Book Demographic Change and Housing Wealth

Download or read book Demographic Change and Housing Wealth written by John Doling and published by Springer Science & Business Media. This book was released on 2012-08-11 with total page 172 pages. Available in PDF, EPUB and Kindle. Book excerpt: Across the EU, populations are shrinking and ageing. An increasing burden is being placed on a smaller working population to generate the taxes required for pensions and care costs. Welfare states are weakening in many countries and across Europe, households are being increasingly expected to plan for their retirement and future care needs within this risky environment. At the same time, the proportion of people buying their own home in most countries has risen, so that some two-thirds of European households now own their homes. Housing equity now considerably exceeds total European GDP. This book discusses questions like: to what extent might home ownership provide a potential cure for some of the consequences of ageing populations by realizing housing equity in order to meet the consumption needs of older people? What does this mean for patterns of inheritance and longer-term inequalities across Europe? And to what extent are governments banking on their citizens utilising their housing wealth now and in the future?

Book Feeling Rich Feeling Poor Housing Wealth Effects and Consumption in Europe

Download or read book Feeling Rich Feeling Poor Housing Wealth Effects and Consumption in Europe written by Mr. Serhan Cevik and published by International Monetary Fund. This book was released on 2023-12-08 with total page 16 pages. Available in PDF, EPUB and Kindle. Book excerpt: Households across Europe are struggling with a double crisis—the worst inflation shock since the World War II and a sudden correction in house prices. There is a rich literature on how housing price cycles affect consumer spending, finding mixed results with a wide range of consumption responses to changes in housing wealth. In this paper, using quarterly data on 20 countries in Europe over the period 1980–2023, we analyze the dynamic relationship between inflation-adjusted housing wealth and consumer spending and obtain statistically significant and economically intuitive results. Household consumption responds positively and swiftly to changes in real house prices and gross disposable income as expected. Using the estimated coefficients, we can deduce that the average quarter-on-quarter decline of -1.96 percent in real house prices in the first quarter of 2023 in Europe could dampen consumer spending by about -0.51 percentage points in real terms on a cumulative basis over a horizon of eight quarters.

  • Author : Brian J. McCabe
  • Publisher : Oxford University Press
  • Release : 2016-03-18

Available in PDF, EPUB and Kindle. Book excerpt: In the decade following the housing crisis, Americans remain enthusiastic about the prospect of owning a home. Homeownership is a symbol of status attainment in the United States, and for many Americans, buying a home is the most important financial investment they will ever make. We are deeply committed to an ideology of homeownership that presents homeownership as a tool for building stronger communities and crafting better citizens. However, in No Place Like Home, Brian McCabe argues that such beliefs about the public benefits of homeownership are deeply mischaracterized. As owning a home has emerged as the most important way to build wealth in the United States, it has also reshaped the way citizens become involved in their communities. Rather than engaging as public-spirited stewards of civic life, McCabe demonstrates that homeowners often engage in their communities as a way to protect their property values. This involvement contributes to the politics of exclusion, and prevents particular citizens from gaining access to high-opportunity neighborhoods, thereby reinforcing patterns of residential segregation. A thorough analysis of the politics of homeownership, No Place Like Home prompts readers to reconsider the power of homeownership to strengthen citizenship and build better communities.

Book Spreading the Wealth

Download or read book Spreading the Wealth written by Stanley Kurtz and published by Penguin. This book was released on 2012-08-02 with total page 197 pages. Available in PDF, EPUB and Kindle. Book excerpt: When Barack Obama told “Joe the Plumber” that he wanted to “spread the wealth around,” he wasn’t just using a figure of speech. Since the 2008 campaign, Stanley Kurtz has established himself as one of Barack Obama’s most effective and well-informed critics. He was the first to expose the extent of Obama’s ties to radicals such as Bill Ayers and ACORN. Now Kurtz reveals new evidence that the administration’s talk about helping the middle class is essentially a smoke screen. Behind the scenes, plans are under way for a serious push toward wealth redistribution, with the suburban middle class—not the so-called one percent—bearing the brunt of it. Why haven’t we heard more about policies that will lead to redistribution? In part, of course, because controversies over Obamacare, unemployment, and the exploding budget deficit have taken the media spotlight. But the main reason, according to Kurtz, is that Obama doesn’t want to tip his hand about his second term. He knows that his plans will alienate the moderate swing voters who hold the key to his reelection. Drawing on previously overlooked sources, Kurtz cuts through that smoke screen to reveal what’s really going on. Radicals from outside the administration—including key Obama allies from his early community organizing days—have been quietly influencing policy, in areas ranging from education to stimulus spending. Their goal: to increase the influence of America’s cities over their suburban neighbors so that eventually suburban independence will vanish. In the eyes of Obama’s former mentors—followers of leftist radical Saul Alinsky—suburbs are breeding grounds for bigotry and greed. The classic American dream of a suburban house and high quality, locally controlled schools strikes them as selfishness, a waste of resources that should be redirected to the urban poor. The regulatory groundwork laid so far is just a prelude to what’s to come: substantial redistribution of tax dollars. Over time, cities would effectively swallow up their surrounding municipalities, with merged school districts and forced redistribution of public spending killing the appeal of the suburbs. The result would be a profound transformation of American society. Kurtz shows the unbroken line of continuity from Obama’s community organizing roots to his presidency. And he reveals why his plan to undermine the suburbs means so much to him personally. Kurtz’s revelations are sure to be hotly disputed. But they are essential to helping voters make an informed choice about whether to reward the president with a second term.

Book Building Assets Building Credit

Download or read book Building Assets Building Credit written by Nicolas P. Retsinas and published by Brookings Institution Press. This book was released on 2006-05-25 with total page 413 pages. Available in PDF, EPUB and Kindle. Book excerpt: Poor people spend their money living day to day. How can they accumulate wealth? In the United States, homeownership is often the answer. Homes not only provide shelter but also are assets, and thus a means to create equity. Mortgage credit becomes a crucial factor. More Americans than ever now have some access to credit. However. thanks in large part to the growth of global capital markets and greater use of "credit scores," not all homeowners have benefited equally from the opened spigots. Different terms and conditions mean that some applicants are overpaying for mortgage credit, while some are getting in over their heads. And the door is left wide open for predatory lenders. In this important new volume, accomplished analysts examine the situation, illustrate its ramifications, and recommend steps to improve it. Today, low-income Americans have more access to credit than ever before. The challenge is to increase the chances that homeownership becomes the new pathway to asset-building that everyone hopes it will be.

Book Analyzing the Effects of Financial and Housing Wealth on Consumption using Micro Data

Download or read book Analyzing the Effects of Financial and Housing Wealth on Consumption using Micro Data written by Carlos Caceres and published by International Monetary Fund. This book was released on 2019-05-24 with total page 32 pages. Available in PDF, EPUB and Kindle. Book excerpt: This paper analyzes the existence of “wealth effects” derived from net equity (in the form of housing, financial assets, and total net worth) on consumption. The study uses longitudinal household-level data?from the Panel Study of Income Dynamics (PSID) ?covering about 7,000-9,000 households in the U.S., with the estimations carried over the period 1999-2017. Overall, wealth effects are found to be relatively large and significant for housing wealth, but less so for other types of wealth, including stocks. Furthermore, the analysis shows how these estimated marginal propensities to consume (MPC) from wealth are closely linked to household characteristics, including income and demographic factors. Finally, underlying structural changes in household characteristics point to potentially lower aggregate MPCs from wealth going forward.
