Abstract: ABSTRACT The improvement of public transportation system in the sub-urban areas will result in the reduction of transportation cost and traveling time to the residents. People's expectations to the improvement of transportation will lead to a decline in the residential price gradient between urban and sub-urban areas even the project is still under construction. There have been very few studies investigating the effect of people's expectation to the improvement of public transportation on the property price gradient. This paper attempts to find out the impact of the expected improvement of public transportation on the residential price gradient through a case study of Ma On Shan Rail in Hong Kong. Ma On Shan Rail is a mass transit railway system specially catered for the 400,000 population in Ma On Shan. It is expected to be commenced at the end of 2004. People may expect there will be an improvement of transportation at Ma On Shan district. This study is to investigate the effect of the expected improvement of public transportation to the price gradient in two areas linked by the improved railway line. Hedonic Pricing Model was adopted to measure the effect of the expected improvement of public transport at Ma On Shan district. The heterogeneous characteristics of residential properties that affect the prices can be controlled by adopting this model. Selection of homogeneous samples can minimize the effects of other factors affecting the price. Two private residential properties near the two stations in which one of them is ii located remotely and will be linked by Ma On Shan Rail while the other is more close to CBD and will not be linked by Ma On Shan Rail were selected during a specified period for analysis. The latter one will be selected and act as a control for the purpose study. Since Ma On Shan Rail is still under construction during this study, the actual effect to the commencement of Ma On Shan Rail is out of our scope of study. Instead, three different periods, (i) before Ma On Shan Rail gazette, (ii) after Ma On Shan gazette and before the commencement of the construction works, (iii) after the commencement of construction works, were identified for the purpose of study. The results of the study indicate that the provision of Ma On Shan Rail tend to reduce the price gradients between Sha Tin and Ma On Shan area. The effect of the expected improvement of transportation tends to increase when the commencement date of Ma On Shan Rail is getting closer. It suggests that people's expectations to the improvement of transportation in Ma On Shan district will lead to a decline in the residential price gradient between urban and sub-urban areas even Ma On Shan Rail is still under construction. iii DOI: 10.5353/th_b3131940 Subjects: Housing - Prices - China - Hong Kong - Case studies Railroads - China - Hong Kong - Case studies Housing - Prices - Ma On Shan Railroads - Ma On Shan

Book The Effects of Expected Transport Improvements on Housing Prices

Download or read book The Effects of Expected Transport Improvements on Housing Prices written by Edward Chung Yim Yiu and published by . This book was released on 2008 with total page pages. Available in PDF, EPUB and Kindle. Book excerpt: Improvements in transport were commonly found to have a positive effect on the price of housing. As the construction of infrastructure often lasts for years, it is plausible to assume that investors will take expected improvements into consideration when pricing and trading neighbourhood properties. However, there have been few investigations of such effects. This paper is an empirical study of whether premiums were paid for the expected benefits offered by a new tunnel before its completion. The results showed that there were positive price expectation effects well before the completion of the tunnel. The expectation effects allow the government to finance infrastructure projects by selling land in the affected districts in advance.

Book China s Regional Development

Download or read book China s Regional Development written by Ming Lu and published by Routledge. This book was released on 2013-07-18 with total page 491 pages. Available in PDF, EPUB and Kindle. Book excerpt: China is a large developing economy and it has been deeply involved in globalization since its economic reform and opening-up. Simultaneously, China has seen a significant change in the spatial distribution of economic resources, especially capital and labor. In the recent 10 years, economists have made significant progress in both theoretical and empirical studies on related topics. The book provides an overview on the existing literature and current policy debates on what we have known and what we have misunderstood. This book includes an analytical framework of the New Economic Geography (NEG) with political economy to help us understand China’s regional development issues. The book of 10 chapters is organized into four thematic sections. The first section is a theoretical discussion on the relationship between economic agglomeration and interregional balanced development. The second section is a political economy analysis on regional and urban-rural development. The third section provides a summary on empirical literatures concerning from market segmentation and institutional barriers to production factor mobility. The final section consists of four empirical chapters on the relationship between agglomeration and balance, which is the core of relevant policy debates. The book argues that for China to achieve both efficiency and balance for regional development, China may need to reform its systems which constrain production factors mobility. This book is a valuable reference for readers who are interested in spatial economics and the Chinese economy, especially its regional and urban development.

Book The Political Economy of Immigration in The Netherlands

Download or read book The Political Economy of Immigration in The Netherlands written by Joop Hartog and published by Taylor & Francis. This book was released on 2023-08-18 with total page 158 pages. Available in PDF, EPUB and Kindle. Book excerpt: Economists measure the effects of immigration through the yardstick of income. This book offers a broad survey of the conventional approach but in addition, also considers better measures of welfare or well-being and provides a detailed description and evaluation of policies - rules, regulations and implementation. The book offers a long, historical perspective on the development of population density in the Netherlands. It begins with the history of the Netherlands: geological and cultural formation of the land - and water - and population development. The Netherlands is unique in that much of the land is man-made, in particular the western part, which is, economically speaking, the most developed area. It is also special for its very high population growth rate that took off during the 19th century. The key argument of the book is that population size is irrelevant for income per capita, that land is a binding constraint in the Netherlands and that negative external effects of increasing population size lead to welfare losses from further population growth, whether by natural growth or by immigration. At present, the battle for scarce land is intense and bitter, with a strong clash between developers who want to build houses, farmers who do not want to give up farming and conservationists who increasingly find support in the courts for insufficiently caring for the natural environment. The book combines a general analysis of population density, both theoretical and empirical, with an in-depth presentation of actual policies in a country with intense pressure on available land.

Book excerpt: In the United States, some populations suffer from far greater disparities in health than others. Those disparities are caused not only by fundamental differences in health status across segments of the population, but also because of inequities in factors that impact health status, so-called determinants of health. Only part of an individual's health status depends on his or her behavior and choice; community-wide problems like poverty, unemployment, poor education, inadequate housing, poor public transportation, interpersonal violence, and decaying neighborhoods also contribute to health inequities, as well as the historic and ongoing interplay of structures, policies, and norms that shape lives. When these factors are not optimal in a community, it does not mean they are intractable: such inequities can be mitigated by social policies that can shape health in powerful ways. Communities in Action: Pathways to Health Equity seeks to delineate the causes of and the solutions to health inequities in the United States. This report focuses on what communities can do to promote health equity, what actions are needed by the many and varied stakeholders that are part of communities or support them, as well as the root causes and structural barriers that need to be overcome.
