Book excerpt: Sustainability has become a driver of innovation in the built environment, but the affordability of sustainable building remains a significant challenge. This book takes a critical view of the real cost of green building. It provides readers with a non-biased evaluation based on empirical construction cost data and sheds light on the affordability of sustainable buildings. Chapters are presented in three parts. The first part lays the foundation to demystify the perception of green buildings being expensive to construct by providing empirical evidence that green buildings, even net-zero buildings, are not necessarily more expensive to build than conventional buildings. The second part presents empirical evidence, common misperceptions of a higher green building construction cost are debunked. The author offers a new framework to explain the construction cost drivers and differences of sustainable buildings: the project characteristics and project team characteristics (human factors). The third part directs the readers’ attention to the important role that human factors play in controlling and reducing construction costs, with a focus on the project design team. A lack of skills, expertise, and experience during the design phase is likely to be the biggest contributor to higher construction costs. Empirical analysis, case studies on LEED-certified buildings, and interviews with project teams are used to present a pathway to more affordable green building at the end. This will be a crucial resource for students and professionals in architecture, engineering, construction management, and planning and energy policy.

Crossing green building development, there is continually growing awareness in practices, green products, and high-performance technologies among building design, development and construction. The market has shown that there are concerns on lack of accurate and quantifiable information to analyze the economic impacts of high-performance buildings. It further implies that there are hurdles in the perception of cost, such as the high cost of construction and operation. These perceived high costs have become stumbling blocks to the acceptance of green building concepts. While dealing with complexity, emergent behavior and the requirements of many stakeholders, the cost factor directly impacts further development on green buildings, which will be required to demonstrate value-added flow between owners and users. There is a timely opportunity to evaluate the cost of construction and operation to determine how the strategy to reduce this cost will benefit the sustainable building industry in long run. Sustainable buildings meet market and building owners' (as well as builders') demands for new and renovated facilities, after consideration for less environmental impact. While realizing the environmental stewardship and conservation, green buildings need to be generated with an optimal balance of cost, in order to show environmental, societal, and human benefits through the function of the intended facility or infrastructure. Based on current market research and data, there's a consistent disconnect between capital costs and operating costs. Over past a few years, there has been a lot of discussion and analysis on the true costs of green buildings and proposals to reduce the high construction and operation costs in order to show returns on constructing an environmentally responsible, high-performing facility. The objectives of this thesis are to identify the strategies to reduce the construction and operation costs for building sustainably and convince the industry to rethink construction budgeting and financing. In order to provide quantification of cost, a comprehensive analysis will be done on the cost of construction and operation of green buildings. Key Questions: The proposed thesis will address the following major questions: " What kind of measurements are appropriate for the green building industry to capture the costs of sustainability? * What methodology can best be employed to monitor the long-term reduction of these costs? " What approach should be used to quantify the direct association between the cost impacts and green building development? * What are the commonalities and differences offered by these costing methodologies? " What kind of green building can offer the greatest return on investment?

Book excerpt: The issue of sustainability in the building industry is prominent, as this industry causes large impacts on the environment but also it contributes greatly in a socioeconomic perspective of growth. In line with sustainability the purpose of this report is twofold: to provide a comprehensive description of the current state-of-the-art building assessment methods and to contribute towards sustainability and building design optimisation through the introduction of a comprehensive design approach. In the first part of the report the role of the environmental methods and footprint schemes in ascertaining building sustainability is examined, with a deeper analysis of the Footprint methods introduced by the European Commission. Footprint schemes provide an environmental assessment on a product-level approach.^However, a building is better described as a process than a product, while taking into account the interactions involved in the building life-cycle it seems insufficient to consider building components in isolation. Current environmental assessment methods evaluate buildings over their life-cycle at a later design stage to provide an indication of their environmental performance. The sole aspect of the environmental performance cannot provide comparable building solutions, while at this stage the information cannot be effectively used in the general design process. A more effective way of achieving building sustainability is to consider the environmental issues in the early design stage, where the principles of durability, probabilistic reliability and safety of structures are involved. Since these parameters are parts of the same whole they need to be addressed together.^To move towards sustainability, a new integrated-design approach is deemed essential that allows building assessment in a multi-performance perspective. In the second part, the Sustainable Structural Design (SSD) methodology is presented based on environmental and structural performance parameters in a life-cycle approach. Emphasis is put on integrating the environmental results in the structural performance, which is treated in a probabilistic manner through the introduction of a simplified Performance-Based Assessment method. A global assessment parameter as the result of environmental issues expressed as costs and structural repair and downtime losses is obtained, which allows different stakeholder categories to make decisions in a multi-dimensional perspective. The final part of the report is devoted to further research insights. Both the EU framework on resource efficiency and the communication on resource efficiency opportunities in the building sector are discussed.

Since the inception of the United States Green Building Council (USGBC) in 1993, USGBC has played a key role in providing guidance to the design and construction community in building "green" structures. The Leadership in Energy and Environmental Design (LEED) rating system is an industry accepted standard for the design/construction and measurement of green buildings. Although USGBC provides guidance on performance measurement, a streamlined process of performance tracking and measurement has not been formalized. This research focuses on identifying vital areas of required tracking and measurement; to allow for a systematic analysis of costs and benefits, over the life of sustainable buildings. A case-study based on the recently designed and constructed East Hall LEED-Gold Certified, dormitory building at Worcester Polytechnic Institute (WPI), was undertaken to create and assess a life cycle costs analysis framework. This research is aimed at understanding what the costs of building green at WPI truly are. Life Cycle Cost Analyses of the mechanical, electrical, plumbing and roof components were evaluated to generate percent savings or percent added cost. This research reviewed the various green and non-green costs of construction, consumption, and operations and maintenance costs providing a comparative analysis to leading researchers in the field of costs and benefits of building green.
