Este estudio incorpora elementos esenciales de la metodología Lean Construction, enfocada en la gerencia de proyectos en construcción. Esta investigación académica además combina una serie de técnicas de medición in situ en tiempo real que permiten cuantificar la productividad de manera precisa y la forma cómo se distribuyen los tiempos de producción en proyectos de construcción inmobiliaria. Además, este proyecto de investigación no solo ofrece técnicas y metodologías para la cuantificación de la productividad in situ, sino que además propone un conjunto de medidas de acción que apuntan directamente a la optimización de los procesos constructivos. Asimismo, contribuye al concepto de generación de valor y favorece desarrollos en el trabajo logístico que el ejercicio de la construcción implica. Este documento presenta una investigación de campo que se apalanca en mediciones continuas en tiempo real dentro de la obra y en investigaciones de carácter internacional que muestran el estado del arte actual de la industria. De esta forma, se expondrán las vanguardias y tendencias en el ejercicio de la construcción y se mostrarán claras luces del camino que se debe seguir en términos de aumento de productividad, calidad, disminución de costos, gestión de personal, administración de recursos y articulación de los sectores de la construcción. Este conjunto de metodologías de análisis y medición de la productividad permitirán al gerente de proyectos tomar decisiones acertadas, encaminadas a la tecnificación de la productividad en obra. Adicionalmente, el gerente de proyectos logrará incorporar el concepto del mínimo producto viable, favorecer las actividades que en realidad generan valor para la industria.
