Book Mortgage Lending Racial Discrimination and Federal Policy

Download or read book Mortgage Lending Racial Discrimination and Federal Policy written by John M. Goering and published by The Urban Insitute. This book was released on 1996 with total page 776 pages. Available in PDF, EPUB and Kindle. Book excerpt: Whether or not there is discrimination in the mortgage lending market is one of the most extensively debated issues in the civil rights arena. Because many early studies were flawed and the results misinterpreted on both sides of the debate, there is little agreement as to the next essential steps in either research or enforcement. This comprehensive volume seeks to clarify the debate by including rigorous review of fair lending research, applied projects, and enforcement activities to date, as well as recommendations for research needed to resolve unanswered questions. The intent of the authors is to help the housing industry, regulators, advocates, and the research community to better understand the issue of discrimination in an important area of American life -- the right to take out a mortgage to buy a home based on one's credit worthiness, not on one's race or ethnic group.

Book Introduction to Mortgages and Mortgage Backed Securities

Download or read book Introduction to Mortgages and Mortgage Backed Securities written by Richard K. Green and published by Academic Press. This book was released on 2013-11-21 with total page 249 pages. Available in PDF, EPUB and Kindle. Book excerpt: In Introduction to Mortgages & Mortgage Backed Securities, author Richard Green combines current practices in real estate capital markets with financial theory so readers can make intelligent business decisions. After a behavioral economics chapter on the nature of real estate decisions, he explores mortgage products, processes, derivatives, and international practices. By focusing on debt, his book presents a different view of the mortgage market than is commonly available, and his primer on fixed-income tools and concepts ensures that readers understand the rich content he covers. Including commercial and residential real estate, this book explains how the markets work, why they collapsed in 2008, and what countries are doing to protect themselves from future bubbles. Green's expertise illuminates both the fundamentals of mortgage analysis and the international paradigms of products, models, and regulatory environments. - Written for buyers of real estate, not mortgage lenders - Balances theory with increasingly complex practices of commercial and residential mortgage lending - Emphasizes international practices, changes caused by the 2008-11 financial crisis, and the behavioral aspects of mortgage decision making

Book Public Trust Betrayed

Download or read book Public Trust Betrayed written by James E. Manning and published by Tate Publishing. This book was released on 2011-02 with total page 200 pages. Available in PDF, EPUB and Kindle. Book excerpt: The independent real estate appraiser is being driven out of the business by the same forces that borrowed billions from the taxpayer in the form of a bailout, speculated in an over-leveraged derivatives market, and swallowed each other up after years of mismanagement. Why should anybody care? Because the housing recovery is dependent on transparency that we have not seen in more than a decade. Public Trust Betrayed: The Truth Behind the Real Estate Appraisal Industry emphasizes that there must be transparency and objectivity in the mortgage and evaluation process if we are to solve the current credit crisis and what we must change in the financial industry to prevent another economic meltdown. As a result of fraud, conflicts of interest, over-valuations, and lax underwriting standards, the entire lending industry must be examined and changed if any meaningful housing recovery is to be accomplished. 'Appraisal issues played a major role in the housing boom and bust. To get an insider's view of that historic and horrendous cycle -- and the troubling reality of where we are now -- read this book.' --Ken Harney, Syndicated Columnist, Washington Post Writers Group 'This is one man's story about the deceptions he saw in the home appraisal market, deceiving homeowners and lenders alike. It will open your eyes.' --Jane Bryant Quinn, author of Making the Most of Your Money NOW Author James Manning gives the reader rare insights into the pressures being placed on today's real estate appraiser in an easy-to-read format, a folksy delivery, and with real-life experiences sprinkled throughout.

Download or read book Race Brokers written by Elizabeth Korver-Glenn and published by Oxford University Press, USA. This book was released on 2021-04-08 with total page 241 pages. Available in PDF, EPUB and Kindle. Book excerpt: "Race Brokers examines how housing market professionals-including housing developers, real estate agents, mortgage lenders, and appraisers-construct 21st century urban housing markets in ways that contribute to or undermine racial segregation. Drawing on extensive ethnographic and interview data collected in Houston, Texas, Race Brokers shows that housing market professionals play a key role in connecting people-or refusing to connect people-to housing resources and opportunities. They make these brokering decisions through reference to racist or anti-racist ideas. Typically, housing market professionals draw from racist ideas that rank-order people and neighborhoods according to their perceived economic and cultural housing market value, entwining racism with their housing market activities and interactions. Racialized housing market routines encourage this entwinement by naturalizing racism as a professional tool. Race Brokers tracks how professionals broker racism across the housing exchange process-from the home's construction, to real estate brokerage, mortgage lending, home appraisals, and the home sale closing. In doing so, it shows that professionals make housing exchange a racialized process that contributes to neighbourhood inequality and racial segregation. However, in contrast to the racialized status-quo, a small number of housing market professionals draw on anti-racist ideas and strategies to extend equal opportunities to individuals and neighborhoods, de-naturalizing housing market racism. Race Brokers highlights the imperative to interrupt the racism that pervades housing market professionals' work, dismantle the racialized routines that underwrite such racism, and cultivate a truly fair housing market"--

Book The Fight for Fair Housing

Download or read book The Fight for Fair Housing written by Gregory D. Squires and published by Routledge. This book was released on 2017-10-16 with total page 291 pages. Available in PDF, EPUB and Kindle. Book excerpt: The federal Fair Housing Act of 1968 was passed in a time of turmoil, conflict, and often conflagration in cities across the nation. It took the assassination of Dr. Martin Luther King, Jr. to finally secure its passage. The Kerner Commission warned in 1968 that "to continue present policies is to make permanent the division of our country into two societies; one largely Negro and poor, located in the central cities; the other, predominantly white and affluent, located in the suburbs and outlying areas". The Fair Housing Act was passed with a dual mandate: to end discrimination and to dismantle the segregated living patterns that characterized most cities. The Fight for Fair Housing tells us what happened, why, and what remains to be done. Since the passage of the Fair Housing Act, the many forms of housing discrimination and segregation, and associated consequences, have been documented. At the same time, significant progress has been made in counteracting discrimination and promoting integration. Few suburbs today are all white; many people of color are moving to the suburbs; and some white families are moving back to the city. Unfortunately, discrimination and segregation persist. The Fight for Fair Housing brings together the nation’s leading fair housing activists and scholars (many of whom are in both camps) to tell the stories that led to the passage of the Fair Housing Act, its consequences, and the implications of the act going forward. Including an afterword by Walter Mondale, this book is intended for everyone concerned with the future of our cities and equal access for all persons to housing and related opportunities.
