Like so many before her, schoolteacher Carolina Hammond came to South Dakota looking for a new life, but the reality of living in such a wild place soon had her rethinking her rash decision. Especially when the winds began to howl and the skies turned black . . . One minute, she was outside watching the skies and the next, she found herself plucked onto the back of a horse and out of the tornado's path to safety. But then she met her rescuer and realized she was anything but safe. This man was dangerous--to her reputation and to her heart. Jacob Black Hawk had never met a white woman like Carolina. She was strong, independent...and incredibly passionate. More importantly, she made him feel like a man--a man she wanted. Though they came from worlds society said could never meet, the desire blazing between them would not be denied. But a love like theirs could not remain a secret for long. When the truth came to light, would Jacob have the strength to let the woman he loved walk away? Or would he claim her as his own . . . even if it made her an outcast from her own people? Book APC Case Book

Download or read book APC Case Book written by Austen Imber and published by Taylor & Francis. This book was released on 2013-09-13 with total page 208 pages. Available in PDF, EPUB and Kindle. Book excerpt: Following his succesful How to Pass the APC: Essential Advice for General Practice Surveyors, Austen Imber's latest publication examines surveyors' work in practice. The case work is based mainly on examples of APC candidates' critical analysis, and is supported by additional guidance on the key issues arising in practice. In a clear, practical way the book covers the public, private and corporate sectors and enables graduates to understand the roles of the various participants in the property industry. Subjects covered include investment valuation, development valuation/appraisal, profits valuation, the Red Book, lettings, sales, rent reviews, lease renewals, estate management, ratings, planning, development, regeneration, compulsory purchase, telecoms and insolvency. The hands-on style of the candidates' critical analysis, clearly shows the detailed reasoning behind the initial strategies and decisions throughout a case. The examples of APC interview questions and tasks for study are invaluable in encouraging graduates to consider further issues - including the many practical problems which graduates need to understand in order to succeed in practice and with their APC interview. Professional ethics are also represented within the cases featured. The APC Casebook is an essential tool in preparing for the final assessment stage of the APC, as well as being an important reference source for candidates throughout their APC training.

Book The Death of Treaty Supremacy

    Book Details:
  • Author : David L. Sloss
  • Publisher : Oxford University Press
  • Release : 2016-09-20
  • ISBN : 0199364044
  • Pages : 473 pages

Download or read book The Death of Treaty Supremacy written by David L. Sloss and published by Oxford University Press. This book was released on 2016-09-20 with total page 473 pages. Available in PDF, EPUB and Kindle. Book excerpt: This book provides the first detailed history of the Constitution's treaty supremacy rule. It describes a process of invisible constitutional change. The traditional supremacy rule provided that all treaties supersede conflicting state laws; it precluded state governments from violating U.S. treaty obligations. Before 1945, treaty supremacy and self-execution were independent doctrines. Supremacy governed the relationship between treaties and state law. Self-execution governed the division of power over treaty implementation between Congress and the President. In 1945, the U.S. ratified the UN Charter, which obligates nations to promote human rights "for all without distinction as to race." In 1950, a California court applied the Charter's human rights provisions and the traditional treaty supremacy rule to invalidate a state law that discriminated against Japanese nationals. The implications were shocking: the decision implied that the United States had effectively abrogated Jim Crow laws throughout the South by ratifying the UN Charter. In response, conservatives mobilized support for a constitutional amendment, known as the Bricker Amendment, to abolish the treaty supremacy rule. The amendment never passed, but Bricker's supporters achieved their goals through de facto constitutional change. The de facto Bricker Amendment created a novel exception to the treaty supremacy rule for non-self-executing (NSE) treaties. The exception permits state governments to violate NSE treaties without authorization from the federal political branches. The death of treaty supremacy has significant implications for U.S. foreign policy and for U.S. compliance with its treaty obligations.
