Book excerpt: Water damage to masonry either directly or indirectly as a result of freeze-thaw action has long been a concern to the construction industry. Over the years, the industry has developed a number of tests to measure leakage in masonry walls. However, little attention has been given to the correlation between these tests and the factors that contribute to water penetration and leakage. The forces that compel liquid water from the outside of a masonry wall into the interior of the building are: capillary forces - the propensity for water to "wick" in porous materials or through hairline cracks kinetic forces - the kinetic energy of a wind-driven rain will force it into the depth of the wall pressure differential - net pressure differentials caused by ventilation and air conditioning systems may cause the water to pass through small defects in the wall gravity - under gravity water can drip in through imperfections in flashing and parapet walls surface tension - water will tend to follow an easily wet surface, even turning around corners and edges such as in soffits, shelf angles, and loose laid metal flashing.

The ASTM E 514-90 Test Method for Water Penetration and Leakage through Masonry is commonly used to measure the performance of unit masonry subjected to a 4 hour simulated wind-driven rain. A laboratory test program was conducted to evaluate the effectiveness of the ASTM E 514-90 test method in determining performance of walls constructed with materials which contain integral water repellent admixtures, to determine the effect of extending the test period from 4 hours up to 72 hours and to compare the performance of four different integral water repellent admixtures.

The procedure combines a new test method called the "Wall Drainage Test" with field adapted versions of ASTM E514 to evaluate new and existing masonry drainage cavities and flashing systems. The wall drainage test introduces water directly into masonry cavities at rates based upon values of water penetration measured in field versions of ASTM E514. To assure that water is introduced uniformly along the back face of the outer wythe during such testing, realistic limits are recommended for several parameters including the velocity and volume of water at points of entry into the cavity as well as limits on the minimum number and maximum spacing of the entry points. Procedures for using the test method as a quality control check for new masonry walls and as an investigative tool to evaluate existing masonry wall leakage problems are discussed.

Book excerpt: Following a modernization and expansion project of a historic school building constructed in 1927, facility personnel observed that moisture damage to interior finishes at the west wall of an auditorium had become more prominent. Damage was most evident in the cement plaster interior finish that had been applied to the interior surface of the exterior brick masonry mass wall. A comprehensive assessment of the mass wall assembly was performed to evaluate potential sources of moisture infiltration. This included a visual assessment of the exterior surface of the wall, which identified various distress conditions such as mortar joint cracks and cracked brick units as probable contributors to the interior moisture damage. In order to thoroughly evaluate other possible factors, an investigation was performed to assess the probability of vapor-driven moisture accumulation in the mass wall contributing to the moisture-related damage. The investigation included long-term monitoring of the interior environment with data loggers and hygrothermal modeling using the measured data to analyze the one-dimensional heat and moisture transfer behavior of the wall assembly. The hygrothermal analysis indicated it was unlikely that vapor-driven moisture accumulation would occur within the wall assembly to an extent necessary to contribute to the observed distress. Water penetration tests of the existing wall assembly and a mock-up of the repointed wall assembly in accordance with ASTM C1601, Standard Test Method for Field Determination of Water Penetration of Masonry Wall Surfaces , confirmed that repointing of mortar joints would significantly improve the water penetration resistance of the wall. Repair documents were prepared to address the conditions found to be contributing to the interior damage.
