Abstract: Shopping centres play an important role of Hong Kong people's lifestyle, as they are not just places for shopping but also for community and social activities. They can provide products and services including entertainment, supermarket, dining, daily products and also other special services. However, the overall standard for shopping centre declines over time. To deal with aged properties, shopping renovation project is a possible solution. In this paper, the needs and importance of the shopping centre renovations are assessed. From the source of existing literature, the needs of shopping centre renovations come from the failure to meet the customer satisfactions and the lack of competitiveness against other shopping centres. Renovation projects can provide improvement to the existing facilities and enhance the overall value of the shopping centres. Renovation works do not only extend the building life and make the building more desirable and economically valuable, but they can be treated as a tool to fulfill some special objectives decided by the developers. For the next objective, upon the completed renovation projects by the Link REIT, their outcomes are assessed. To achieve this objective, seven criteria leading to shopping centre success are introduced. They are accessibility, visibility, anchor tenants, design and layout, size, tenant mix, trade mix and environment. The overall performance for pre renovation and pro renovation are measured based on these criteria and their substantial factors. For quantitative measurement, questionnaires are used for the measurement and there is an overall improvement recorded as shown by increment of scores in the seven criteria. For qualitative measurement, in-depth interviews are applied and detail ways for improvement are collected. Finally, this research investigates the area of improvement and further suggestions will be advised in future projects. They include regular communication with target groups (tenants and shoppers), continuous minor improvements applied to the completed projects to slow down performance backslide and also the enhancement of social responsibility towards different stakeholders. This paper presents strategies for suburban planners who, where the retail market allows, ought to convert these "dead malls" - vacated due to the rise of e-commerce and other changes - into viable public spaces and destinations for vigorous public life. A toolbox of urban design and legal interventions drawn from case studies of financially-successful retrofits of suburban shopping malls in Belmar, Colorado; Cape Cod, Massachusetts; and Boca Raton, Florida are presented to inform a civic-minded framework for redevelopment of vacated shopping mall sites.

Book excerpt: The discussion of what is next for underperforming shopping malls has been a consistent issue in the realm of urban redevelopment and consumerism over the past decade. While the future of retail shopping and the effects of online shopping has been widely explored in recent years, less attention has been paid to the potential monetary and community value that these underutilized shopping malls offer. This project and report address the issue by examining the efficiency of the social, environmental, and financial aspects of shopping mall redevelopment through a mixed-use approach. More specifically, this report investigates how Mayfair Mall, an underperforming mall located in Wauwatosa, Wisconsin, can be revitalized to potentially increase the overall profitability of the asset while reinvigorating the community with new amenities and experiences. This specific mall was not only chosen due to personal familiarity, but also from the site's typical characteristics and context of a traditional shopping mall, such as building organization, community size, and the overall economic health of the community. This project used a mixed method approach to collect data from invested stakeholders and participants of the Mayfair Mall community to better communicate to the audience about the potential for this undervalued site. The tools used to collect data included a precedent analysis, case studies, and interviews, which informed three distinct projective designs based on current redevelopment strategies. These findings offer some insight and recommendations towards the future development strategies of underperforming malls around the country, while contributing to the existing body of literature through the identification and influence of projected retail, residential, and industrial/office markets. The broader outcome of this report highlights the role of real estate developers, urban planners, and landscape architects in redeveloping underperforming shopping malls into a central community asset that aligns with current development trends.

Accordingly, this study made the recommendation that shopping mall design incorporate passive cooling strategies through appropriate building orientation, adequate planting and installation of green landscape elements, efficient use and proper positioning of shading devices, and careful selection of building materials that allow for adequate thermal insulation. Shopping malls are now far more complex in terms of both space and interior operations, dispelling the notion that they exist solely for retail sales. The mall serves as a significant urban development hub and provides customers with shopping, entertainment, leisure, and recreation. Shopping malls have evolved to a closed building envelope as a result of this scale increase, necessitating the deployment of additional machinery to handle the mall's interior heat. Numerous malls in Nigeria only employ mechanical cooling systems, which raises their operational costs in terms of purchase, installation, and maintenance. Therefore, the goal of this project was to create a shopping center that used passive cooling techniques in its architecture. The objectives assessed the characteristic of shopping mall design, the cooling strategies used in shopping malls and the architectural design considerations for cooling. Thirteen case studies were selected using the random sampling techniques. Utilizing an observation checklist and the variable for each objective, data from the chosen case studies were collected. It not only has the attractive street markets, but also has the different styles, themes and levels of shopping malls. Indeed, the retail industry of Hong Kong serves both visitors and Hong Kong local people as well. From the figures of Hong Kong Retail Management Association, it recorded HK$494,456 million dollars overall retail sale in 2013 and 267,703 person were employed as the workforce under retail as at December 2013. In the past two decades, many large, trendy and featured shopping malls were built, and they were mostly developed and owned by the major developers as a long term investment for rental return. However, as Hong Kong is just a small city, thus this leads to keener competitions between the shopping malls in order to attract shoppers to increase the turnover of the shop tenants inside, thus the rental receivables to the developers in turn. In order to attract more shoppers, other than the asset enhancements, improvements and renovation projects carried out by the shopping malls within a short period of time to have a fresh feeling to the shoppers and improve the deficiencies of the malls, many new and innovative marketing activities were carried out by them as well, such as placing 100 number of full height Doraemom mascots (a famous Japanese cartoon character) outside the shopping mall, arranging a 20 meter height inflatable Holland designer rubber duck to be display on the sea outside the shopping mall, organizing overnight cheering up activities for the student at the eve of the announcement of public exam, providing overnight live broadcasting of World Cup, etc. Besides the above, many information technologies were incorporation in the shopping malls nowadays so as to provide a convenience, better feelings and involvement to the shoppers. Other than retail, telecommunications in Hong Kong is also the leading edge in the world. The mobile penetration rate is 238.6 percent by February 2014, that means every Hong Kong people has over two mobile phones; in which, around 72% is using 3G/4G, it means around two-third of mobile subscribers are using smartphones. For the marketing of the shopping malls, they also provide many information technology applications in order to attract the shoppers. For example, sophisticated webpage design, mobile apps, Facebook, Weibo, Twitter, Instagram, were made for their shopping mall. In this paper, we will evaluate of using such information technology applications in the retail marketing under the context of shopping malls in Hong Kong. This book is a study in business history as well as civil engineering and construction management. It details the contributions that Charles J. Pankow, a 1947 graduate of Purdue University, and his firm have made as builders of large, often concrete, commercial structures since the company's foundation in 1963. In particular, it uses selected projects as case studies to analyze and explain how the company innovated at the project level. The company has been recognized as a pioneer in "design-build," a methodology that involves the construction company in the development of structures and substitutes negotiated contracts for the bidding of architects' plans. The Pankow companies also developed automated construction technologies that helped keep projects on time and within budget. The book includes dozens of photographs of buildings under construction from the company's archive and other sources. At the same time, the author analyzes and evaluates the strategic decision making of the firm through 2004, the year in which the founder died. While Charles Pankow figures prominently in the narrative, the book also describes how others within the firm adapted the business so that the company could survive a commercial market that changed significantly as a result of the recession of the 1990s. Extending beyond the scope of most business biographies, this book is a study in industry innovation and the power of corporate culture, as well as the story of one particular company and the individuals who created it.
