Book excerpt: After an initial field study of the performance and durability of brick veneer/steel stud wall systems (BV/SS), CMHC commissioned a series of building science experiments and theoretical studies to see how deficiencies observed in the field could be avoided in future BV/SS designs. Subjects dealt with in the guide include: rain penetration control; condensation control; thermal bridging; construction sequencing; quality control; testing and commissioning; and maintenance and repair. Great concern has been voiced by design professionals, contractors and building owners over the longterm serviceability and safety of the system. This report addresses these concerns. The survey involved a detailed investigation of eight buildings in four different climatic cities across Canada. It concluded that the performance of the BV/SS exterior wall system is not as much affected by the severity of the climatic exposure conditions but rather by detailing and construction practices, and by the choice of materials. The survey also identified the key vulnerabilities of this wall system.

Book excerpt: The Brick veneer/steel stud (BV/SS) wall system has become very popular over the last 20 years, however, the rapid adoption of this wall system has preceded the development of adequate design and construction standards. This situation has led to concerns regarding the long term safety, serviceability and durability of BV/ss wall systems. Therefore, CMHC has been evaluating BV/SS wall systems over the past several years by commissioning studies of various consultants, including Keller Engineering Associates Inc. (KEA). Phase 4 of this study by KEA involved a fourth year (in 1996 and 1997) of in-situ performance monitoring of a BV/SS wall system, with respect to air and moisture movements as well as temperature gradients. In an attempt to improve venting of the wall cavity, vent holes were cut into every second vertical mortar joint in the top course of the monitored brick veneer section. The performance of a test wall was monitored using various temperature, moisture and air pressure sensors that were connected to an automatic data logging system. Even though the BV/SS wall system is typical of current practices and workmanship was mostly satisfactory, the results of the study demonstrate that performance problems exist that may lead to significant distress over the long term. The more serious performance problems identified in this study are mainly due to design weaknesses, illustrating the need for improved design and construction standards.

The tie was developed in response to the failure of some brick tie systems and can be installed through existing masonry veneer and attached to the steel stud backup without removing any existing veneer, thus providing the potential for use in retrofit applications. This report describes tests conducted to determine the structural capabilities of the Dinal tie to steel stud connection and to develop likely design values. The test program included both tension (pullout) and compression tests on two different set-ups, each with different degrees of stud restraint. Service load considerations such as the effect of cyclic loading, the magnitude of the initial stiffness, and the contribution of secondary displacements including the local deformation of the steel stud are quantified, and safety considerations are also taken into account. Tentative service load design strengths are presented along with minimum pullout stiffness values.
