography’s quantitative revolution, the focus was largely on consistent methods for measuring spatial correlation. The concept of spatial au- correlation took pride of place, mirroring concerns in time-series analysis about similar kinds of dependence known to distort the standard probability theory used to derive appropriate statistics. Early applications of spatial correlation tended to reflect geographical patterns expressed as points. The perspective taken on such analytical thinking was founded on induction, the search for pattern in data with a view to suggesting appropriate hypotheses which could subsequently be tested. In parallel but using very different techniques came the development of a more deductive style of analysis based on modelling and thence simulation. Here the focus was on translating prior theory into forms for generating testable predictions whose outcomes could be compared with observations about some system or phenomenon of interest. In the intervening years, spatial analysis has broadened to embrace both inductive and deductive approaches, often combining both in different mixes for the variety of problems to which it is now applied.
