Book excerpt: Enclosed shopping malls are in decline in the United States, with 15% of malls on the verge of closure as of 2014. While the enclosed mall appears to be a fading type of retail architecture, a new form emerged in the late 1980s and has gained momentum in the early twenty-first century: the Town Center. The Town Center is defined as mixed-use retail: an outdoor center with shops, restaurants, entertainment features, offices, and living components. These developments are built to mimic traditional downtown districts and do so with a variety of strategies. This study will analyze three Town Center case studies that demonstrate the successes, failures, and implications of the various strategies.Most existing studies of the Town Center are focused on promoting and supporting these spaces; many are also sponsored or written by the developers and planners of these spaces. This study will take a more critical approach. A careful analysis of these proliferating spaces will reveal both the complex reasons for the Town Centers appeal and success, and its potential problems and liabilities. The case studies will be analyzed in terms of planning, architectural, commercial, and social dimensions. The results will demonstrate Town Centers complex impact on American culture and shed light on the implications of this proliferating retail typology.
