This book was released on 2018-02-27 with total page 70 pages. Available in PDF, EPUB and Kindle. Book excerpt: Excerpt from The Farm Real Estate Situation, 1927-1928 Corn and Cotton Belts. But in both the declines were smaller than during 1926 - 27. A price break so drastic as occurred with cotton in 1926 brings consequences from which immediate recovery in farm real estate values is hardly to be expected. However, the generally improved cotton situation appeared to have been a hardening influence on values in some Southern States, especially in Alabama and Georgia. Equally encouraging was the fact that for the first time in many years reported values in Montana and the Dakotas showed a tendency toward comparative firmness. The available evidence begins to point to the conclusion that the mountain region has put behind it the worst phases of the depression. That doesn't mean recovery in all sections of that territory yet, however, for wreckage still remains to be cleared away. In much of this territory, also, the vagaries of the weather always constitute an uncertain factor on the income side of land. Likewise the notably encouraging tendency shown by values in the Dakotas can not yet be taken as a sign that the bottom has been fully reached. Book The Farm Real Estate Situation 1947 48 and 1948 49 Classic Reprint

This book was released on 2018-03-22 with total page 50 pages. Available in PDF, EPUB and Kindle. Book excerpt: Excerpt from The Farm Real Estate Situation 1947-48 and 1948-49 The volume of voluntary sales during the year ended March 1949 was almost a third below the record high of 1947 but was still about 50 percent above the 1935 - 39 average. Forced sales and related defaults during the year were at or near the record low level that has prevailed since 1944. This decline in the volume of sales first evident in 1947-48 and continuing through 1948 - 49 indicates in part that prospective buyers are becoming more reluctant to pay current asking prices for farm land. But it also indicates that many present owners are unwilling to sell so long as farm land continues to yield a higher rate of return than most other investments. This book was released on 2018-03-20 with total page 50 pages. Available in PDF, EPUB and Kindle. Book excerpt: Excerpt from Current Developments in the Farm Real Estate Market: July-November 1959 Both dealer and nondealer reporters agreed that fewer people were looking for farmland last summer and early fall than a year earlier. More recent indications are that since last fall demand has slackened further. Dealer's inquiries continued to come chiefly from farmers already owning land and from nonfarmers. Within the latter group, investors accounted for 23 percent of dealers' total inquiries nationally, but the proportion ranged to more than a third in areas where nonfarm influences are most prevalent. Financing of farm transfers last fall was said to be generally more difficult than a year earlier. Although interest rates were a little higher for most lenders last October, the increase shown in central money markets had not yet been fully reflected in the rates for farm mortgages. Severallenders reported a sharp decline in their loan commitments in the fourth quarter of 1959 compared with a year earlier. Book excerpt: Excerpt from Current Developments in the Farm Real Estate Market: July-November 1958 NO doubt some of these shifts in Opinion reflect changes in crop and income conditions between 1955 and 1958, as well as the relative importance of nonfarm influences. The most notable improvement in crop conditions has occurred in the western Corn Belt and spring wheat areas while nonfarm demand continues to add strength to the land market in the Northeast and Lake States. Indications from.the October 1958 survey are that the rate of voluntary transfers of farm real estate may be a little higher than it was a year ago. This trend was evident in the western Corn Belt, spring wheat, and Lake States areas but in most other areas the rate appeared to be about the same as last year. Nationally, the number of sales by dealers in the March to October period of 1958 averaged about the same as in the comparable period of 1957. Small increases in the spring wheat, southern range live stock and western cotton areas were offset by small declines in the North east dairy, general farming, and western wheat areas. Book excerpt: Excerpt from Current Developments in the Farm Real Estate Market: Approved by the Outlook and Situation Board January 11, 1955 Comparing the results of the October 1953 and October l95k surveys, the gain in the proportion of reporters who expected an increase in land values was greatest in the northern Corn Belt and in several other States which contain large metropolitan areas where land values have strengthened most in the last year. Conversely, there was still a widely held opinion among reporters in Oklahoma, Kentucky, Georgia, South Carolina, and Texas that land values would continue to decline. The prevalence of this opinion can be attributed largely to the effects of drought in l95h and the generally weak demand for farms that resulted. Similar opinions as to expected changes in values were also obtained for good, average, and poor farms in the eastern two-thirds of the country and for irrigated, dryfarming, and grazing lands in the western States.
