Book Hedonic Methods in Housing Markets

Download or read book Hedonic Methods in Housing Markets written by Andrea Baranzini and published by Springer Science & Business Media. This book was released on 2008-09-20 with total page 283 pages. Available in PDF, EPUB and Kindle. Book excerpt: Cities are growing worldwide and their sprawl is increasingly challenged for its pressure on open spaces and environmental quality. Economic arguments can help to decide about the trade-off between preserving environmental quality and developing housing and business surfaces, provided the benefits of environmental quality are adequately quantified. To this end, this book focuses on the use and advancement of the “hedonic approach”, an economic valuation technique that analyses and quantifies the sources of rent and property price differentials. Starting from theoretical foundations, the hedonic approach is applied to the valuation of natural land use preservation and noise abatement measures, as well as to residential segregation and discrimination, extending the analysis to the role of the buyers and sellers' identity on housing market prices and to the issue of environmental justice.

Book Global Housing Markets

Download or read book Global Housing Markets written by Ashok Bardhan and published by John Wiley & Sons. This book was released on 2011-10-27 with total page 576 pages. Available in PDF, EPUB and Kindle. Book excerpt: A global look at the reasons behind the recent economic collapse, and the responses to it The speculative bubble in the housing market began to burst in the United States in 2007, and has been followed by ruptures in virtually every asset market in almost every country in the world. Each country proposed a range of policy initiatives to deal with its crisis. Policies that focused upon stabilizing the housing market formed the cornerstone of many of these proposals. This internationally focused book evaluates the genesis of the housing market bubble, the global viral contagion of the crisis, and the policy initiatives undertaken in some of the major economies of the world to counteract its disastrous affects. Unlike other books on the global crisis, this guide deals with the housing sector in addition to the financial sector of individual economies. Countries in many parts of the world were players in either the financial bubble or the housing bubble, or both, but the degree of impact, outcome, and responses varied widely. This is an appropriate time to pull together the lessons from these various experiences. Reveals the housing crisis in the United States as the core of the meltdown Describes the evolution of housing markets and policies in the run-up to the crisis, their impacts, and the responses in European and Asian countries Compares experiences and linkages across countries and points to policy implications and research lessons drawn from these experiences Filled with the insights of well-known contributors with strong contacts in practice and academia, this timely guide discusses the history and evolution of the recent crisis as local to each contributor's part of the world, and examines its distinctive and common features with that of the U.S., the trajectory of its evolution, and the similarities and differences in policy response.

Book Uvedale Price 1747 1829

Download or read book Uvedale Price 1747 1829 written by C. Watkins and published by Boydell Press. This book was released on 2012 with total page 279 pages. Available in PDF, EPUB and Kindle. Book excerpt: The first biography of the 18th-century landscape gardener, Uvedale Price, showing the key interconnections between his roles as landowner, art collector, forester, landscaper, connoisseur and scholar. Uvedale Price achieved most fame as the author of the influential Essay on the Picturesque of 1794 in which he argued that the work of the greatest landscape artists, such as Salvator Rosa, Rubens and Claude, should be usedas models for the "improvement of real landscape". His attack on the smooth certainties of Capability Brown sparked off a public controversy, drawing in Richard Payne Knight and Humphry Repton, which became a cause célèbre. This is the first biography of Uvedale Price, bringing out his contradictory and elusive character and revealing an astonishing cast of friends and acquaintances, including Gainsborough, Voltaire, William Wordsworth and ElizabethBarrett Browning. The book shows how he developed his ideas through practical experimentation on his own land and buildings and provides an understanding of the context of Price's practices and theories and the key interconnections between his roles as landowner, art collector, forester, landscaper, connoisseur and scholar. CHARLES WATKINS is Professor of Rural Geography, University of Nottingham; BEN COWELL is Assistant Director, External Affairs, National Trust.

Book Pricing and Sustainability of Urban Real Estate

Download or read book Pricing and Sustainability of Urban Real Estate written by Tom Kauko and published by Routledge. This book was released on 2018-02-05 with total page 212 pages. Available in PDF, EPUB and Kindle. Book excerpt: Urban sustainability has become a political and social agenda of global significance, of which real estate is an integral dimension. Sustainable urban development includes much more than ‘green building’ standards, yet in practice, other aspects such land use plans and locations are often overlooked. This book demonstrates that the issue of sustainable development stretches far beyond the hitherto dominating agenda based on ‘green’ (i.e. environmentally and ecologically sustainable) buildings. In doing so, it presents a novel framework based on the concept of economic sustainability of real estate locations, drawing connections with the global financial crisis and housing price bubble discourse. It argues for the need to better integrate social, cultural and economic dimensions into the real estate sustainability agenda. It also explores the role of location, and especially the image aspect therein. Trends in consumer choice are important to the way these dimensions are appreciated in decisions about investment, development, valuation and other activities of the production, consumption and governance of the built environment. This book will be of interest to private and public sector practitioners of real estate valuation as well as scholars of urban studies, geography, economics, urban planning and environmental studies.
