Book The Supply and Demand of Housing in Malawi

Download or read book The Supply and Demand of Housing in Malawi written by Vera Kamtukule and published by LAP Lambert Academic Publishing. This book was released on 2012 with total page 92 pages. Available in PDF, EPUB and Kindle. Book excerpt: The First Urban Development Project by World Bank in Lilongwe and Blantyre was a good initiative aimed at producing a suitable housing system and introducing a wide range of affordable house designs, options for purchasing with loans obtained from a bank. The project was implemented through Malawi Housing Cooperation (MHC). However neither MHC nor the beneficiaries were included in project design as well as decision making for the same, thereby highly compromising monitoring, acceptance as well as quality of the end product. Housing stock in Malawi is low and largely influences pricing thus making access to adequate affordable shelter unattainable for a larger group of urban dwellers in Malawi. The frequency and unattractiveness of poor people's income levels hinders them from accessing formal housing finance. Malawi lags behind in terms of building technologies and this greatly affects standards. This study concludes that poor people have a deeper understanding of their situation and should be at the centre of each development initiative. This is not only cost effective, but maximises people's potential while accurately responding to their priorities.

Book Housing Market Dynamics in Africa

Download or read book Housing Market Dynamics in Africa written by El-hadj M. Bah and published by Springer. This book was released on 2018-03-12 with total page 285 pages. Available in PDF, EPUB and Kindle. Book excerpt: This open access book utilizes new data to thoroughly analyze the main factors currently shaping the African housing market. Some of these factors include the supply and demand for housing finance, land tenure security issues, construction cost conundrum, infrastructure provision, and low-cost housing alternatives. Through detailed analysis, the authors investigate the political economy surrounding the continent’s housing market and the constraints that behind-the-scenes policy makers need to address in their attempts to provide affordable housing for the majority in need. With Africa’s urban population growing rapidly, this study highlights how broad demographic shifts and rapid urbanization are placing enormous pressure on the limited infrastructure in many cities and stretching the economic and social fabric of municipalities to their breaking point. But beyond providing a snapshot of the present conditions of the African housing market, the book offers recommendations and actionable measures for policy makers and other stakeholders on how best to provide affordable housing and alleviate Africa’s housing deficit. This work will be of particular interest to practitioners, non-governmental organizations, private sector actors, students and researchers of economic policy, international development, and urban development.

Download or read book Understanding African Real Estate Markets written by Aly Karam and published by Taylor & Francis. This book was released on 2022-04-28 with total page 273 pages. Available in PDF, EPUB and Kindle. Book excerpt: This book brings together a broad range of research that interrogates how real estate market analysis, finance, planning, and investment for residential and commercial developments across the African continent are undertaken. In the past two decades, African real estate markets have rapidly matured, creating the conditions for new investment opportunities which has increased the demand for a deeper understanding of the commercial and residential markets across the continent. The chapters consider issues that pertain to formal real estate markets and the critical relationship between formal and informal property markets on the continent. With contributing authors from South Africa, Ghana, Nigeria, Uganda, Kenya, and Tanzania, the book considers the achievements of African real estate markets while also highlighting the complex central themes such as underdeveloped land tenure arrangements, the availability of finance in both the commercial and residential sectors, rapidly growing urban areas, and inadequate professional skills. This book is essential reading for students in real estate, land management, planning, finance, development, and economics programs who need to understand the nuances of markets in the African context. The strategy identifies broad thematic areas and key priority areas to bring about sustained economic growth. A striking feature of this strategy is that the various governmental organizations, private sector, and general public are equal stakeholders. However, successful implementation of MGDS-II will largely depend on sound macroeconomic management and a stable political environment.
