Abstract: Housing is the basic shelter for each citizen and property management professionals take a main role to manage the building well and the security staffs to take a role to ensure the safety of the residents living in the building so as to let every resident have a comfortable living place. However, it is found that the turnover and mobility in property management field is high. The main objective of this study is to understand the job satisfaction level of the property management professionals, security officers and security guards and explore the importance of different factors affecting their job satisfaction level. At the same time, we would try to explore the situation of the staffs working in different building grade. Suggestion and recommendation will be given so as to enhance the job satisfaction level. Real estate managers collect the rent, one of the responsibilities that go back to the very origins of the profession. They are often also responsible for advertising and showing available properties to potential new tenants, and dealing with problems between tenants as well as between the tenant and the landlord. It is also their job to evict tenants who either do not pay the rent or who are in violation of rules regarding the use of the property. It includes, provision of services, utilities such as water supply, electricity, access roads, drainage system, refuse disposal facilities as well as prompt attention to repairs and maintenance. However, most times professionals or organizations in high-rise building management are concerned with the economic value and functionality of the building without considering its satisfaction to the user of space. On this premise, this work evaluates tenant/user satisfaction as a good measure of high-rise building maintenance/building performance. The work adopted a cross-sectional research design approach and analyzed quantitatively.The results show that opinions and expectations of the tenant/occupiers in high rise residential buildings are central to improving service delivery by property management firms toward customer satisfaction. Effective property management should be customer driven. Tenants are highly dissatisfied with communication, creating a gap between customer expectation and perception of service quality. Lack of interaction becomes a major reason for non-satisfaction of service quality.
