Knowing the rapid development in Malaysia and how construction can affect the environment, this book delves into some evidence of environmental degradation in Malaysia. In the mist of degradation, there is some light shone by the government agencies, state government and some construction players who have initiated several actions to improve present situation. Construction players must be ready to address these concerns, aware of the requirements and comply with it, while the government must be ready to implement and enforce the requirement. An effective planning, implementation and monitoring is vital if the environment is to be part of the culture of the construction industry everywhere.

The overuse of natural resources and the resulting pollution of the environment need to be better understood in financial terms. Uncontrolled development can result in damage to the environment in terms of the release of toxic substances and hazardous waste. The increasing number of new chemical compounds poses a major challenge to the environment as it is difficult in many cases to predict their effects and take appropriate decisions. Their economic impact can be particularly challenging. The book examines issues related to whether some forms of development are compatible with environmental protection, particularly in cases of possible serious contamination and toxicity. The demand for development land has led to the reuse of properties that have been abandoned for a variety of reasons. Many of them are brownfields, sites which have deteriorated in different ways, including by contamination. These sites are usually a burden in terms of economic losses and contribute to the detriment of the quality of life of entire neighbourhoods. Book excerpt: The essence of emphasizing the value of environmental sustainability for construction companies is to reduce the environmental footprint of construction operations or projects and make construction activities more environmentally friendly and economically competitive. Due to the harmful consequences of construction practices such as various aspects of environmental degradation, resource destruction, and loss of biodiversity on a global scale, this critical deliberation has prompted different research interests among construction companies. Using the Partial Least Squares-Structural Equation Modeling (PLS-SEM) approach, this study validates the environmental sustainability performance (ESP) as a construct within Peninsular Malaysia from the perspective of 186 construction companies. An online cross-sectional survey was performed where a well-structured questionnaire obtained data from G7 construction firms. Findings from this study revealed that internal organizational factors (managerial attitudes, social responsibility, and company culture) and technology orientation have significant effects on the environmental sustainability performance (ESP) of Malaysian construction firms.

In the realm of the built environment, that obligation manifests itself through green building construction. However, reluctance of professionals, especially contractors, in the green building construction industry to embrace green building practices and the high level of energy consumption in buildings are prevalent problems in Malaysia. This study has explored the inherent bureaucratic, technical, and social factors contributing to these problems. This was done through extensive literature review, case studies of green certified buildings in Malaysia, comparative study of GBI, Green Mark and LEED, structured interviews with the versatile professionals in the industry, and in-depth interviews with experienced industry professionals and policy makers. The theoretical framework was based on the major factors affecting green building construction, which are lack of education and awareness, lack of attractive incentives, reluctance to embrace change, insufficient finances, ineffective policies, and lack of resources. This study has identified the prevalent challenges impeding the advancement of green building construction through having investigated the technical and bureaucratic aspects of the green building construction industry, having examined the inherent social factors that impact the green building construction industry, and having identified the shortcomings of GBI. Through analysis of the qualitative field research findings and comparative analysis of GBI, Green Mark and LEED, this study has answered the research questions of what the disadvantages of the green building construction industry are, what actions and incentives it takes to motivate those in the industry to adopt green building construction, and what strategies GBI can apply from Green Mark and LEED, which are applicable in a Malaysian context. The study has discovered that the factors affecting the green building construction industry are as follow: perceived inefficiency of GBI, low level of knowledge and expertise, overlapping and lax bureaucracy, and a lack of attractive incentives. These findings are used to recommend countermeasures to these challenges for the purpose of optimizing the potential of the green building construction industry in Malaysia.
