After a short conversation he had with Mr. Thomas the sale went forwarded and succeeded. Says that Mr Fluckers residue (as by the advertisement), of the Patent was knock'd off to Dr. Oliver Smith (from whom is the enclosed Letter) for Three thousand dollars. Reports that the rights to the Welch house was knockd off to Genl Jackson for 100 dollars. Will have the deeds drawn and executed as soon as possible. Wants to know how much of a commission to pay the auctioneers. Mentions that an occupant is to be ejected from land and that the buyer wants to own the improvements. The creditors claim that this cannot happen as they own the improvements. Says that Mr. Otis has employd a very good fellow to watch over the Hampshire property. Third page has Copy of Conditions of Sale on a piece of property in Boston, which appears to describe the Smith or Jackson purchase mentioned earlier in this document.

Tells him to Be Snug and dont let it slip through your fingers. States that the difficulty of any one companys holding more than one million [acres] may be obviated by using different names. Says that Royal Flint can be the representative of another company for them. Says he can also get respectable names for a third and fourth. Tells him to secure as much land as possible as long as it is not over 4 million acres. Claims if their asking price is 14 cents in paper at 12/6 they will probably take 7 in cash on interest or perhaps 8. Reminds Jackson that Samuel Ogden was offered 10 cents per acre but He having resigned & cannot resume his claim. Underscores that Jackson is to Secure as much as possible on the Kennebec and Penobscot Rivers at as low a rate as possible. Is happy that Oliver Smith is compliant. Advises him to Be cool - dont appear too eager - But be decided and conclude this good agreement at all events. Does not know if there is a legal provision for the head of the hospital department, but plans to look into it. Says if he can offer it, Mr. [William] Eustis will have the office.

The letter from Smith, dated 25 July 1782, declares that he cannot yet give an exact total owing to my not being yet able to obtain the account sales from the auctioneers. Assures Knox, however, that a recent order he placed will be honored and that he will write with more information as it becomes available.

Makes references to 120,000 acres around Lake Ontario called the Yenesee Lands. Has heard that Gouverneur Morris has neglected the St. Lawrence Lands. Relates that the consular bill was put before the Senate on the last day of the session. Says it will be taken up again next session. Says that Thomas Jefferson has been absent, but he will communicate with him on the subject. Says George Washington has been absent or in the Southern states since 23 March. Has returned in good health to Mount Vernon though. Washington will be back in Philadelphia next month. Says his wife is expecting a baby on 25 July. Tells him to keep his spirits up and to keep writing even though he is a bad correspondent. Claims We have a force of about 3000 men going against the Indians. Says that unless they make peace they will need to be punished.
