Book excerpt: The McKinsey Global Initiative identified existing building retrofits as an integral component to achieve a 75% reduction in greenhouse gas emissions in the United Sates by 2050 (Fluhrer, Maurer, & Deshmukh 2010). However, this will require energy efficiency retrofits for existing buildings to be deployed more frequently and achieve higher energy savings on average. Deep Energy Retrofits using the Integrative Design Process can result in 30-60%+ energy savings in office buildings. Because Deep Energy Retrofits require higher upfront capital costs, in an economy still recovering from the economic downturn, financial decision makers may not be inclined to invest more capital solely on the basis of higher energy savings. In this paper, Deep Energy Retrofit case studies, research papers, and retrofit guides were examined to answer the question: are deep energy retrofits financially viable, and if so, under what conditions. Utility cost savings, avoided capital costs, as well as additional benefits, like increased reputation, environmental health and enhanced comfort of the building are ways in which Deep Energy Retrofits can be cost-effective; and in some cases profitable for the financial decision maker or building owner. Deep Energy Retrofits using the integrative Design Process present a low-cost and effective strategy to reduce GHG emissions and help aid the US in climate stabilization efforts.

The scope of the book is limited to public buildings that were constructed before the 1980s with low internal loads (e.g., office buildings, dormitories, barracks, public housing, and educational buildings) and that were undergoing major renovation. The book contains description and analysis of 26 well-documented case studies from Europe (Austria, Denmark, Estonia, Germany, Ireland, Latvia, Montenegro, The Netherlands, and the UK) and the USA. After these data were collected, the case studies were analyzed with respect to energy use (before and after renovation), reasons for undertaking the renovation, co-benefits achieved, resulting cost-effectiveness, and the business models followed. Finally, “lessons learned” were compiled and compared. Deep Energy Retrofit (DER) is a major building renovation project in which site energy use intensity (including plug loads) has been reduced by at least 50% from the pre-renovation baseline with a corresponding improvement in indoor environmental quality and comfort. Lessons learned from the case studies and experiences of the team clearly indicate that DER can be achieved with the application of “bundles” of a limited number of core technologies readily available on the market. Specific characteristics of some of these core technology bundles generally depend on the technologies available on an individual nation’s market, on the minimum requirements of national standards, and on economics (as determined by a life cycle cost [LCC] analysis).

Book excerpt: The importance of the built environment in tackling current energy and sustainability challenges is widely recognized. There is significant value in retrofitting existing buildings. Owners, project managers, designers, and contractors now actively seek opportunities to upgrade the energy performance of standing buildings. These prospects lie in the retrofit process, within which many collaborative decisions take place at critical stages. The procedure is currently inefficient, with decision makers unaware early in the process of the ultimate implications of their actions on the energy-efficiency outcomes of the building they are creating. Thus, there is substantial room for a decision support system (DSS) that can guide facility owners and project managers in undertaking advanced energy retrofits of existing buildings by considering effects of decisions on energy performance. Approaches that support decision-making prediction in energy performance include checklists, databases, and forward and inverse modeling. We know that integrated system upgrades result in more significant energy reduction rates than do standard approaches. Because all team members do not inform these synergies early in the process, however, energy-efficient decisions do not occur. In a typical energy-efficient retrofit design, decisions are entered into simulations without collaboration to document them and predict the design's energy performance. Such late evaluations cannot go beyond the projection of energy performance that is already selected for the design. Thus, there is a need for a decision-support system that stimulates both the collaborative design process and early decision-making on system performance information.The research methodology consisted of a literature review on critical design activities and energy conservation measures (ECM) as the first stage, followed by interview design and testing the need statement with experts. Then we collected decision variables through involvement in case-study meetings and interviews with project participants. For the process delineation, we mapped three "as is" process models to cross-case with recommendations from the literature, and delivered a "to be" process model. The refined "to be" process model we offer is also fed by the ECM measure that is tracked in case studies, project participant interviews, and project documents. To inform the design team lead by PMs, a simplified comparative energy-consumption prediction methodology is developed. Consequently, this research creates a project management DSS to manage the deep-retrofit process during collaboration meetings and design charrettes. It aims to improve the integrated design process by providing a just-in-time relative energy analysis compared to a standard baseline. This energy-efficiency prediction methodology is scalable to other project values such as IEQ or cost. The knowledge we add to the field combines process with critical ECM performance measures. The opportunity to have a comparative energy analysis of decisions early in the design process will also improve system option opportunities and present the ability to change them.

