The Northeastern States continue show the highest value of buildings per farm, and the highest proportion the value of farm real estate. In most of these States, as well as in Michigan and Wisconsin, buildings represent 50 percent or more of the val of farm real estate (fig. 3 In the Southeast, buildings account for about one-fourth of the total value, but in the western half of the count they seldom exceed 15 percent. Book excerpt: Excerpt from Current Developments in the Farm Real Estate Market, Vol. 41: July 1955 The upturn in market prices of farm real estate, which began during the last half of l95h, continued at an accelerated rate during the 14 months ending July 1, 1955. Values advanced 2 percent or more in three-fourths of the States and were essentially unchanged in the remaining States. The national index of average value per acre for July was 129 (l9h7-h9 a 3 percent above March and 5 percent above a year earlier. The current index is now equal to the previous peak that was reached in July and November 1952 following the Korean outbreak. All of the 6-percent decline that had occurred between July 1952 and November 1953 has been recovered. Values reached new record high levels in 17 States and were within 2 per cent of their recent past peaks in 5 additional States. Compared with a year earlier, values in 36 States showed gains of 2 percent or more. Largest increases occurred in the central Corn Belt where gains ranged from 5 to 8 percent, but similar increases were recorded in Texas, Louisiana, and Florida. Only three States Maine, Vermont, and Wyoming reported values that were Significantly below a year earlier. More recent indications are that since last fall demand has slackened further. Dealer's inquiries continued to come chiefly from farmers already owning land and from nonfarmers. Within the latter group, investors accounted for 23 percent of dealers' total inquiries nationally, but the proportion ranged to more than a third in areas where nonfarm influences are most prevalent. Financing of farm transfers last fall was said to be generally more difficult than a year earlier. Although interest rates were a little higher for most lenders last October, the increase shown in central money markets had not yet been fully reflected in the rates for farm mortgages. Severallenders reported a sharp decline in their loan commitments in the fourth quarter of 1959 compared with a year earlier.
