Local differences can be attributed to differences in incomes, demographic effects and real estate characteristics. This paper argues that one should additionally take into account the geographical location of municipalities. In particular, housing prices are affected by distance and travel-time to important economic centers offering jobs and extensive services. Following the economic geography literature, we develop a model showing the impact of geographical barriers on housing prices. We estimate this model on municipality-level housing prices for all 589 Belgian municipalities in 2001. We also differentiate between the two main regions of Belgium (Flanders and Wallonia) as both regions are characterized by political, economic and geographical differences. We distinguish between the attractive forces exercised by both the capital city Brussels and other regional clusters. Our empirical results confirm the expectations. Geographical barriers have significantly negative effects on housing prices. Nevertheless we find important differences between the regions and the means of transport considered.

Book excerpt: Land use and location theory suggest that residential land values in an urban area will exhibit distinct spatial patterns of price variation. Moreover, casual observation of housing prices indicates that the level of prices with regard to structural characteristics also varies significantly, although not necessarily in any predictable spatial formation. However, few models have incorporated spatial variables in a manner as to properly capture such price variation. This paper explores alternative methodologies to represent spatial variation in the price of housing. Models are shown to significantly improve estimation relative to an aspatial model and to dramatically reduce spatial dependence in the error terms.

In spite of this, however, it has remained common for researchers and analysts to assume that prices vary longitudinally but not cross-sectionally, and to ignore spatial variation in the cost of living. In order to know when such an assumption is justifiable and when it is likely to do significant harm to the analysis, we must understand the determinants of spatial variations in the cost of living. This paper discusses the factors which are likely to cause such variations and reports the results of an empirical investigation of their relative strengths. The empirical analysis is based upon the Bureau of Labor Statistics' data on Urban Family Budgets. The model is estimated on a pooled time series/cross-sectional sample constructed from data on thirty-eight metropolitan areas over the period from 1969 to 1977. Much of the cross-sectional variation in the cost of living is explained by differences in climate. Metropolitan areas with cold winters have a higher cost of living than comparable areas located in warmer climates.

Book excerpt: Understanding the spatial variation in housing prices plays a crucial role in topics ranging from the cost of living to quality-of-life indices to studies of public goods and household mobility. Yet analysts have not reached a consensus on the best source of such data, variously using self-reported values from the census, transactions values, tax assessments, and rental values. Additionally, while most studies use micro-level data, some have used summary statistics such as the median housing value. Assessing neighborhood price indices in Los Angeles, we find that indices based on transactions prices are highly correlated with indices based on self-reported values, but the former are better correlated with public goods. Moreover, rental values have a higher correlation with public goods and income levels than either asset-value measure. Finally, indices based on median values are poorly correlated with the other indices, public goods, and income.

Housing and the Financial Crisis looks at what happened to prices and construction both during and after the housing boom in different parts of the American housing market, accounting for why certain areas experienced less volatility than others. It then examines the causes of the boom and bust, including the availability of credit, the perceived risk reduction due to the securitization of mortgages, and the increase in lending from foreign sources. Finally, it examines a range of policies that might address some of the sources of recent instability.

Book excerpt: The collapse of state socialism and the introduction of market relationships in Central and Eastern Europe resulted in profound changes of urban development. Evidence from Central and Eastern Europe indicates that the development of a strong housing market and growing material inequalities contribute to the socio-economic polarization of city districts and residential segregation. Based on empirical data, we analyze spatial variation of migrants' first residential choices within Moscow, i.e. intensity of in-migration to a specific district. We test the theory-driven hypotheses about the association between residential choices and housing prices. Our results show that there are some areas that attract migrants of specific socio-economic status. However, housing prices do not explain a substantial share of variance in the intensities of in-migration, at least at the level of city districts; quite a strong association is only evident for foreign migrants. Thus, we find limited evidence of the Moscow' socio-spatial structure polarization due to the residential choices of migrants.

There is no single method that always produces the optimal results; the choice of a particular approach, method, theory, model and technique is context-dependent. This is especially true in housing markets, where a multitude of different submarkets exist. The methodology chosen should be based on sound theory, from which the basic concepts of analysis can be derived. This booklet discusses the use of potential models, which can be constructed using a general field theory, and which act as a theoretical foundation for further analysis. If we use potential models for house price analysis we can discover additional features from the data set that other approaches would simply miss. This e-book presents a pragmatic overview of key methodological concerns with the emphasis on the use of potential models. Theoretical methodological questions are left unanswered, and are not even presented in this text, since they have little relevancy to real-world modelling questions.
