Book An Empirical Analysis of Home Equity Loan and Line Performance

Download or read book An Empirical Analysis of Home Equity Loan and Line Performance written by Sumit Agarwal and published by . This book was released on 2005 with total page 44 pages. Available in PDF, EPUB and Kindle. Book excerpt: Given the growth in home equity lending during the 1990s, it is imperative that lenders and regulators understand the risks associated with this segment of the residential mortgage market. This paper addresses this need through analysis of a unique panel data set of over 135,000 homeowners with second mortgages. Our analysis indicates that significant differences exist in the prepayment and default probabilities of home equity loans and lines. We find that households with equity loans are relatively more sensitive to changes in interest rates. On the other hand, households with equity lines are more sensitive to appreciation in property value. Our analysis offers insights into bank minimum capital requirements associated with home equity credit lending.

Book Secondary Mortgages for Everyone

Available in PDF, EPUB and Kindle. Book excerpt: The average consumer is strapped for cash. However, the US economy thrives on consumer spending. What is a government to do? The US government wants homeowners to access more capital (debt) by encouraging them to take secondary mortgages, also known as home equity loans. For their part, the government promises to pay investors back if borrowers default on their secondary mortgages. This will create a secondary market for home equity loans similar to the one for primary mortgages, also known as mortgage-backed securities. I am staying far away from assuming a secondary mortgage, but I will invest in secondary mortgage-backed securities through the stock market! How will you take advantage of a new trillion-dollar industry? Good Luck!

Book Adverse Selection in the Home Equity Line of Credit Market

Download or read book Adverse Selection in the Home Equity Line of Credit Market written by Michael LaCour-Little and published by . This book was released on 2017 with total page 31 pages. Available in PDF, EPUB and Kindle. Book excerpt: Securitization has been widely assigned blame for contributing to the recent mortgage market meltdown and ensuing financial crisis. In this paper, we employ the OCC Home Equity database to develop estimates of default and prepayment probabilities for home equity lines of credit originated during 2004-2008 and tracked through 2014. Results show that securitized home equity loans bear both higher default and prepayment risk compared to loans held in portfolio by lenders, consistent with adverse selection in the securitization process. Spreads on securitized home equity lines are higher, as well, consistent with a “lemons spread”. Results are robust across multiple specifications, including models that address the endogenous decision to securitize, and support adoption of the credit risk retention rule for asset-backed securities.

Book Regaining the Dream

Download or read book Regaining the Dream written by Roberto G. Quercia and published by Rowman & Littlefield. This book was released on 2011-07-27 with total page 178 pages. Available in PDF, EPUB and Kindle. Book excerpt: Millions of Americans have lost their homes since the start of the recession initiated by the financial crisis of 2008–09. But is the dream of homeownership for America's working families obsolete, an aspiration from a bygone era? Regaining the Dream rejects that notion and proposes a way to strengthen the financial system while simultaneously promoting an equitable and viable American homeownership policy. For the first time, the authors of Regaining the Dream offer data-driven evidence on how the mortgage industry can serve working families in the United States, pointing the way to a pragmatic housing policy that promotes the opportunity for sustainable homeownership. Taking the reader step by step through the lending crisis and what caused it, the authors include useful and clear definitions of terms heard almost daily in news coverage. And they give a fair account of the history behind Fannie Mae and Freddie Mac and the new Dodd-Frank law, explaining what remains to be done to uphold one of the defining characteristics of the American dream.

Book Reverse Mortgage

Download or read book Reverse Mortgage written by Daniel Shore and published by Freegulls Publishing House. This book was released on with total page 33 pages. Available in PDF, EPUB and Kindle. Book excerpt: A reverse mortgage allows homeowners aged 62 or older to access a portion of the equity they have built up in their homes over the years. The amount that can be borrowed depends on factors such as the homeowner's age, the appraised value of the home, and current interest rates. One of the key features of a reverse mortgage is that it does not require monthly payments like a traditional mortgage does. Instead, the loan balance increases over time as interest accrues on the borrowed amount. The homeowner retains ownership of the home and can continue to live in it as long as they comply with the loan terms, which typically include maintaining the property and paying property taxes and homeowners insurance. Repayment of the loan is usually deferred until the homeowner moves out of the home permanently, sells the home, or passes away. At that point, the loan must be repaid, usually through the sale of the home. Any remaining equity after the loan is repaid belongs to the homeowner or their heirs. Reverse mortgages can be a valuable financial tool for seniors who need additional income during retirement or want to access their home equity without selling their home. However, they also come with certain risks and considerations, such as potential fees, interest rates, and the impact on inheritances. It's essential for homeowners to carefully consider their options and consult with a financial advisor before deciding if a reverse mortgage is right for them.
