Book excerpt: Excerpt from The Farm Real Estate Market: May, 1960 After advances of 6 to 8 percent a year in 1956, 1957 and 1958, farm real estate values increased 3 percent in the year ended March 1, 1960. Although annual increases were less than in 1958-59 in all regions, the slow down was most pronounced in the Corn Belt, Lake States, and Northern Plains. Values in these States this March averaged l or 2 percent higher than a year earlier. Changes in market values in the 4 months ended March 1, 1960, were largely nominal, as values changed 1 percent or less in 30 States. However, values in only 4 States (maine, Minnesota, Missouri, and New Jersey) were as much as 2 percent below last November. Most of the 14 States that showed increases of 2 or 3 percent were in the western half of the country. The national index advanced to 173 (1947 2 index points, or 1 percent, above last November, a new record high. Reporters' opinions as to the probable future trend in market values were more strongly weighted toward little change or a decline this March than they were last October. The most pronounced shift in opinions occurred in the Corn Belt, where about a third of the reporters thought market values would decline in the next 6 months. Elsewhere, opinions as to increases and decreases were more evenly divided, but most areas showed a smaller proportion than last fall of reporters who thought values would increase. They cannot see how the importation of foreign goods, free of duty, or at a low rate of duty, can injure our home manufacturers, unless such importation forces down the price of home products. They say to the manufacturer, "If you can sell your goods as cheaply as the foreign manufacturer, why do you want protection?" To many unthinking people that seems an unanswerable argument. But, in fact, it is a very poor argument, and shows complete ignorance of the best known laws of production. But even at 73 cents per bushel in mid-january, the average local market price was cents lower than a year ago. Local market prices of rough rice advanced cents per bushel during the month ended January 15. A good export demand helped to reduce total supplies in the southern belt as of January 1 about percent under those of a year earlier. Farmers received cents per bushel in mid-january, com pared with cents per bushel on January 15, 1940, an increase of cents per bushel. From a season's low point of cents per bushel reported September 15, rough rice prices have advanced for 4 consecutive months making a total gain of cents per bushel. Prices received by farmers for soybeans in mid-january averaged cents per bushel, compared with per bushel 1 month ago; In Illinois, the leading commercial soybean producing State, prices advanced 10 cents per bushel during the month ended January 15, following a decline of 4 cents from November 15 to December 15. Somewhat smaller in creases were reported during the last month in other areas. The mid-january average, however, was still 14 cents lower than a year ago. Corn prices advanced a little more than usual at local farm markets from December 15 to January 15. Throughout the country, the increase averaged cents per bushel; a somewhat larger rise in the Corn Belt being offset by fractional increases in other important areas of production. A large percentage of current marketings has had to be sold at a discount because of high moisture content. Averaging 56 cents per bushel in mid-january, prices received by farmers were only about 294 cents above the average for a year earlier.
