Available in PDF, EPUB and Kindle. Book excerpt: Facade staining is a centuries-old building defect that is globally widespread. Millions of dollars are wasted annually for its rectification. A stained building looks old and worn-out, diminishing the value of the property and the confidence in occupying it. The facade's durability may also be affected by staining. Despite these wide and varying downstream implications, facade staining can actually be foreseen and prevented if conscientious efforts are made at the building's planning and design stages. This book provides insight into the underlying causes of facade staining and proposes an approach to address the root of the problem. It aims to raise awareness of crucial factors that should be understood and considered in the prevention or minimization of facade staining, hence reducing resource wastage in unnecessary maintenance work.Staining of Facades will serve as a useful guide for students as well as practitioners in related professions such as architecture, engineering, building, real estate, and project and property management, in their efforts to minimize the life-cycle costs of buildings.

Available in PDF, EPUB and Kindle. Book excerpt: The appearance of ugly staining early in a buildings life, ruins an otherwise pleasing appearance, tarnishes the image of the owners and gives rise to costly refurbishment works. In this book Phil Parnham raises a number of questions that should be considered whenever a new building is being designed or built. These are: * why has staining become so prominent; * what causes premature staining; which parts of new buildings are likely to be affected; * how can it be avoided? By using a number of highly illustrated case studies, the author answers these questions and ends by suggesting measures that should be taken by all design and construction professionals to prevent premature staining.

Book Evaluation of Building Facade Component Staining by the Outdoor Exposure and the Indoor Accelerated Staining Tests of Sealed Joint

Download or read book Evaluation of Building Facade Component Staining by the Outdoor Exposure and the Indoor Accelerated Staining Tests of Sealed Joint written by Hiroyuki Miyauchi and published by . This book was released on 2015 with total page 13 pages. Available in PDF, EPUB and Kindle. Book excerpt: This study evaluated panel staining around sealed joints using outdoor-exposure and indoor-accelerated staining tests. The outdoor-exposure staining test was performed for one-component silicone sealant (SR-1) and one-component modified silicone sealant (MS-1) at exposure sites in South Korea, Japan, China, and Malaysia. The test specimens were T-shaped sealed joints with artificial marble substrates. The exposure time was four and eight months. In all exposure sites, stains were observed on the panel with the SR-1 sealant after a short time period, whereas MS-1 sealant showed good stain resistance. The indoor accelerated staining tests were performed for SR-1 and MS-1 sealed joints using four staining materials. After an accelerated staining test by the sunshine weather meter, panel staining was performed using three staining materials (the carbon black-dispersed aqueous paste) and a proposed volcanic ash staining material. When the staining water mixed with UNIRANT77 or the proposed powder of volcanic ash was used for the staining test, the stain on the panel joined by SR-1 was greater than that on the panel joined by MS-1.

Book Technical Due Diligence and Building Surveying for Commercial Property

Download or read book Technical Due Diligence and Building Surveying for Commercial Property written by Adrian Tagg and published by Routledge. This book was released on 2018-09-03 with total page 622 pages. Available in PDF, EPUB and Kindle. Book excerpt: Technical Due Diligence and Building Surveying for Commercial Property is the first book to introduce the process of technical due diligence (TDD) and examine the role of the building surveyor within the commercial property sector. The book outlines the processes that the surveyor must go through when performing a TDD inspection and report and, most importantly, covers in detail the typical pathology and defects encountered during TDD. Performing a TDD survey involves collecting, analysing and reporting on a huge amount of information, often under specific contractual conditions. The book covers everything the surveyor needs to know in order to do a proper job and includes analysis of materials, life cycles and potential defects on an elemental basis, with detail on individual components where necessary. Coverage includes: • an introduction to the TDD process and types of commercial buildings encountered • chapters outlining the life cycle and defects of: structures, roofs, facades, finishes and services • hundreds of illustrations and photographs of defects, real-world case studies and suggestions for further reading • a final chapter covering legal issues and technical details. This book fills a clear gap in the literature and is the first fully illustrated book on TDD dedicated to commercial building stock. It will help students and professionals to understand the process, the science involved and the reasons why defects occur, as well as their evolution and long-term impact.

This book was released on 2010 with total page 391 pages. Available in PDF, EPUB and Kindle. Book excerpt: The second edition of the Structural Concrete Textbook is an extensive revision that reflects advances in knowledge and technology over the past decade. It was prepared in the intermediate period from the CEP-FIP Model Code 1990 (MC90) tofib Model Code 2010 (MC2010), and as such incorporates a significant amount of information that has been already finalized for MC2010, while keeping some material from MC90 that was not yet modified considerably. The objective of the Textbook is to give detailed information on a wide range of concrete engineering from selection of appropriate structural system and also materials, through design and execution and finally behaviour in use. The revised fib Structural Concrete Textbook covers the following main topics: phases of design process, conceptual design, short and long term properties of conventional concrete (including creep, shrinkage, fatigue and temperature influences), special types of concretes (such as self compacting concrete, architectural concrete, fibre reinforced concrete, high and ultra high performance concrete), properties of reinforcing and prestressing materials, bond, tension stiffening, moment-curvature, confining effect, dowel action, aggregate interlock; structural analysis (with or without time dependent effects), definition of limit states, control of cracking and deformations, design for moment, shear or torsion, buckling, fatigue, anchorages, splices, detailing; design for durability (including service life design aspects, deterioration mechanisms, modelling of deterioration mechanisms, environmental influences, influences of design and execution on durability); fire design (including changes in material and structural properties, spalling, degree of deterioration), member design (linear members and slabs with reinforcement layout, deep beams); management, assessment, maintenance, repair (including, conservation strategies, risk management, types of interventions) as well as aspects of execution (quality assurance), formwork and curing. The updated Textbook provides the basics of material and structural behaviour and the fundamental knowledge needed for the design, assessment or retrofitting of concrete structures. It will be essential reading material for graduate students in the field of structural concrete, and also assist designers and consultants in understanding the background to the rules they apply in their practice. Furthermore, it should prove particularly valuable to users of the new editions of Eurocode 2 for concrete buildings, bridges and container structures, which are based only partly on MC90 and partly on more recent knowledge which was not included in the 1999 edition of the Textbook.
