Book excerpt: Property technology has ushered in new possibilities for the real estate industry, including the use of virtual reality (VR) technologies by real estate agents when marketing properties. Previous studies have identified factors in determining purchase intents within a virtual setting, but little is known about how such technologies affect homebuyers' purchase decisions. In this study, a family-home purchase decision-making model is used to conceptualise how VR can affect buyers' involvement in the property purchasing process. Using transaction data from Wuhan City, China, the study found that a 1% increase in the number of followers visiting an online property portal resulted in a 21% increase in physical home visits. The study also indicates that VR tours shorten the marketing time of property by 6.4% and narrow the bid-ask spread by 2%, ceteris paribus. These findings suggest that emerging property technologies such as VR can enhance the purchase decision-making process and reshape the role of the real estate agent.

Book excerpt: Virtual reality and augmented reality (VR/AR) are computer-generated immersive environments that can interact with users. VR/AR have been under development for 180 years, but they have yet to be adopted by the mass-market. During the whole development process, VR/AR's adoption rates have been much lower than other general-purpose technologies at the same point in time. After the popularization failure in the 1990s, VR/AR were brought back to the public by the success of Oculus, a VR startup that was acquired by Facebook in 2014. It was followed by the exploration of various applications of VR/AR to different industries. One industry that could use VR/AR is the real estate sector, due to the needs for inventing and forecasting the appearance and quality of complex projects. The real estate industry's contribution to U.S. Gross Domestic Product was approximately 15% in 2017. A tiny improvement in efficiency may result in a large growth in this industry; therefore, it is important to study the impact that VR/AR could bring to this sector as disruptive technologies. The current status of VR/AR applications show that despite the strengths and opportunities they could bring, there are still some barriers and challenges for real estate industry adoption. To document these difficulties and strategize solutions, qualitative analyses such as market research and case studies were executed in this thesis. The adoption of VR/AR is limited to date because of the high cost of equipment, inadequate hardware, the lack of attractive content and platforms, and the absence of education. It is also limited by the specific real estate industry challenges, including unknown adoption cost, unpredictable risk, inadequate support from software suppliers, vague regulations, conservative company executives, and VR/AR's disruptive impact on organizational structures. Therefore, solutions from market, policy, and academic aspects are needed to accelerate this adoption process.

Book excerpt: Licensed Real Estate Brokers are experts and have a fiduciary responsibility to their clients to market the properties so as to arrive at a sale that meets the price and time on market combination that best meets their client's needs. I study three types of marketing decisions and their effects on the sales prices and time on market. First, I examine the effects of active techniques, photographs, virtual tours, open-house events, and realtor tours. This study extends this line of research by considering price and time on market effects in relation to four specific marketing strategies used, to varying degrees, by brokers representing house sellers: Public Open Houses, Broker Open Houses, MLS Virtual Tours, and MLS Photographs. The results indicate positive relationships between these strategies and house prices and mixed relationships between these strategies and time on the market. Second, I examine the effects of marketing a property as a foreclosure. This study advances the knowledge of the foreclosure discounts associated with the sale of single family residence foreclosures in four areas: Model Specification, Method of Identification, Market Stability, and Ownership Channel. We find that a robust model allocates the impact of foreclosure status more appropriately and explains 86.9% of the dependent variable, log of the Sales Price. When looking at different levels of identification, starting with not identifying a property as a foreclosure, the foreclosure discount varies from 5% for identifying only in the remarks to 14.4% for identifying it in both the ownership and the remarks or not identifying it at all. When we segment the data for market stability patterns, we find that the foreclosure discount is greater during times of instability. Finally, when we segment the data for ownership, we find that the discount is greatest when the owner is identified as HUD and not disclosing the property as a foreclosure did not inoculate it from the discount, 13.9%. Lastly, I examine the effects of marketing a property as energy efficient. This study assesses the market value of Green Features of homes sold through the Multiple Listing Service in Bexar County (San Antonio), Texas. Further classified into Green Certification, Water Conservation Features, and Energy Conservation Features by SABOR in its MLS data, we find that all three indicators have a statistically significant impact on the sales price when assessed in a hedonic pricing model. When the factors that make up these indicators are disaggregated there is variability in which features provide value. When the factors are correctly aligned into Energy Conservation, Water Conservation, and Temperature Impact, we find that Energy and Water Conservation are still statistically significant but at a lesser impact. Temperature Impact is more important to Bexar County residents.
