Book excerpt: This paper uses an econometric model of residential property prices in Hong Kong SAR to assess the effectiveness of alternative policies in slowing the increase in property prices. The rapid rise in property prices is well explained by macroconomic fundamentals; real GDP per capital, real domestic credit, construction costs, land supply, and the real interest rate. Policy can influence the property market though land supply and prudential and tax policy, with the latter policies taking the form of a stamp duty on property transactions and a tighter loan-to-value ratio (LTV) on lending. Land supply is the most effective policy insturment for restraining property price increases but it operates with a significant lag. The LTV and stamp duty dampen speculative activity that drives up property prices. While these policies can slow the increase in the short run, they should be guided by their long run objectives of financial stability and counteracting speculation.

All rights not granted by the above license are retained by the author. Abstract: Shopping centres have become part of the daily lives of the urban citizens. Going to shopping centres for dining, shopping, entertainment activities is commonly observed among normal families and individuals of all ages in Hong Kong. How do people choose the shopping centre they are going to visit? What are the factors that affect the choice of shopping centres for visit? Youth, being the most active group for the retail market, and also the frequent visitors of shopping centres, plays a relatively more important role than other customers. It is worth to have a study for youth's preferences for shopping centres. This study focuses on the youth who are aged from 18 to 30. In order to get their opinions about the factors affecting their choices in visiting shopping centres, a questionnaire survey was conducted. After the analysis of the views obtained, it was noticed that a good location, mature transportation, variety of shops, tenant mix, as well as entertainment features are the most important factors that the youth in Hong Kong would consider when they are choosing shopping centres. Among those factors, location was chosen as the most important determinant that the youth would consider in choosing shopping centres for visiting. It is suggested that the landlords, management agents and business operators of shopping centres should take these factors into account and have to consider those when they plan, develop, manage, and promote their shopping centres. Book excerpt: This study is an attempt to model the economic trade-off between spatial and non-spatial determinants of shopping center rents while assessing the role of neighborhood and location attributes in the rent setting process. For that purpose, two space-related indices, namely the Economic Potential Index (EPI) and the Center Attraction Index (CAI), are designed based on a major origin-destination phone survey and on financial data obtained for eight major shopping centers in Quebec City, Canada. The database, which is processed through a regional GIS, includes 1,007 retail units, representing some 4.4 million square feet of gross leasable area. While findings confirm that the EPI act as a significant determinant of shopping center rents, they also bring out the complexity of the relationships between endogenous and exogenous rent determinants.

In the post-war period, homeownership became the most preferable housing choice in developed societies, such as Australia, Britain, Japan, Spain, and the United States. In the financialization era, its proliferation aggregated enormous wealth and debt in the housing and mortgage markets, affecting social stability by creating inequality and housing unaffordability. Hong Kong is the most extreme example of this among developed societies – in recent years, the city has made international headlines both for its housing problem and its social instability. By studying the history of homeownership in Hong Kong over a period of four decades, Chung-kin Tsang proposes that homeownership is inseparable from the social imagination of the future, conceptualizing this framework as "hope mechanism". This perspective helps trace the connections between ‘House Buying’ as a hope mechanism – one which is central to subject formation, life goals, and temporal mapping for socially shared life planning – and social stability.
