Book Swings in Commercial and Residential Land Prices in the United States

Download or read book Swings in Commercial and Residential Land Prices in the United States written by Joseph Nichols and published by . This book was released on 2013 with total page 63 pages. Available in PDF, EPUB and Kindle. Book excerpt: We use a large dataset of land sales dating back to the mid-1990s to construct land price indexes for 23 MSAs in the United States and for the aggregate of those MSAs. The price indexes show a dramatic increase in both commercial and residential land prices over several years prior to their peak in 2006-07 and a steep descent since then. These fluctuations have exceeded those in well-known indexes of home prices and commercial real estate prices. Because those indexes price a bundle of land and structures, this comparison implies that land prices have been more volatile than structures prices over this period. This result is a key element of the land leverage hypothesis, which holds that home prices and commercial property prices will be more volatile, all else equal, in areas where land represents a larger share of real estate value.

Book Appraisal and Valuation

Available in PDF, EPUB and Kindle. Book excerpt: This book features a selection of the best papers presented at two recent conferences organized by the SIEV (Italian Society of Appraisal and Valuation). The book collects twenty-two papers, divided into three parts (Territory & Urban Planning, Real Estate Assets & the Construction Building Process, Real Estate Finance & Property Management) that reflect the main issues of interest for future urban development policies, namely: feasibility analysis for investments; selecting which decision support models to apply in complex contexts; enhancement of public and private assets; evaluating the effects produced by territorial investments; valuation approaches to properties; risk assessment; and strategies for monitoring energy consumption and soil sealing.

Available in PDF, EPUB and Kindle. Book excerpt: "We combine publicly available data from Freddie Mac, the Decennial Census of Housing, and the Bureau of Economic Analysis to construct the first constant-quality aggregate price index for the stock of residential land in the United States. We uncover five main results: (a) since 1970, residential land prices have grown faster but (b) have also been twice as volatile as existing home prices; (c) averaged from 1970 to 2003, the nominal stock of residential land under 1-4 unit structures accounts for 38% of the market value of the housing stock and is equal to 50% of nominal annual GDP; (d) the real stock of residential land under 1-4 unit structures has increased an average of 0.6% per year since 1970; and (e) residential investment leads the price of residential land by three quarters. We also estimate that in 2003:Q3 the nominal value of the entire stock of residential land is the same as annual GDP. Finally, we show for the US data that the logarithms of the nominal price index for residential land, disposable income, and interest rates are cointegrated"--Abstract.
