Most valuation books related to mineral rights focus on setting values for industry specialists. Those emphasize the techniques that oil and gas professionals apply when creating documents for SEC filings, or internal valuation related to deciding which prospects to drill. This work is intended for the appraiser, the real estate agent, and the average mineral owner who needs a valuation that can be used for internal estate management, for valuation related to estate or income taxes, or to evaluate an offer made to purchase the mineral right. Such appraisals should conform to the Uniform Standards of Professional Appraisal Practice (USPAP) rather than be an engineering text. Portfolios of mineral rights, working interests, and over-riding royalty interests are intangible business interests. This book explores the passive interest of actual real property. It is the fee in mineral or the leased fee that is explained. The book starts with a brief history of petroleum valuation and the development of the techniques commonly applied to the appraisal of a mineral interest. It breaks down the legal and appraisal terminology into simple explanations. The lease is dissected and each part of lease terminology is explained. Pooling and divisions of interest are explained. The more technical aspects of valuation are reserved for the last half of the book applying the standard appraisal approaches to value in addition to the application of methodologies unique to minerals. The author ends the book with his commentary on the boom - bust cycle of oil exploration and an exploration of the relationship between earthquakes and fracking.

McLAURiN The principal factors in the valuation of a producing oil property are the estimates of 1 the recoverable oil 2 the profits to be ob tained from the extraction of this oil 3 the resulting values under various conditions. The value of nonproducing acreage is more simply ascertained. This work is concerned with these topics, with less emphasis on the subject of estimating the oil reserves. Most of the recorded study relating to the subject has been directed toward the estimation of the recoverable oil and gas, called the oil and gas reserves, and has had its inception in tax situations and the accom panying accounting matters. The derivation of the worth of these reserves, expressed in dollars, has received less attention. However, the dollar values of oil properties have been of concern to the leaders in the industry since its beginning. Book excerpt: We calculate a time series of the value of federal mineral rights in oil and natural gas by using various estimates of proven and unproven reserves and time series on federal government royalties and bonus payments. We also present estimates of the components of the revaluation of this series through time.The results are striking. Federal mineral rights are the single largest item in a complete balance sheet of the federal government, dominating the total value of tangible capital or financial assets. In 1981, for example, we estimate that the value of federal oil and gas rights exceeded $800 billion, which was larger than the privately held national debt. The paper also presents estimates of various confidence bounds on the value of oil and natural gas. The methodology can be extended to other minerals, although we have not done so; our estimate is a lower bound on the total value of all mineral rights.The paper also expands and extends previous estimates of the value of federal land. New data, and attention to the detailed decomposition of federal land holdings by type, lead to substantially larger estimates of the value of federal land than have been presented in previous research. Our estimate is that by 1981, the total value of federal land was $175 billion
