Housing unit price's appreciation also moves differently in the 75 street blocks between 2005 and 2010. With solid transaction data acquired from Chengdu Housing Administration Department, two regression models, Level Model and Change Model are exercised to explore two questions: What are determinants of cross-section housing unit price difference and what are determinants of housing unit price movement in time? The findings are consistent with urban economic theory and actual practice in the market. In conjunction with physical attributes and locational features, the thesis found from the Level Model that economic and demographic characteristics, which are representations of urban economic growth, industrial restructuring and demographic transformation, are also significant determinants that have been capitalized into housing unit price at various levels. In a rapid developing city like Chengdu, the thesis found from the Change Model that instead of the change of various factors, inherent locational features and the initial price per street block play significant roles moving unit price upward in both short-term (1-year) and relatively long-term (5-year). Such finding exhibits consistent market anticipation that housing and amenity demand constantly outpace its supply in Chengdu. Additional Level Models defined by unit size reveal differentiated capitalization effects from same group of locational features. The result ties various sizes of units with corresponding housing products. Subsequently it proves that demographic structure is a significant determinant of housing price dynamics. Field trip and interview are conducted to bridge academic analysis with real market. The findings from qualitative research contribute valuable inputs to improve the models. Understanding determinants that are capitalized into price and move price appreciation is useful to household to guide wise investment. The research is also referable to developer who can make sound assessment on developable land with better understanding of its potential value. The more inclusive analysis of spatial housing price dynamics will assist policy maker to establish proper urban policy in the effort to balance urban structure between housing and jobs.

Book excerpt: Using 16126 second-hand commercial housing samples collecting by web-crawl program in Beijing, China, this study develops traditional hedonic price model and spatial econometric models to quantitatively evaluate influential factors of housing prices in terms of housing structure, environmental and locational factors. Results show that locational factors, such as accessibility to subway, CBDs and schools, outperform other non-spatial factors as 6 locational variables explain 64% of variance. Most of housing structure variables have expected sign except floor position which manifests Beijing customers prefer middle floor. This finding does not agree with the evidence from southern Chinese cities where high floor charges higher price. We convince that this idiosyncrasy of Beijing reflects customers’ concern to safety during disasters such as earthquake and fire. Results also demonstrate customers’ desire to higher green ratio within community and closer distance to parks. We develop a feasible methodology for acquiring accurate NDVI in urban environment and test its validity in Beijing for the first time. We also demonstrate the existence of spatial error and spatial lag dependence in Beijing housing price using Lagrange Multiplier and successfully eliminate spatial dependence using spatial error (SEM) and spatial lag Model (SLM). The comparison of OLS and SEM suggests that OLS has overestimated the capitalization of housing structure and educational factors, whereas underestimated the effects of environmental, transportation and commute factors. The significant Rho (74.88%) in SLM model demonstrates the spatial spill-over effects caused by the interaction of nearby housing price and this effect is greater than other Chinese cities, such as Chengdu (Rho=19.2%) and Hangzhou (Rho=45.7%). This phenomenon can be partially explained by the potential speculation and booming of Beijing housing market. While China has avoided some of the common ills of urbanization, strains are showing as inefficient land development leads to urban sprawl and ghost towns, pollution threatens people’s health, and farmland and water resources are becoming scarce. With China’s urban population projected to rise to about one billion – or close to 70 percent of the country’s population – by 2030, China’s leaders are seeking a more coordinated urbanization process. Urban China is a joint research report by a team from the World Bank and the Development Research Center of China’s State Council which was established to address the challenges and opportunities of urbanization in China and to help China forge a new model of urbanization. The report takes as its point of departure the conviction that China's urbanization can become more efficient, inclusive, and sustainable. However, it stresses that achieving this vision will require strong support from both government and the markets for policy reforms in a number of area. The report proposes six main areas for reform: first, amending land management institutions to foster more efficient land use, denser cities, modernized agriculture, and more equitable wealth distribution; second, adjusting the hukou household registration system to increase labor mobility and provide urban migrant workers equal access to a common standard of public services; third, placing urban finances on a more sustainable footing while fostering financial discipline among local governments; fourth, improving urban planning to enhance connectivity and encourage scale and agglomeration economies; fifth, reducing environmental pressures through more efficient resource management; and sixth, improving governance at the local level.

Yet there is little in the way of planning and preparation for this explosive growth in urban population. Making Room for a Planet of Cities is a comprehensive and original analysis of the quantitative dimensions of past, present, and future global urban land cover, culminating in a proposed new paradigm for preparing for explosive growth in cities the world over. Carefully selected metrics measured in four new data sets with ArcGIS software provide a comprehensive and consistent global and historical perspective on urban expansion. These data sets are:1. The built-up areas of a global sample of 120 cities with 100,000 people or more, 1990 and 2000, based on satellite images;2. Historic population density data in digital images for 20 U. S. cities, 1910–2000, based on census tracts;3. Built-up areas of a representative global sample of 30 cities, 1800–2000, from the set of 120 cities based on historic maps; and4. Urban land cover areas of the universe of 3,646 cities that had populations of 100,000 or more in 2000, based on satellite images.The key findings show that on average, densities in developing countries are double those in Europe and Japan, and densities in Europe and Japan are double those of the United States, Canada, and Australia; and that on average, the annual growth rate of urban land cover was twice that of the urban population between 1990 and 2000. Most of the cities studied expanded their built-up area more than 16-fold in the twentieth century. At present rates of density decline, the world's urban population is expected to double in 43 years, while urban land cover will double in only 19 years. The urban population of the developing countries is expected to double between 2000 and 2030 while the built-up area of their cities can be expected to triple.The research suggests that preparation for the sustainable growth of cities in rapidly urbanizing countries should be grounded in four key components: the realistic projections of urban land needs; generous metropolitan limits; selective protection of open space; and an arterial grid of roads spaced one kilometer apart that can support transit.Making Room for a Planet of Cities provides both the conceptual framework and, for the first time, the basic empirical data and quantitative dimensions of past, present, and future urban expansion in cities around the world that are necessary for making minimal preparations for the massive urban growth expected in the coming decades.
