We sat with his mother who had become a widow and raised her children on her own for the past decade. We discussed ways how john, with the help of his mother, could own his first property in Glasgow and pay it with the money he was receiving from his scholarship. We showed that mother how she could help her son and at the age of 18 years old John was already a house owner in Glasgow as a student and he was renting out the extra bedroom of his two bedroom house to another student friend. Since then John had graduated and found a job in another town in Scotland but he is renting out that house in Glasgow and is building up his portfolio. With the guided help anyone can be a house owner and build up their portfolio even from the age of 18 years old. You are never too young to have your foot on the property ladder and scale up your property investment. Paul was a trader in London but had a change of career and decided to create his non-profit organisation and do charity work. He established his charity in Scotland. He was not getting enough money from the charitable work he was doing to be able to gather the 25% deposit for the mortgage. After an afternoon with Paul in his living room we were able to point him in the right direction in order to secure 40% deposit from the government toward the purchase of his house. He only had to find the remaining 60% from one of the mortgage lenders. He moved into his newly built house in February 2019. He was in his mid-forties with not enough savings for a deposit for a mortgage. But the simple knowledge he received about property he was directed where he could get the appropriate help that was crucial to him achieving the dream of being a homeowner and no longer a tenant. Many people desire to own their own house but simply do not know where to turn to to get the initial money for the deposit or what strategy to use to circumvent paying the 25% deposit on the house to secure a mortgage. The knowledge was what made the difference in Paul's life for him to move from being a tenant to becoming a house owner. Miriam was a single successful businesswoman in her early thirties. She had some savings and was frustrated with the interest rate she was getting from the bank. She had bought some shares on the stock market but they were not doing well. She was looking for another vehicle that could make her money work for her without taking much of her time for she was busy with building her business. She had lost money on the stock market, therefore, she was looking for a safe, recession proof and inflation proof kind of investment. As a businesswoman, she knows that her money is losing buying power every year while it sits in her saving account; because the annual inflation is greater than the interest the bank gives her on her savings. When we sat with her we were able to demonstrate to her in the simplest way, that even a child can understand, how she had been right about her money shrinking in her saving account but better than that we have been able to demonstrate to her that investing in property WITH THE PROPER GUIDANCE is the best investment in the world: it is safe, recession proof and inflation proof. Today she is has put her money in properties she is getting a far better return on her investment than having her money sit on her saving account or buying some treasury bills, etc. She is leaving a lasting inheritance for her descendants.This book takes you from A to Z & explains all you need to know and do in order for you to have your foot on the property ladder & Climb up

Public policy toward housing provision and the effects of escalating land prices in Tokyo and a few other very large cities in the country from the mid- to late 1970s onward are examined, but it is dwellings themselves and the slow but steady shift from a floor-sitting to a chair-sitting housing culture in urban and suburban parts of the country that figure most prominently in the discussion. Central to the book is the author's translation of an account written by Kyoko Sasaki, an observant wife and mother, about the housing she and her growing family experienced during the 1960s, and subsequent chapters explore some of the issues that flow from her account. Chief among these are the small size and generally poor quality of the private-sector housing that Japanese of fairly ordinary means could afford to occupy in the early postwar years, the new design initiatives undertaken at about that time by public-sector housing providers and the diffusion of at least some of their initiatives to the housing sector as a whole, and the adjustments that the occupants of housing had to, or chose to, make as the dwellings available to them as renters or as owners changed in character. Attention is also paid to the structural requirements of dwellings and attitudes toward dwellings of diverse types in a country prone to earthquakes.