Buildings constructed more than 10 years ago account for a major share of energy used by the building stock. However, the funding and “know-how” (applied knowledge) available for owner-directed energy retrofit projects has not kept pace with new requirements. With typical retrofit projects, reduction of energy use varies between 10 and 20%, while actual executed renovation projects show that energy use reduction can exceed 50%, and can cost-effectively achieve the Passive House standard or even approach net zero-energy status (EBC Annex 61 2017a, Hermelink and Müller 2010; NBI 2014; RICS 2013; Shonder and Nasseri 2015; Miller and Higgins 2015; Emmerich et al. 2011). Building energy efficiency (EE) ranks first in approaches with resource efficiency potential with a total resource benefit of approximately $700 billion until 2030. EE is by far the cheapest way to cut CO2 emissions (McKinsey 2011, IPCC 2007). However, according to an IEA study (IEA 2014a), more than 80% of savings potential in building sector remains untapped. Thus, the share of deployed EE in the building sector is lower than in the Industry, Transport, and Energy generation sectors. Estimates for the deep renovation potentials show: €600-900bn investment potential, €1000-1300bn savings potential, 70% energy-saving potential, and 90% CO2 reduction potential.

Book excerpt: Advanced Energy Retrofit (AER) projects provide an opportunity for significant energy savings for existing buildings. They can reduce the overall environmental impact of existing facilities, while also providing long-term economic savings to the facility owner. The planning and design phases of an AER project play a significant role in defining the success or failure of the project. The process for delivering AER projects can be complex, and it is important to effectively design the delivery process to enable the design solution to effectively reduce energy consumption. This research focused on the development of an efficient and structured process for performing AER projects. It also identified the level of system integration and team collaboration that can occur in retrofit projects that are focused on reducing the energy consumption in existing buildings. A baseline Integrative Building Lifecycle Process Model (IBLPM) for the planning and design phases of retrofit buildings was developed by using literature on building systems and retrofit approaches. The baseline process model was then analyzed and validated using three detailed case studies. Two scales of retrofit projects were chosen for case study project. They included comprehensive and medium scale retrofits that contain scope for team collaboration and building system integration.After performing all the case studies, it was identified that the processes followed by both scales of retrofit projects is similar, although there were clear differences in the level of detail in the activities that were performed on the different scales of projects. A protocol that includes the validation outcomes and the evaluation criteria was developed and used to create the final planning and design phases of the IBLPM. The planning phase process map of the IBLPM gives a high level overview of the activities that needs to be performed by the owner and the project team members. The design phase process map of the IBLPM is more detailed and contains the activities that occur throughout the different phases of the integrative design process. The final outcome, the planning and design phases of the IBLPM, will aid project teams in the implementation of repeatable, consistent retrofit processes, along with the identification of important information exchanges that take place between the project participants. The IBLPM also identifies collaborative activities that need to be performed between a series of defined integrative workshops. This research work also aims to support the United States National BIM Standards initiative by providing an integrative process framework to define and structure different information exchange standards.

Book excerpt: IBACOS, in collaboration with GreenHomes America, was contracted by the New York State Energy Research and Development Authority to research exterior wall insulation solutions. This research investigated cost-effective deep energy retrofit (DER) solutions for improving the building shell exterior while achieving a cost-reduction goal, including reduced labor costs to reach a 50/50 split between material and labor. The strategies included exterior wall insulation plus energy upgrades as needed in the attic, mechanical and ventilation systems, and basement band joist, walls, and floors. The work can be integrated with other home improvements such as siding or window replacement. This strategy minimizes physical connections to existing wall studs, encapsulates existing siding materials (including lead paint) with spray foam, and creates a vented rain screen assembly to promote drying. GreenHomes America applied construction details created by IBACOS to a test home. 2x4 framing members were attached to the wall at band joists and top plates using "L" clips, with spray foam insulating the wall after framing was installed. Windows were installed simultaneously with the framing, including extension jambs. The use of clips in specific areas provided the best strength potential, and "picture framing" the spray foam held the 2x4s in place. Short-term testing was performed at this house, with monitoring equipment installed for long-term testing.
