Download or read book Real Estate Investment Trusts in Europe written by Ramón Sotelo and published by Springer Science & Business Media. This book was released on 2013-12-11 with total page 242 pages. Available in PDF, EPUB and Kindle. Book excerpt: Shortly before of the beginning of the global financial crisis of 2008 REITs were introduced in several European countries based on their success in mature markets like the US, Australia and some Asian countries. While the history of REITs in Europe has been relatively brief, REITs are well on the way to become an industry standard as a real estate investment financial vehicle not only in Europe but throughout the developed world. This book provides both academics and decision makers an introduction to the economics of REITs beyond tax transparency, an overview of the mature REITs markets, and a closer reflection of the development of different REIT-structures in Europe including the history, regulation and markets of each country.

Book Real Estate Investment Trusts In Europe

Download or read book Real Estate Investment Trusts In Europe written by Wolfgang Speckhahn and published by Kluwer Law International B.V.. This book was released on 2016-04-24 with total page 336 pages. Available in PDF, EPUB and Kindle. Book excerpt: It is well known that investments in real estate provide relatively stable yields compared with stock market volatility, so it is not surprising that, with globalisation, investors have pursued such opportunities across borders, especially where foreign countries offer beneficial tax regimes. Nor it is surprising that states should fear erosion of their tax base in the presence of such investments. This groundbreaking book – the first in-depth comparative analysis of taxation of real estate investment trusts (REITs) in different European Union (EU) Member States – investigates the impact of EU law on direct taxation in the case of REITs, and whether EU policies in this area have led national legislators to adjust their REIT regimes. Presenting detailed case studies of three EU Member States – France (a well-established REIT regime), Bulgaria (a new accession state) and Spain (a recent REIT regime) – this book explores the idea of a harmonised EU REIT, and whether harmonisation among national REIT regimes may be possible. Among the issues and topics arising in the course of the presentation are the following: – ‘goodness of fit’ and adaptational soft pressure; – relevant case law from the European Court of Justice, including both tax and company law; – ‘REIT shopping’; – noncompliance of REIT regimes with EU law; and – criteria for the ‘misfit’ analysis of REIT regimes and potential infringements of EU law. The analysis ultimately documents conditions and circumstances for the creation of a harmonised ‘Euro-REIT’ by assessing the level of change on the area of direct taxation within the Member States which would be needed for such a creation to become reality, identifying common themes across different legal systems that could assist the harmonisation of laws. Throughout, a holistic view is taken, linking tax and company law with considerations of sovereignty, policy and culture. In its structured framework comparing REIT regimes, this incomparable study takes a giant step towards overcoming resistance to a common REIT taxation regime in the EU. As the first comparative study of REIT regimes to identify an emerging common understanding informed by European jurisprudence and Europeanisation policy and theory, it is sure to be welcomed by practitioners, academics and policymakers in European law and international taxation as well as European studies.

Book Essays on the Impact of Sentiment on Real Estate Investments

Download or read book Essays on the Impact of Sentiment on Real Estate Investments written by Anna Mathieu and published by Springer. This book was released on 2015-11-05 with total page 133 pages. Available in PDF, EPUB and Kindle. Book excerpt: Anna Mathieu clarifies if real estate decisions are affected by investor and consumer sentiment and how severely the sentiment should be considered. With regard to international capital markets Mathieu conducts an analysis of the impact of investor sentiment on the return of the real estate-specific investment vehicle “Real Estate Investment Trust (REIT)” by applying a GARCH-Model. She investigates the effects of investor sentiment on the return and the underlying volatilities of REITs and Non-REITs during the financial crisis. The hypotheses are tested for validity in a GARCH-Model. Parallel to capital markets and thereby in changing from an indirect Real Estate investment perspective to a direct perspective the author conducts an analysis if consumer sentiment impacts the household decision to buy a new home in the US. Therefore a dataset with 385 monthly observations from 1978 to 2010 is tested by a component model.

Book REITs Around the World

Download or read book REITs Around the World written by Richard Stooker and published by . This book was released on with total page 137 pages. Available in PDF, EPUB and Kindle. Book excerpt: Claim Your Share of Real Estate Investment Trust (REIT) Profits From Around the World Ever since so many private real estate companies converted themselves into Real Estate Investment Trusts and held IPOs in the mid-1990s, and with the publication of the first edition of Investing in REITs: Real Estate Investment Trusts by Ralph L. Block, U.S. investors have been discovering the high dividend yields possible through investing in commercial real estate through publicly owned companies. REITs do not have to pay taxes on the income they distribute to unit holders -- and the government requires them to distribute at least 90%! This means they pay out a lot more money than ordinary corporations (who have to pay corporate taxes). REITs are cash cows. What's not so well known is that countries all over the world have been following the lead of the United States and creating their own versions of Real Estate Investment Trusts. Nearly 40 countries from Australia to Turkey have laws enabling some form of REITs, using the US as a model but ringing their own changes. By investing in foreign REITs you can: 1. Have a stream of income that's not dependent on the US dollar (or euro, or yen, or whatever your currency of residence is). By investing in foreign REITs, you get income in a large variety of other currencies, which may be going up in value as the US dollar falls. The two largest, oldest and most mature REIT countries in the world behind the US are Canada and Australia. Which two countries in the world have recently seen the value of their currencies go up dramatically? Canada and Australia. But Canadians and Australians needs apartments, office buildings and shopping malls just like everyone else. By buying shares of their REITs, you can get yourself some Canadian and Australian dollars. Two other kinds of dollars are going up in value -- both from busy and booming Asian port cities -- Hong Kong and Singapore. And both Hong Kong and Singapore have some great Real Estate Investment Trusts. 2. Have a stream of income from economic activity that may be up while your local area is down. Most people's jobs are dependent upon their local economy. However, when business is slow in your area, it may be great in Paris, Dubai or Kuala Lumpur. We also know that while the entire U.S. real estate market can be slow, real estate in other countries may still be booming. 3. Worldwide inflation protection Well run REITs will do all they can to increase their net incomes, including raise rents to keep up with inflation -- wherever they are located. Ever wanted to benefit from Japanese people paying rent for their apartments? Or from businesses paying for offices in prestigious districts of Paris? Or from tourists buying clothes in the trendy shops of Soho London? Or from jet setters tanning themselves at Mediterranean luxury resorts? Or from Australian wine vinyards? Or even from Bulgarian farmers renting land to grow wheat on? Or from drinkers having a pint in AB InBev's chain of European pubs? From the warehouses and shipping docks of China? Now you can! In the last chapter you learn the investments that you can tell your broker to buy for you to profit from REITs around the world. It's simple, easy and -- in this globalized world of international financial crises, a smart move to protect you and your family's wealth.

Book excerpt: As real estate investment trusts continue to grow exponentially in Asia and Europe - being already well established in the USA and Australasia - a comprehensive guide to the issues involved in REIT property investment decision making is badly needed. This book draws together the most recent developments in REIT management from academic research and professional practice. Book Real Estate Investment Trust Performance Efficiency and Internationalization

Download or read book Real Estate Investment Trust Performance Efficiency and Internationalization written by Joshua A. Harris and published by . This book was released on 2012 with total page 134 pages. Available in PDF, EPUB and Kindle. Book excerpt: Real Estate Investment Trusts (REITs) are firms that own and manage income producing commercial real estate for the benefit of their shareholders. The three studies in this dissertation explore topics relating to best practices of REIT management and portfolio composition. Managers and investors can use the findings herein to aide in analyzing a REIT's performance and determining optimal investment policies. Utilizing REIT from SNL Real Estate and CRSP, the first two studies examine the role of international diversification upon performance, technical efficiency, and scale efficiency. The third study utilizes REIT data to examine technical and scale efficiency over a 21 year window and investigates characteristics of the REITs that affect the levels of efficiency. CHAPTER 1--PROFITABILITY OF REAL ESTATE INVESTMENT TRUST INTERNATIONALIZATION Real Estate Investment Trusts (REITs) in the United States have grown extremely fast in terms of assets and market capitalization since the early 1990's. As with many industries, U.S. REITs began acquiring foreign properties as their size grew and they needed to seek new investment opportunities. This paper investigates the role of holding foreign assets upon the total return of U.S. based REITs from 1995 through 2010. We find that holding foreign properties in associated with negative relative performance when risk, size, and other common market factors are controlled for. Interestingly, the source of the negative performance is not related to the two largest areas for foreign investment, Europe and Canada. Instead, the negative performance is detected when a REIT begins acquiring properties in other global regions such as Latin America and Asia/Pacific. This paper has broad ramifications for REIT investors and managers alike. CHAPTER 2--EFFECT OF INTERNATIONAL DIVERSIFICATION BY U.S. REAL ESTATE INVESTMENT TRUSTS ON COST EFFICIENCY AND SCALE As U.S. based Real Estate Investment Trusts (REITs) have increased their degree and type of holdings overseas, there has yet to a study that has investigated such activity on the REIT's measures of cost efficiency and scale. Using data from 2010, Data Envelopment Analysis techniques are used to estimate measures of technical and scale efficiency that are then regressed against measures of international diversification and other controls to measure the impact of this global expansion. It is determined that REITs with foreign holdings are significantly larger than domestic REITs and are correspondingly 96% of foreign investing REITs are operating at decreasing returns to scale. Further almost every measure of foreign diversification is negative and significantly impacting scale efficiency. However, simply being a REIT with foreign holdings did positively and significantly associate with higher levels of technical efficiencies. Thus REITs that expand globally may have some advantages in operational efficiency but lose considerably in terms of scale efficiency by increasing their size as they move cross-border. CHAPTER 3--THE EVOLUTION OF TECHNICAL EFFICIENCY AND ECONOMIES OF SCALE OF REAL ESTATE INVESTMENT TRUSTS Data Envelopment Analysis (DEA) is used to measure technical and scale efficiency of 21 years of Real Estate Investment Trust (REIT) data. This is the longest, most complete dataset ever analyzed in the REIT efficiency literature and as such makes a significant contribution as prior efficiency studies' data windows end in the early 2000's at latest. Overall, REITs appear to continue to operate at decreasing returns to scale despite rapid growth in total assets. Further, there is some evidence of improving technical efficiency overtime; however the finding is not strong. In summation, it appears that REITs have not improved on a relative basis despite the rapid growth, a finding that suggests a potential of a high degree of firm competition in the REIT industry. Finally, firm characteristics such as debt utilization, management and advisory structure, and property type specialization are tested for their impact upon technical and scale efficiency.
